About this property

exclusive luxurious Farmhouse, heated pool, between Florence and Rome, garden

Mid 18th century country house can be rented for up to 4 guests. It is a very romantic place, wonderfully restored with organic materials and kept in the original style of the area, even the outside Pizza Oven has been restored. A lovely garden set in the hills on the border of Tuscany and Umbria is ideal for families or small groups. A tastefully decorated & furnished home with antiques from the owner's family. The 250-year-old house sits on a slope and has stunning views and light breezes in hot summers. It is surrounded by old oak trees giving shade. You will find a solar heated pool, which is open from March to October, situated in a little olive grove overlooking the vineyards, with natural shade and stunning views. The panorama pool is completely private. The 8 ha estate is owned by a German Countess, producing the estate's own biological wine and olive oil, she lives in a separate part of the house, managing the property.

Stunning views from this wonderful, beautifully appointed, remote Umbiran Villa. A perfect holiday .
Located on the side of a hill, this beautifully appointed, charming villa was above all expectations. The owner, Stephanie has put much thought into the style, details and decoration of this wonderful Umbrian Villa and is extremely helpful, kind and generous. While living next door, she is discreet and welcoming. The added extras in the villa reflect her commitment to giving the perfect holiday to her guests. All rooms are beautifully decorated with antique furniture and there are staggering views of the Umbiran countryside from every window. The pretty garden, even in this summer's dry weather, lovely swimming pool, relaxing terrace and atmospheric dining area surrounded by grapes and figs all add to make this the perfect spot for a relaxing holiday. The stunning hilltop towns of Monteleone d'Orvieto and Citta della Pieve are within easy reach, with shops, bars, restaurants and lovely atmosphere. Thank you, we can't wait to go again!

Perfect relaxing holiday
We had an idyllic week in this villa. The location was perfect - stunning views, quiet, peaceful and incredibly relaxing. The villa, pool and grounds are beautifully maintained; the villa very comfortable, well equipped and spotless. Stephanie is very knowledgeable about and helpful with local information and was most welcoming. Would recommend without hesitation for a wonderful, chilled holiday in a gorgeous area.

Relaxing and beautiful! Paradise found...
The long period of almost a year has not in the least lessened, the winter even intensified our memories of the beautiful holidays which we – a six adult persons’ family with two boys at the age of 10 and a small dog – spent last August (16th to 23rd) at Villa Cerqualto in Umbria, Italy. The location: the villa is marvellously situated up a hilly range. To get there you find your way through fields and woods, following the excellent instructions of the landlady. The winding road and its serpentines is part of the adventure and at the end of the journey the traveller is rewarded with a spectacular far reaching view of the Apennine mountains in great distance and with the silhouette of the inviting nearby Città della Pieve. The Villa: you can relish the views as well as the close surrounding when sitting in a deck chair on the loans and flowery slopes, next to bunches of wine grapes and to fruit trees: A bit further down the garden hill, there is a well kept swimming pool, ready for sporty activities or for just a refreshing bath. Villa Cerqualto itself is built on a gentle slope, with the main entrance into a large kitchen at ground floor, a maisonette underneath – separate entrance from the lower slope side. The Villa houses large comfortable bedrooms with conveniently separate bathrooms, and one of them with a large Loggia. The landlady is a wonderfully caring, attentive and considered landlady, who creates a warm hearted, relaxed ambience. The Villa is excellently looked after, the details are well organised. Stephanie might pay you – having breakfast at the pergola opposite the house – a short visit to find out about your wellbeing and your plans for the day, to offer her generous help – when needed - , to make very useful suggestions and give hints (not found in traveller guide books) for nearby and far distance enterprises. Thanks to that, we were able to explore wonderful places – restaurants, cities, panorama views – with a charming typically Italian atmosphere and not at all touristic. At your departure from this unique and remarkable resort, you hope for an “Auf Wiedersehen” – until then you suffer from a “Paradise lost”.

Excellent location and holiday!
From the time of our arrival we had a wonderful holiday, beautiful villa, comfortable, spacious, well-equipped and well-supported by the owner. The pool was a bonus in the summer heat and the gardens made the whole experience luxurious. We can heartily recommend it to anyone.

