*The pool can be heated from 9am-6pm at 26 degrees upon request and incurs a $100 fee per stay. Please request at least 3 days before arrival to confirm heating so we can ensure the pool is cleaned and serviced prior.
Heated schedule is to ensure the pool is filtered and cleaned correctly while keeping the neighbours and guests happy as it's quite noisy. Guests are not to touch pool equipment as it can damage filters, pumps and control units. Any damage caused will be payable by the guest.

Nestled in a quiet street in McCrae, the house is conveniently located off the freeway, meaning you can afford the summer traffic jams that frequent the area further south. McCrae is a quant little town with some of the Peninsula's best beaches, with crystal clear blue waters in summer. The beach at the end of the street it stunning and often lesser known than those to the north and south. There's great walking tracks along the foreshore, with a few great cafe's nearby for your morning coffee needs. Being located in the centre of the Mornington Peninsula, it makes it easy to explore the key destinations to the north, east and south. All within a 25 min drive.

This property follows Airbnb's strict no party and loud music policy. Guests will be evicted if they break this policy.
The property has noise-aware alarms to prevent parties and loud music and will notify the owner and guest if music is unreasonably loud. This property has security camera's around the perimeter of the property. There is an external security camera on the garage. Pool, outdoor shower area are covered and turned off for guest privacy. There is also a door bell camera on the front door.
Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.
House Rules:
1. Every group must sign a booking agreement provided by Peachy Properties.
3. Outdoor areas are off-limits after 10:30 PM.
4. No parties or unapproved gatherings allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. No "schoolies" bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. Only the number of guests specified in your booking can be on the property.
10. The maximum amount of guests allowed on the property at any time during the day or night is 10.
11. Parking is only permitted in designated areas on the property; no street or nature strip parking.
For non-airbnb bookings a security bond hold is charged 3 days before booking and released 3 days post. The bond is $1000.

Guests are required to complete a booking form. and provide a valid drivers license that matches the booking provider for insurance purposes.
