If you are staying 7+ nights, a mid-stay cleaning will be provided in order to maintain the overall cleanliness of the home. This includes rubbish removal, linens change, wipe-down of the kitchen and bathrooms, and toilets cleaned.

### A Quick Note
- We're delighted to share our home with you in this peaceful residential neighborhood
- To maintain our great relationship with our neighbors and comply with local regulations, we kindly ask that you follow these house guidelines
- Please remove your shoes inside to help keep our home clean and comfortable
### House Items
* Consumable items in the house are provided free of charge on a fair use basis (this includes basic cooking supplies, tea, coffee, laundry powder, dishwasher capsules/powder, soaps & body wash, etc).
* Unused items remain property of the home.
### Security & Responsibility
* Please help us make your stay an enjoyable and memorable one. Please look after your valuables and secure your accommodation. Despite protective measures we are unable to assume any responsibility and will not be liable for any loss or damage to your possessions in or around the property.
* The hosts/owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities, as well as loss of personal belongings or valuables of the guest. This includes adults and children.
* **Note:** During your stay, the house alarm is not in operation.
### Check-In & Check-Out
* Check-In after: 3pm
* Check-Out before: 10am
**Note:** there are multiple parties who rely on these times for cleaning and maintenance. If you have requirements outside of these times, contact the host and we will do our best to accommodate you.
**When checking out:**
* ensure the house (each room) appears as is when you first arrived
* place all rubbish & recycling (including bottles, cardboard and plastics) in the bins &/or bags provided.
* load all dirty plates and glasses into dishwasher. Do not put any dirty plates, glasses, cutlery, etc away (as if clean).
* turn the lights off and any electrical items you have used. Do not switch off any utilities items such as WiFI, modems, etc)
* turn off heated towel rails and the gas fire
* ensure the house is secured (i.e. all windows and doors)
### Access
* Front Door: Unique access code provided to you as part of your booking information
* Garage Door: Can be opened and closed using the bottom button on the switch panel next to front door
### Guests
* The maximum total number of guests is limited to 8, comprising a maximum of 6 adults.
* The guest responsible for registering the booking must be 25 years old or older.
* All guests staying must be registered with the host beforehand and only registered guests may spend the night.
* Guests are responsible for the actions of any visitors during their stay.
* Any unregistered guest can be asked to leave at any time without cause.
### Luggage & Equipment
* Small luggage can be stowed under at the foot of the king and queen beds, suitcases and larger items can go in garage
* No sports equipment allowed on house (golf, snowboards / skis / boots, bicycles etc) - please store in garage
### Visitors & events/parties
* Strictly registered guests only. No unregistered visitors are permitted.
* Parties are NOT allowed.
* No confetti, glitter, or excessive rubbish allowed otherwise an additional cleaning fee will be charged.
* Failure to comply may result in the termination of the contract, additional charges.
### Quiet Hours & Outdoor Spaces
To ensure everyone in our peaceful neighborhood gets a good night's rest:
- Our lovely outdoor spaces are available for your enjoyment between 7am - 10pm
- We kindly ask that you keep noise levels considerate of our neighbors, especially between 10pm - 7am
- For outdoor areas, please refrain from playing music or amplified sound between 8pm - 8am
- After 8pm, we invite you to continue your activities indoors with windows and doors closed
If you experience any noise concerns from nearby properties during quiet hours, you can contact Noise Control at +64 3 4410499.
These guidelines help maintain the tranquil atmosphere of our residential area and comply with local council requirements. Thank you for helping us be good neighbors!
Note: Under the District Plan, noise limits are:
- Daytime (8am - 8pm): 50dBA LAeq (15 min)
- Nighttime (8pm - 8am): 40dBA LAeq
### Parking
We have convenient on-site parking available for up to three vehicles in our driveway. To keep things running smoothly:
- Please park all vehicles within our property's driveway (avoid street parking)
- Cars can be parked one behind the other (tandem style)
- The driveway can accommodate up to 3 vehicles
- Please note that bus/coach drop-offs or pickups are not permitted at the property
While we don't have a designated mobility parking space, our driveway is accessible for loading and unloading. However, please be aware that the house is accessed via stairs, which may not be suitable for guests with mobility requirements.
Thank you for helping us be considerate neighbors by following these parking guidelines. If you have any questions about parking arrangements, please don't hesitate to contact us.
### Rubbish & recycling **REVIEW CONSENT**
* Rubbish (red bins) are collected every Wednesday.
* Glass recycling (blue bins) and mixed recycling (yellow bins) are collected every Wednesday. Blue and yellow bins alternate each week.
* Please double check here: (https://www.qldc.govt.nz/services/rubbish-recycling/rubbish-recycling-collection/) or which ones that week the neighbours have out.
* Bins need to be placed out on the street curb beside the driveway by 7am or later the night before.
* Bins need to be collected off the street by Wednesday evening.
### Littering
* NO littering. This includes leaving food outside and sitting around for long periods of time.
* If any part of the house/yard/appliances is found to be littered that would require additional cleaning, there may be an additional cleaning charge.
### Commercial photography
* Commercial photography is not allowed unless guests have written permission from the host beforehand. Please contact the host for pricing.
### Pets
* Pets are NOT permitted. If you bring a pet, and as well if any incident happens with your pet and any other person or animal, the host is not liable and you will be asked to leave without a refund.
### Smoking, vaping, & e-cigarettes
* Smoking or vaping is NOT permitted inside or directly outside the house.
* There maybe a $250+ additional fee added for smoking inside the home and/or not properly disposing of cigarette butts.
