About this property

Apartment on the Cliff Top

Panoramic splendor. No road noise, just the sound of the sea. Many beautiful short walks nearby. Five minutes to the Kaikoura lookout. The one acre garden was included in “Great Gardens of New Zealand” by Derek Fell. Other than the big tree on the cliff edge the established garden has been created by the resident owners over 32 years. Heat pump with air conditioning. Insect screens if needed. Very comfortable bed. Very comfortable apartment with a spectacular view.

Bed linens are not included in the tariff but are available for $40-$80. See below.

The upstairs apartment with separate entrance features a deck with a view of the Seaward Kaikoura mountain range, Kaikoura bay, beach, and township as well as sea and mountain views from every room. Lots of artwork everywhere. Exceptional star gazing.

The size of the guest apartment is 50 square meters. The kitchen was designed by a local artist. The kitchen bench, and bathroom vanity were handcrafted and purpose built. A good selection of New Zealand books and artwork complement the tasteful decoration and relaxed atmosphere. Free wireless computer access with good speed.
Bath and kitchen linens included. Bed linens extra.


Suited to whatever your degree of fitness and energy, there are a variety of walks, with stunning views that take you around the owners’ garden, the peninsula or down to the township.

Special conditions:
Optional bed linens: $40 for the queen only. $60 for queen and single (if using sofa or fold away bed) $80 if using sofa and fold away bed.
Young children need close supervision as stairs up to the flat inside building are open at the top, the horizontal wires on the deck railing may invite climbing, and there is a pond in the garden.
Guests to leave property tidy. No extra charge for end cleaning
Check in 3.00 pm. Check out 11 am.

Amazing, epic views and wonderful garden

Really a memorable and special place to stay. The property is the top floor separate apartment from the owners who live downstairs (they were away when we stayed). It got amazing views from the deck and also from the garden - you could get lost in the view for hours! The apartment was colourful abd comfortable. Our son slept on the fold out bed in the lounge. Nice linens and towels. It was very hot during our stay with a portable fan for the bedroom. The property is 5 mins drive from the waterfront but I wouldn’t suggest walking distance given its location at the top of the hill and we didn’t find a direct walking route down the hill.

Wonderful stay

Beautiful property with amazing view. Cosy, comfortable accommodation with everything we needed. Welcoming hosts. So much to enjoy about Kaikoura.....but simply relaxing on the upstairs deck is the best! I have stayed here before with my daughter and have now have returned with my husband......I just had to show him what a wonderful spot this is.

Peaceful clifftop oasis

Martha, Rob & Seth are excellent hosts - great communication and keen to share Rob's amazing garden and pottery skills. Just what we needed - a quiet spot away from crowded/noisy motel/hotel accommodation and with an amazing view. Thanks for your hospitality.

What a view!

This was the perfect place for our stay. The view was sensational, water, mountains and looking over Kaikoura in a very pretty bay. Martha was a lovely host.

Wonderful spot to stay

We thoroughly enjoyed our stay in Kaikoura at the Cliff Top Apartment. As we settled into the apartment I felt all my tensions melt away. I easily could have spent the whole time relaxing on the outside deck and looking at the amazing view. We did spend a lot of time doing just that as we sipped tea or wine but we also enjoyed exploring the beautiful garden, walking in the town and on the peninsula and trying the delicious local cuisine, especially the seafood barbeque.

The place to be

A hidden Gem

I loved my time at the Cliff Top Homestay. It is a wonderful light filled space with outstanding vistas of the ocean and mountains set in beautiful gardens and bush. A photographer's dream come true, with super friendly and interesting hosts.

Incredible Views

Lovely upper level apartment with everything you need. It has incredible views from a spacious deck. We enjoyed our time very much. Note that you are above the owner’s residence and may hear each other at times. If that doesn’t concern you, then I highly recommend this rental.

A beauty!

This was a beautiful property. The view was amazing from the deck, and from inside via multiple windows. The property was roomy, clean, and inviting. The hosts were very pleasant, helpful, and accommodating! Wish we could have stayed longer. Highly recommend!

Fabulous Place to stay

Amazing views from property. Full length windows in living space and bedroom so you wake up to the stunning view! Martha & Rob were great hosts and checked in on us to ensure we had everything we needed. Well equipped apartment. Rob showed me around the garden which is beautiful. Even when it was raining and you can’t see the mountains, the view is fab!! We had a great stay. Thank you!!

A flat with a view

My wife and I stayed with Martha and Rob for a few days on our last trip to New Zealand. We liked the flat so much that we definitely wanted to travel there again. Our expectations were exceeded again. The unrivalled location on the cliff above Kaikoura is unbeatable. The flat is lovingly furnished and offers everything you need to have a good time. Another highlight is the fantastic and well-kept garden. As soon as you enter the property, you feel like you are in paradise. Martha and her husband Rob are very attentive hosts. Communication was very easy for me. It would be a great pleasure to return to this flat in Kaikoura again.
