The Space:
Welcome to your Tulum escape, ideal for up to 4 guests. It is inside a gated community on the tranquil jungle side of Tulum, about a mile from town and 4 miles from the beach. Our condo is like a serene jungle escape with 90 sqm | 969 sq ft of luminous living space, a private balcony, and a rooftop terrace with lush views.
Enjoy the captivating swimming pools at the complex. The ground-floor pool is surrounded by nature and has lounge chairs, sun beds, and a pergola-shade grill area. There is also a roof pool above the coworking area, a hammock garden, a modern fitness center, a pool and play area for kids, and plenty of places to bask in the tranquility of Tulum!
The open-plan modern living space provides a lot of natural light, a sofa seating area, and a flat-screen Smart TV for relaxing downtime moments at home. There’s a fully equipped kitchen with everything you’d need to prepare meals at home and a table to enjoy them at in front of the wall-to-wall sliding glass doors to the balcony.
When it’s time to rest and retire, you’ll find two comfortable bedrooms, both with plush queen beds and ample closet space. Bedroom 1 is a suite with a private bathroom, but both full bathrooms in the apartment have modern fixtures and spacious stand-in showers with luxurious rainfall showerheads!

First, please stop at reception upon arrival and register with the security guard. Once you’re registered, you’ll have full, exclusive access to our apartment and shared access to the complex amenities and common grounds.
The Neighborhood:
On the lush and tranquil jungle side of Tulum in a neighborhood called Tumben Kaa, about a mile from the heart of downtown and 4 miles from the famous beach road, lined with shops, boutiques, cozy cafes, jungle dining spots, globally acclaimed restaurants, beach hotspots, and chic beach clubs. The Tulum Ruins is about 3.5 miles away, the best grocery store, Chedraui, is 2 miles away, the bus terminal is 1.5 miles away, and the new Tulum International Airport is 24 miles away.
You’ll also be near the best cenotes (freshwater sinkholes unique to this area), like Cenote Escondido and Cristal. When you’ve had enough beach, head to the Sian Ka'an Bio Reserve for a river float or visit an X-park|Eco-park like Xel-ha or Xplor and golf at Dreams Tulum or Riviera Maya Golf Club.
Getting Around:
The condo is about 121 km | 75 miles, or about a 2-hour drive, from Cancun International Airport (CUN). The new Tulum International Airport (TQO) is only 24 miles away, so you may want to check if your airline flies there! If you’re driving, check your mobile map app for an accurate driving time, as it varies based on the time of day. If not, it’s best to prearrange your airport transfers. - Tulum is an area of high growth, and during daytime work hours, you may hear construction noise.
- Electricity and Internet outages are a reality in Tulum and completely out of our control. If you experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.
- Travelers must be at least 21 years of age or older to book.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- No more guests than those listed on the reservation are allowed.
- Guests might be required to present an official ID at check-in or during the stay.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Cleaning service is available at an extra cost. Let us know in advance to book it.
- Electricity is included for short-term stays (2-27 nights). Please help save energy by keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed.
- Pool and common area rules and hours must be respected.

This is a self-check-in unit using a code to access the keys in the lockbox, but first, you’ll need to stop by and register at the reception. Full instructions and necessary codes will be provided to you before your arrival.