Unmatched views in comfort and beauty
My family and I thought we had been catapulted into heaven when we arrived at the exquisitely designed and renovated villa. The house is beautiful, comfortable, well appointed and meticulously maintained. It is situated such that there is a dreamy view from every window. The long view across the valley allowed us the vision of very old towns with towers and turrets, olive groves and vineyards. The closer view was of forest and winding country road with agricultural fields, very green in spring, several covered with bright red poppies. The closest view was of the surrounding gardens with the fragrance of roses and acacia trees, plus all manner of bright seasonal flowers, herbs and a large olive grove through which to wander. Everywhere was the sound and sight of myriad varieties of birds – including nightingales, which I had never heard before. We swam in the privacy of the pool with a long view to the mountains, and ate under the pergola on days when it was warm enough. This is a place for nature lovers and romantics - a great place to cool out and relax and a perfect place from which to explore. It was easy for us to visit not only the better-known tourist spots – Rome, Orvieto, Chiusi, and the wine country further north, but also the mostly undiscovered treasures in the centuries old smaller towns with winding streets, steep hills, breathtaking views over the valley below, plus geraniums in every window and gourmet food in excellent small and friendly restaurants. Our hostess was charming, friendly and attentive. She provided long lists of places to visit and restaurants of every kind to try, plus tips on out-of-the-way places to explore. With Stephanie’s help, I felt we got a very good taste of this area, which, blended with cups of coffee and glasses of wine on the terraces in the mornings and evenings and quiet walks on well-maintained trails left us feeling very enriched and balanced.

Great location for exploring Umbria and Tuscany.
The location is wonderful for exploring some of the "must see" locales, but also perfect for off the beaten track villages. The view from just about anywhere on the property is picture perfect and the villa has all you could need for a restful, comfortable base. Stephanie was the perfect hostess, made us feel right at home and more than willing to help with suggestions and reservations (La Palomba in Orvieto is a must). Our only complaint was not scheduling a longer stay; but definitely will the next time. Take the time to hike to Monteleone ( a good hour) and Citta della Pieve ( a good couple of hours); there is a lot of up hill, but worth the effort.

Hiking in Umbria
A very beautiful and nicely done up house. Very comfortable bedrooms and extremely nice bathrooms. The property was exactly as we expected it to be and we would always recommend it to friends and relatives. The owner was very kind and helpful and the service was immaculate. We used the property as a base for hiking tours in very beautiful scenery. It was extremely nice, that you could start the tours from the doorstep. The are around is full of well known and less well known sightseeing attractions.

A Dream Vacation
A gem of a house. It fit our family of four perfectly and was beautifully decorated at the same time comfortable for everyone. From the start, the hostess and owner of the Villa was beyond helpful. Any questions we had she helped answer. She helped us set up horse back riding, told us of great restaurants and arranged for delicious meals to be prepared right at the Villa under a beautiful canopy. Fresh figs and grapes adorned the landscape. The pool was a miracle to have in the heat for my our family. And the afternoon and evenings were dedicated to exploring the surrounding countryside. We took a day trip by train to Rome and another to Florence. But the best visits were to the smaller and less imposing towns available by short car rides. We were all so sad to leave the beauty of this amazing Umbrian Villa.

Cozy and secluded stay in the Umbrian countryside
I would like to thank our hostess Stephanie c. zu Ortenburg for making our week in Umbria so memorable. In addition to the places we wanted see, we received several kind suggestions from our hostess what we might like to see, do and also where to find nice restaurants. We enjoyed very much our well organized wine tasting day with Nils. We were invited to have “sundowner” at Stephanie’s house and adored seeing the sun set across the valley – it really left a beautiful memory. However, there was a heat wave during our stay, which made our excursion days fewer than planned – these were instead spent by the nice pool. The Villa is cozy and private with scenic surroundings. It is an older building with a thrilling floor plan layout. The interior is done in a tasteful style. My opinion of this accommodation is that it is best served for those who want to stay in a secluded, private house/home for a relaxing time off and/or as a starting point for explorations. Own car is a must, or alternatively, rent a car with driver (for touring days). Villa Cerqualto receive our warmest recommendations.

Could have been great
Our experience at Villa Cerqualto in Umbria could have been the time of a lifetime, and it came close. The place is exquisite, picturesque and perfectly situated to enjoy the splendors of the hilltop villages of Tuscany and Umbria, most of which are an hour away. We rented the villa for three weeks this summer and used it as our jumping off point to explore Siena, Perugia, Florence, Orvieto, Montepulciano, lakes Bolsena and Trasemino and our favorite local find Monteleone d’ Orvieto. It was scorchingly hot every day and we really enjoyed the relief that the villa’s swimming pool gave us. The problem was that the owner, who lives on the premises, was rude, intrusive and downright mean. If she hired a manager to interact with her guests, the place would be a gem. Once we arrived, she had us read a list of rules that had not been part of the webite or contract, and attempted to impose on us the responsibilities that were hers. She sent emails and left notes that were aggressive and nasty. Many nights she entered the house when we were gone. She tried to make demands that we pay for the pool umbrella that got damaged in a rainstorm and for tablebcloths that had food and wine spots on them. We paid in cash for a visitor who joined us one week as prearranged with the owner, and she didn’t provide the receipt we asked for and were promised. Sadly there are more examples, and much of the reason we're writing is that we failed to read closely the warnings of a similar nature that had been posted by others on VRBO.

