A bit off the beaten path, but close to where I was going. A real little gem. Comfortable, cozy - small but not too small. Everything I needed. Nice that it was pet-friendly and had a dog park right across from the property. If I am ever in that area again, I will definitely stay. Managers/owners extremely cooperative and easily reached for communication.
This property is centrally located between Arches and Bryce Canyon and was a good home base for visiting the parks.

Be aware of extra fees
The unit was located in a RV park. It was a large, clean room with a small kitchenette, a large bathroom and porch. It was great that it allowed dogs. It also has a dog park within the RV park.
My only complaint is that although listed on VRBO, it is also a FamilyTimeVacationRental. Because of this, there is a $25 processing fee for BOTH VRBO and FamilyTimeVacationRental.
Quiet, clean and comfortable!! We loved the place and want to come back with our kids and grandkids! The dog park was the BEST, which was a big plus for us! Well maintained, grassy and clean!

The owner of the property Tim was very nice and helpful. The unit was very clean.
Renting the property was easy. We were a little disappointed that we were not able to go to the water as was shown. We thought the rental would be bigger. But all and all very nice
We arrived after a 4 mile+ dirt road drive, was not expecting that. Called the property management three times and sent several text messages before getting the code. Received one very condescending text message about getting an email about arrival and to check my email including junk folder. I received it later that evening. Finally got in and tried to cool down with an out dated AC and ceiling fan, which had a think layer of cob webs and dirt, glad the fan did not work cause it was gross. Went out to the little porch and found a dead bird and lots of cigarettes buds. Advertises as a one bedroom, not so much. More of a studio set up or cheap hotel with no seating options except the bed or dining table. Several mouse traps under the beds which I found very creepy and did not get any sleep as I was waiting for a mouse to pounce on the bed, again gross. We were suppose to stay two nights but we left the next morning, very disappointed. Nice BBQ grill and nice TV if you have access to a streaming service. Pictures showed a stream, water area...could not find it near the VRBO property.
