Featuring more than 1500 square feet of porches and patios and another 3,000 square feet of decadent outdoor amenities, Sylvia’s Cottage boasts an unusually large outdoor living space for the area.

Sun lovers will gather around the built-in pool, with nearby loungers, to soak up the Vitamin D. Those who prefer the cool shade have plenty of space on either a covered patio or in the oversized screen room above the carport, overlooking the entire neighborhood. Lounge on Adirondack furniture or challenge a friend to a rousing game of ping-pong. After the sun has set, enjoy the warm bubbles of the built-in hot tub as the evening stars twinkle above.

The first floor of Sylvia’s Cottage offers a lovely combination of rustic elegance, with hardwood and natural stone floors, stainless steel, and farmhouse touches. Relax in the spacious living room, with an abundance of comfortable furnishings, a large screen TV, and neutral decor to promote peace and tranquility.

The large chef’s kitchen boasts granite countertops, a brick backsplash, stainless steel Viking appliances, and a center island. The adjacent farmhouse table for 8 complements the island seating for two to ensure the entire family has a seat at the table.

With just one bedroom on the lower level, someone will get to enjoy the ultimate privacy! This sanctuary boasts a King-size bed, window seat by which to enjoy a few pages of your book, or some social media time, two nightstands, and lamps for bedtime reading and a flat-screen TV for evening entertainment. Best of all, you’ll have your own private patio, ideal for a late-night glass of wine. A full bath is adjacent.

On the second level of Sylvia’s Cottage, guests will find 3 additional bedrooms. The Queen bedroom with a private balcony and the kid’s room with built-in bunk beds share a hall bath with a tub/shower. The second King master also has a private balcony. The en-suite bath features dual vanities and a spacious walk-in shower.

Issues, but great customer service
Clean, exactly as described, great location. However, the pool heater did not work, the AC took an entire day to cool, and the Wifi had to be restarted, but they were quick to try to resolve all the above issues. It IS unfortunate that we had to evacuate due to a hurricane 2 days in and these agreements do not allow for ANY flexibility on rescheduling or compensation.

Overall, I do not recommend this vacation rental. Reviewer Comments: Rented this property for the great outdoor space and fenced pool, which all provided shaded areas for summer play with young kids. Was disappointed in the condition of the property, which seemed below average standards for Rosemary beach rentals . For example, broken hardware, dingy furniture, molded shower curtain and a pool with many missing tiles. The towels and sheets at least appeared clean. Probably wouldn’t stay here again.

Family beach trip 2023

The house was the perfect size for all of us and so close to the beach..which was so helpful. We rented chairs, baby equipment and had groceries waiting for us when we arrived. The weather was perfect as was the beach. We hired a local photographer to capture memories of this magical trip. Will make it an annual trip for sure.

Great stay in Rosemary Beach!
This house was perfect for our family of five adults and two kids! Great location and stocked with everything we needed. As other reviewers have noted, this isn’t a true four bedroom (the “bunk room” is just an alcove in a hallway and not closed in), but after long fun days at the beach, the kids slept well! We had a wonderful week and look forward to coming back!

Not clean or well kept.
This property needs a lot of updating and maintenance. We booked it a year ago with the description as a luxury property and all great reviews. We called the management company prior to arrival noting that there were several bad reviews and we would like a manager to inspect the house. We checked in after being reassured everything would be cleaned and maintained. Upon arrivaval, there was water coming out from under the kitchen sink, the ice maker did not function at all, the floors and countertops were not mopped/disinfected. The patio furniture was filthy. The indoor furniture was outdated. The hot tub wasn't working properly. We had to pay daily for heating the hot tub, but were told it could only be heated in the evening. One of our key cards did not work, which is extremely inconveninent. There were NO beach towels, NO bath rugs, NO salt and pepper, nothing to spray the counters off with... and I could go on. 30A Luxury Rentals responded to our calls and concerns daily and very quickly. They brought over bags of ice, replaced the kitchen faucet the first night, brought extra towels to lay on the floor as bath mats. They had to come almost daily to help with the hot tub. Overall, they were very helpful. This property needs a major overhaul or not be rented out.

