Very spacious, clean and comfortable house with riverside views.
A very relaxing, peaceful place. The house is immaculately clean and comfortable, and the host helpful and welcoming. The location was excellent for us, close to Paihia but quiet and restful with lovely views of the tidal river. Thank you for your hospitality.
Beautiful, clean property with a lovely host. 5 minute drive to Paihia wharf and shops. Plenty of space indoors and out. Quiet spot with an awesome view of the river.

Very private and quite with a calming view of the river
Beds were super comfy, rooms were spacious and clean, carparking is shared driveway, large big deck with view of water and tress, large lounge and kitchen area. No laundry. Noting that there is a connected door from the owners house to the lounge area, that was always locked and closed. It did not impact on our stay. Highly enjoyed our stay here. Recommended.
Great access to Paihia/Waitangi or Kerikeri and the north. Peaceful and quiet with a great out look over the river. Clean, tidy and well appointed. Margret is a super host.
Nice view, comfy house. Easy check in and lovely host. We were unaware how close the host and her dogs live. But it wasn’t an issue. Great stay. Thanks for having us.
Lovely home with a caring, helpful host. Enjoyed the expansive views across the river valley. Not far from Paihia by car and Mr Google easily found the way. All day sun with a great deck. We were looking for a restful place to stay for a few days and it ticked all our boxes.
We loved being a little Away from It, but also close to so much. As others have noted, the views are lovely, the deck and barbi inviting, it's quiet, the house is spacious and very well laid out, and after some early communication glitches Margaret was a most gracious and generous host and neighbour. You are guaranteed privacy, and we could happily have stayed on a lot longer. We highly recommend this good-value rental as your home away from home.

Our arrival time was right in the middle of a serious storm warning. Our host contacted us several times to ensure our safety before arrival and upon arrival. This lodge is way better than the photos provided. I will be promoting this to my best friends and would definitely like to return. The sewing kit was an awesome touch, even though it wasn't needed. I can't rate this high enough.
We used the stayz app to write to the host to check on the floods from the cyclone before our stay but got no response until I phoned. Host greeted us on arrival & showed us around as she lives next door. After returning from dinner, noticed house full of spiders & cobwebs with crickets & cockroach on the floor. Towels in bathroom were also stained. Very unfortunate. Had to depart after 1 night.

Lovely location
Great location, beautiful views from the balcony and could be an awesome property to stay but it was let down by the cleanliness unfortunately and needed some maintenance on some bits too. We had to wash plates and cutlery etc before we could use them. Only half of the lights worked in our bedroom, one of the hobs on the oven didn't work and the coffee machine was a bit blocked. Also the water at the property tasted dirty (unsure if that was due to the area), so we had to buy water from the supermarket and was a little dubious to wash clothes

Beautiful view but very disappointed
We had a great time visiting the Paihia area and the house was beautiful with the most breathtaking views. However, we had some major concern about cleanliness and how often the house actually gets cleaned.
It was difficult to get hold of the property manager prior to checking in. I have since reached out to make her aware of my concerns with the house and have yet to receive any acknowledgement or apology.
The property manager / assumed owner also stays on the property with you effectively sharing a house. She stays on the one side that is accessed via a door in the house. She was very quiet and it didn't bother us at all, but it would have been great to know that at the time of booking.
Overall we enjoyed our stay and made the best of it, but they seriously need to consider regular cleaners.
My family and I thoroughly enjoyed our stay. The place was a lot better and bigger than we expected! For our stay, everything was clean. The only note about cleanliness is that while the bedding/towel was clean, it did seem dusty… maybe suggest bringing your own towel / pillows for comfort. Another point was that I struggled to get into contact with the host and didn’t receive any confirmation/check-in details in the days before the booking. The morning of the booking, I only just managed to get into contact with her, in which she didn’t know that we were coming (although everything was ready for us). However! She is really welcoming and pleasant… I believe there is just miscommunication on Vrbo’s part. Her phone number wasn’t available directly on the booking however I asked the help chat for it (although note that this is her personal mobile which she doesn’t have with her all the time & also you MUST CALL). Other than these points e.g. uneasiness with communication in the beginning & somewhat dusty bedding, this spot is well-worth your money. Views are incredible and location is superb - it has everything you need.
