Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.
To ensure a pleasant stay for you and to keep good relations with our neighbours and local council, please consider our house rules before booking:
1. All outdoor areas are off-limits after 10:30 PM (this includes decks, balconies spas & pools)
2. No loud music and/or loud activities which can disturb neighbours at any time.
3. Only the max number of 9 allowed on the property at any time unless prior approval is given.
4. Please Park in designated parking on the property. No parking on the street or on nature strips and sidewalks.

The bay, local shops, restaurants, and attractions are all within a short drive, offering plenty of ways to experience the beauty and charm of the Mornington Peninsula.

Please note there are also Noise Aware systems to prevent unreasonably loud music or noise coming from the property
Guests are required to complete a booking form. For non-airbnb bookings there is a refundable security bond of $500, bonds are refunded between 5-7 day after the departure date.
Please note there will be strictly no early check ins nor late check outs on any bookings between Dec 1 and January 31st.