Unbeatable location, but property could be nicer for the price
Overall our stay was pleasant. Rosemary Beach is lovely and the location of this house is great. That being said, the property is dated, a bit dingy, and the check in process was not hospitable. Also the description of the property is inaccurate. This is a THREE bedroom house. In terms of being dated: the bathrooms were quite small with older fixtures that had a lot of wear. The downstairs bathroom in particular felt like summer camp with an old shower head and cheap shower curtain. The outdoor area was dirty. One of our cars became infested with ants from the carport and we had to spend time cleaning it out. The pool was fine but we had to call to turn on the outdoor spa and then had to pick a time each day for it to turn on so we didn’t have a lot of flexibility in using it. Check in was so frustrating: we received a sort of threatening message to NOT go to the property until we were contacted by management otherwise we might incur an additional fee. Not exactly welcoming. And when 5pm rolled around we finally did go to the property and it was wide open and seemingly had been ready for us for quite some time. We never received notice that it was ready and spent a couple hours killing time that could have been spent at the house/beach/pool. Finally the beach/pool keycards didn’t work. I had to call to have them reset and they continued to malfunction. We hopped over gates half the time. The price of this house needs to be lowered to reflect the quality.

The house was clean it could use updating overall. Beds were comfy. Back yard was private but not as well kept the outdoor lightening chords were present and accessible for our young grandkids to grab. Gardens area not as well kept. We had the repair team show up to do a monthly hvac filter change during our stay which we felt was inappropriate during our stay. Could have been done before or after we checked out. Probably would not rent again. Did enjoy the beach access and easy access to the town center

Great Friends Getaway!
Came to Rosemary for a tennis tournament with friends. The house was very comfortable for a big group. The management company was fantastic! They took care of anything within minutes. The location is perfect.

We had a great stay at sylvia’s cottage- everything was well equipped and comfortable, the kids loved the bunk beds, and we had ample space for grandparents too. We loved using the pool and spa every day as well, it was a wonderful home away from home. Key rental was helpful in getting extras we needed and 30A rentals was easy to work with

Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed here for our daughters 12th birthday and brought some of her friends down. We have rented in Rosemary well over a dozen times and love the area.The house is nice, but not quite up to the same standards as most of the houses we have rented. My biggest complaint is the house is listed as a 4 bedroom and it definitely is NOT! It is a true 3 bedroom home. A downstairs King room that isn't a "suite" because the bathroom is extremely small and is the shared bathroom for the downstairs. Upstairs is the main master suite with a larger connected bath. The problem is adults would not want to be upstairs with lots of kids. The bedroom they classify as a 4th bedroom is truly a bunk bed set off of a hallway with no door. Completely open to the hallway and shares a bath with the queen size bedroom. There is also no closet in the bunk room. There is a small cabinet with a hanging rod that a couple shirts might fit in. The upstairs TV room is open also and the walls do not extend to the ceiling so any noise coming from that room filters into the hallway and directly into the Master Bedroom. Hence another reason adults would opt to stay downstairs but the bathroom situation is not ideal. As for pros on this house they are good: fabulous pool and hot tub! Outdoor area is beautiful and the above rec area with ping pong table is great. The home was very clean and the decor is somewhat dated but decent. Th ekiktchen is nice and fully equipped, but if you are a person that loves to cook you will hate the layout. The location and layout of the sink, fridge and stove is all backwards. Most don't come to the beach to cook, so definitely not a deal breaker bc it is very nice with high end appliances. The other pro is location. Very central to the beach, the main street shops and restaurants. Overall I'd give it a B+ but the bedroom and bathroom arrangement is a situation that would prevent us from renting this home again.