Always amazing
We visited Villa Cerqualto for the 3rd time now. As always, the place looked amazing. The property and surroundings are well mantained and Stephanie is a brilliant host. We had lovely evenings at the barbeque. She is very kind, always approachable and helps you wherever and whenever she can. Also the children had a brilliant time and lots of fun in/at the pool and helping Stephanie in the garden. We can definitely recommend Villa Cerqualto if you would like to spend your holiday in a beautiful and very peaceful place.

Wonderful stay.
My husband and I (and our three girls, ages 19, 16 and 11) have had a fantastic holiday in this gorgeous retreat. Shortly after we arrived, we were sitting on the veranda enjoying a glass of wine and I said to my husband, "we absolutely must come back here again"! We were stunned by the beautiful gardens, complete with vibrant blooming flowers, a lovely pool, and even an olive grove and small, grape vineyard. Waking up at this house is a total delight with a cool breeze, dreamy vistas, the aroma of lavender and the inviting sounds of singing birds. We felt so relaxed and at home here. We loved the owner, Countess Stephanie, as well. She was so kind and helpful and made some excellent recommendations for places to visit as well as wonderful restaurants. The surrounding villages and countryside are absolutely gorgeous! The only thing we would have changed about our stay is the length of time that we were here...our stay was much too short! Next time we will return for longer! We would definitely recommend this property to our family and friends and anyone planning a visit to Umbria and Tuscany.

Idylle in Umbrien / Grenze Toskana

Wonderful Holiday Home
My husband and I, three grown children and grand baby spent a wonderful week at Villa Cerqualto in late March. Stephanie was a wonderful hostess, providing everything we needed for a comfortable stay both before and after we arrived. There was ample space for all of us to lounge around together in the living room and having three full bathrooms was a great feature. The bedrooms were spacious, especially compared to European standards, with good quality bedding and very comfortable mattresses. The master bedroom has lovely large windows that look out onto the terrific upstairs porch that has views across the valleys. Even though we were off season the gardens were lovely and I can imagine that it would be fabulous to spend the day lounging in the pool. When we did rouse ourselves to leave the tranquil countryside there were dozens of charming villages and cities within a short drive. I have rented dozens of properties over the years so I have a fairly high standard of what rates a five star review and Villa Cerqualto fulfills my checklist. Hopefully we will be back to visit Stephanie someday in the near future.

A perfect house!
Again it was a wonderful holiday. We were this time with 4 children and 4 adults. This combined with 38 degrees has ensured that we spent much time in the pool area. A real summer experience in a fantastic house where the night is always cool due to a fresh breeze and the location of the villa and the way Stephanie build the roof. Stephanie has regularly booked a table at 'la tana del guffo' located in the historic Monteleone d'Orvietto. It's the most beautiful restaurant I have seen. Not really beautiful but the food is in combination with the price amazing. It was delicious and we will be back in May! Frank

Beautifull!
Went here with my friends for a short break. This place is lovely!!! The view is perfect, you can make walks around the olivetrees, pick some fresh nuts, eat the most fresh products and you can enjoy the sun, the quietness and a lot more! I really love this place and really want to go back with my family. Even in October the weather is so good, you can still swim because the pool is open! I can really recommend this place! Enjoy your stay!

...bestimmt bald wieder!

Great area, poor accommodation
Staying in Villa Cerqualto with two children can be a rather ambitious plan for two parents - not to mention that it gets worse when the visitors are two families with children. First of all, one has to cope with a stiffy landlady and too many don'ts and restrictions that make you feel uncomfortable and unwelcomed. One has to deal with a casina that is unappropriately equipped for Temperatures over 30C, trapped between opening windows that allow bats and other animals to enter the house and sweating to death from the lack of window shields, ventillation or air conditioning. The bedrooms do not have adequate spaces for sleeping your children - the upper floor is more spacious than the ground floor where a child should share the room with the parents,  needlesss to say that the staircases are unappropriate for children under 5, aged people or people with special needs. The swimming pool is not properly maintained, and the landlady - among the "don'ts" emphasises that the more suntan you use to protect your children from the sun the more chlorine she will put into the pool.  Not a single thing is offered to the guest free of charge - not even the toilet paper - and in case you try to use cleaning or other additional services, you have to cope with overcharges that do not reflect value for money. Not to mention that you have to tolerate a house survey before you leave and before you get the receipt for the thousands you have actually paid months ago (!) and get your rubbish with you on the way back to your country since it seems that the cleaning ladies cannot do it!

