➤ Laundry facilities:
There is a washing machine in the property. The closest recommended launderette with industrial tumble dryers is 264 St John Street Laundere

➤ Trash:
There are trash bins inside and you can place them on a bigger bin outside in the rear garden.
Please remember that the rear building door can be set to "self-lock" and it is essential to keep the keys with you when you use the rear garden or take out the rubbish because the door locks once it is closed.

Our home is in a residential area, and maintaining a positive relationship with our community is important to us. I hope you understand.

➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ No pets allowed

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

➤ We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a £200 charge per day of reservation if this rule is not followed

➤ Keys: A £140 fee is charged for call out if you forget the keys and lost keys are charged at £170 for replacement. Please be careful with them.

➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.

➤ Late check-out fee of £50 for every extra hour (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur £50 per item + shipping costs

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
