This apartment is the perfect base for your family vacation in Taupo. Spread over three levels, each floor has its own bedroom and full bathroom plus the home includes linen and Wi-Fi.
The ground floor opens directly onto the banks of the Waikato River with sheltered outdoor seating, perfect on a hot day but not so good for a turbo charged toddler! The top floors provide stunning views of the Taupo Marina and riverside parks.
This modern apartment has open plan living and dining area with a fully equipped kitchen and separate laundry area with quality Miele appliances.
There is underfloor heating in the bathrooms and kitchen along with heat pumps to keep everyone warm in winter. It is also one of the few apartments in Watermark that is double glazed for peace and quiet as well as insulation. Staying at this apartment gives you full access to the bespoke swimming pool and BBQ area.
The home has Three bedrooms offering various bedding configurations and Three bathrooms.

This apartment is not suitable for children under 10. An additional guest surcharge applies for more than 4 people.

This complex is riverside and has a pool so please supervise children at all times. Swimming in the the river is not advised as it can be very dangerous due to strong currents.
Single garage parking available, there are car parks within the complex to be shared but availability cannot be guaranteed. Trailers (including boats), camper-vans and caravans are strictly prohibited and you cannot park in front of the garage.
This property is part of a complex so body corporate rules apply and must be adhered too.
*The three levels are connected by stairs so please be mindful that this apartment may not suit everyone.

Strictly no parties, a few quiet drinks are acceptable but you must be respectful of the property and its neighbours especially as this property is part of a complex with permanent residents.

When making a request please include information on the Guests intending to stay and plans for while you are in Taupo.
All of our homes are self-contained and privately owned. These are family holiday homes that are being shared with you, for this reason there may be some level of personal belongings in each of them.
While we appreciate these are unlikely to be an issue for you, unfortunately other guests have not shown respect in the past so we need to have these rules in place.
RENTAL TERMS AND CONDITIONS:
We are locally based and have a duty manager available 24/7. If we are notified of parties or illegal activity you will be evicted and are liable for any damages to the property.
All bookings are accepted on the basis that you have read, understood and agree to abide, and be bound, by the Terms and Conditions and House Rules. By agreeing to these terms, you are confirming that the nature of your visit to Taupo is for holidaying purposes.
Every effort has been made to ensure the accuracy of the published rates across all booking platforms, however Taupo Holiday Homes reserves the right to correct pricing errors.
All holiday accommodation properties are Smoke Free, without exception.
Our office hours are 9.00am. – 5.00pm. (Monday - Friday). Closed public holidays. A duty manager is available outside of these hours for emergencies during your stay.
CHECK IN/CHECK OUT:
Check in time is from 3.00pm and all properties must be vacated by 10.00am on departure day.
GUEST RESPONSIBILITIES:
The guest named on the booking is responsible for the property for the duration of the booking, and must take all reasonable care of the house. Respect for neighbours in regards to noise and cars must be considered, we reserve the right to terminate the contract without refund if we receive valid complaints.
All guests are your responsibility so please take care and parental supervision is required for all children at all times.
The holiday home is not to be used as a function venue, nor for any parties, events or activity that involves a larger number of people than stated on the maximum occupancy.
Please look after the home as though it was your own and if something happens please report it ASAP so it can be repaired or replaced. For damaged items be aware that you will be charged for the repair or replacement plus a 10% handling fee.
All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were on arrival. You will have paid a compulsory cleaning fee which covers a general service clean after you vacate. If the property requires extra cleaning you could be charged $40.00 per hour for this.
BBQ’s must be left clean, if not a $40.00 fee will be charged for cleaning.
ALL rubbish must be removed from throughout the property on your departure; failure to do this will result in a minimum charge of $40.00 for labour and council disposal fees. This property has a pre-paid bin available for your use, specific rubbish details are at the property.
Please check all windows, doors and appliances including heaters, electric blankets, elements and sockets before you leave the property.
COVID-19
Every traveller is cleared to travel under the current NZ Government mandates at the time of booking.
Any refund requests made as a result of contravention, or attempted contravention, of Government regulations may be declined.
If the Government mandates change in relation to your ability to travel within NZ before your booking date, usual refund policies will apply.
You will provide a contact phone number that you will be contactable on during your stay, and you agree to record and make available upon request all contact details of all Guests and/or visitors to the accommodation (phone, email, address).
OCCUPANTS:
The maximum number of people occupying a holiday home is stated on the booking information. This is the maximum number of people that are to be at the property and cannot be exceeded under any circumstances. We reserve the right to terminate the contract or charge extra should the maximum number of guest be exceeded.
INTERNET:
Wi-Fi is provided by some properties as a service and is not to be used for excessive streaming, downloading or illegal activity. It is your responsibility to ensure that internet is used for legal and reputable purposes only. Any heavy data usage will be taken from your bond. The guest will be fully accountable for any illegal action & resulting fines, administration & reconnection costs.
SMOKING:
All holiday homes are strictly non-smoking. Smoking is permitted outside but please ensure you remove all butts. If you do smoke inside there will be a charge of $150.00 to remove the odour.
COOKING:
We kindly ask that you do not cook food items that leave a strong and unpleasant odour in the home. If there is excessive cooking odour left upon your departure you will be charged $150 for professional odour removal.
HOLIDAY HOMES FEATURES:
Any properties that provide kayaks, bicycles, spa pools and/or swimming pools are to be used at your own risk. Harcourts accepts no responsibility for any injury or loss to any Guest or their belongings.
CANCELLATION
If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.
If you need to cancel a booking please let us know as soon as possible so we may offer the property to others. As Airbnb is a third party website, please refer to their cancellation policy details.
Cancellation due to COVID-19
If, due to extenuating circumstances caused by COVID-19 you need to cancel your booking because a New Zealand Government issued travel restriction is in place you need to contact us via email within 24 hours of the announcement, you can:
Request a date change. All re-booked reservations are subject to availability, minimum stays and new tariffs for time booked.
Additional third party website fees may apply from Airbnb as you booked through them.
BREACH OF RULES:
Eviction from the property, a fine of up to $500 and the full cover of costs may be incurred if any of the following rules are breached;
1. Maximum number of occupants sleeping at the property is exceeded.
2. Tents, caravans or RV’s are used during your stay and exceed occupancy.
3. Tampering or removal of smoke alarms from the property.
4. Any fire, smoke or flood damage to the property during your stay.
5. Leaving any appliances (including electric blankets and heaters) or fires on and unattended during your stay, or upon departure.
6. Booking under another person’s name who does not intend to be at the property.
7. Any use of illegal substances of illegal activities during your stay.
8. Copying any keys or remotes of the property.
9. Bringing any pets or animals on to the property without prior authorisation.
10. Any undue disturbance, verbal or physical abuse of staff, owners or neighbours.