Inspirational stay
As an artist I was very inspired by the house and its surroundings. Nature and culture on its doorsteps with early birdlife and deer walking in view. The village of Monteleone d'Orvieto as a dramatical backdrop inspired me to make 14 paintings. The house gave me the feeling of being at home abroad. The sevice was very good and the house perfect and clean. For me and my family enough reasons to make plans to come back for another stay.

paradise found!
Chapeau!

One week of late spring in Villa Cerqualto/ Umbria
Once in a while you simply have to admit your children are right: our offspring rated Villa Cerqualto as the best holiday home ever! The last stretch of getting there appeared a bit sporting on our first attempt - but perfectly manageable (if you haven't acquired your driver`s licence in a lottery, that is). The villa is ideally situated - with magnificent views, surrounded by a tastefully crafted garden (including a swimming pool), the interior design's unpretentious elegance revealing the owner's love for detail. Just imagine sitting on the balcony in the morning with a coffee in hand, watching the mist rise over the green hills of Umbria...! Listing all the places we have visited and excursions made from Cerqualto would take it too far; in any case, we were well counseled in a professional, targeted way (same applies to restaurants, ice cream places etc.), and we wouldn't want to miss any of the outings undertaken. This account wouldn't be complete without mentioning the nature part - oak woods, olive groves and meadows with a variety of orchids (Ophrys spp., Serapias), roaming roe deer, foxes (as well as nocturnal wild boar and porcupine which we didn't see), birds like bee-eaters, golden orioles, hoopoes and wrynecks. To sum up - no matter whether you are more into culture, nature, dining/wining or simply stretching out: Cerqualto is well worth the fee!

In 2000 I have bought a farm ruin and renting the house to everyone who likes to spend their holidays in a beautiful house in Umbria on the border to Tuscany. The locating is fantastic, 90 km from Rome and Florence on the Autostrada di SOLE. I love living here and to have interesting, fun guests.

Why they chose this property

The house is very privately set, but close to the A1 Autostrada di Sole. You can reach the property easily from Rome and Florence. The train station is 10 min. away from the grounds. I have no close by neighbors. The property is 8 ha large and has lovely olive trees and vines. In the large garden are very big old oak trees and there are lovely views. On the grounds around the antic house you can enjoy the breathtaking views over the superb Umbrian/ Tuscan countryside. The exceptional location will give you enough opportunities to relax & dream or sightseeing. Next town is the medieval city Cittá della Pieve (15min by car) and Monteleone di Orvieto (10 min by car) Perugia (40min. by car.) Some windows have fly nets, 2 Fireplace. Satellite TV, stereo CD-Player. Central heating. Fully-equipped kitchen: dishwasher, fridge, freezer, stove, oven, toaster, coffee machine. Washing machine, hairdryer, anti-allergenic mattresses. Iron & ironing-board, cot, high chair. Private pool 10x5m/ 1,30 m deep, with sun-lounger’s, table & chairs. Shower and bathroom at the Pool, towels are provided.
Gazebo/ Pergola, BBQ & furnished with dining table & chairs, veranda with cosy armchairs.
Umbria is beautiful all year round. Each and every month of the year has its very own charm and quality, its colors, scents and sounds. The people of Umbria are still very much in tune with a rhythm given by nature itself.
Within the medieval boundary walls of the town, you‘ll find plenty of witnesses of a turbulent and rich history. Numerous shops, cafes and restaurants inviting you for a stroll or remain and watch the busy life in the streets.
The personal touch and extraordinary friendliness of the people of Città della Pieve, surely contribute to the special charm of the town. The Italian spoken in this area, is said to be one of the clearest and most beautiful in the country. No doubt, you will enjoy your holiday here and in no time it will feel like a home away from home.

What makes this property unique

Solar heated and completely fenced-in pool. The house has an air-ventilated roof that is like a natural air-conditioning. By restoring an old farmhouse the character of the buildings in the 18th century has been maintained and the typical Umbrien details were restored. Only ecological materials were used in the restoration. The garden has wonderful big old trees and special plants. Helpful owner-caretaker in a separate part of the building, garden, lawn & pool maintenance. Weekly change of linen & towels. Services upon request: Additional maid service, local cook/chef, catering, organisation of special events. Facilities: WLAN/Wi-Fi access outdoor/indoor internet access.
