NOTE:
- Aircon in master and living only but if you leave the door open in the single bedroom it will cool as it is a small apartment
- ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to booking if you are a group.
Please note: a pet fee of $37 per animal, per night (max. 2), will be charged separately to reservation total. Pets will be need to approved prior to checkin. If you are bringing a pet please note the bond will be raised to $1000. excess hair left will incur additionaly cleaning charge of $100.

"Things You Need to Know Before You Book"
- We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement.
- We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification.
- We also require a chargre hold Security deposit $500 which we will authorise separately. See House rules for more info
- For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.
- extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per night per item used
A $10 booking tax is levied on per bookings to cover guest ID and identity validation
You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or
appointed tradesperson to enter onto the property at
any time to effect or investigate repairs or complaints.
All repairs will be affected as soon as practicable.

Insect and Pests-
QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies.
You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or

Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises.
In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.

The unit was great & had everything needed for a great stay. You get a good workout on the stairs.

Booking process was the most horrendous I have ever experienced. Very overpriced for the size of the tiny room. Pool is a joke really just an oversized bath with nowhere to sit no grass it is in the car park basically. Close to the beach which can only be glimpsed from the filthy old balcony. No lift and the room was on level 3. Not impressed would never return
