We have upgraded the decor to make if feel more like home. There is a very comfortable queen size foam bed in the master bedroom. Plenty of space to sleep 4 guests. Great privacy as this RV is nestled into our peach trees. Has a firepit and out door table space. The property is out far enough in the country where you can peacefully enjoy the stars while nestled under the canopy of trees.Up to two dogs are ok. No cats or other animals. Pet fee of 25.00 will be billed to clean dog hair. No smoking allowed $200 fee if smoking is observed.
RV's have many great features. But they are RV's. If you have never been in a RV below will help explain some of the natural living expectations.
Updated 8-20-24 We have recently added 2 brand new Mini Split high efficiency AC systems. There is a dedicated unit for the master bedroom and one for the main house. These units will keep the space very cold or warm when you need it.
The RV is stabilized by metal jacks, one at each corner of the RV. These jack provide stabilization; however there is more bounce in the floor than a normal home.
The exterior walls are made from 2" of compressed foam. This make it light for towing. This wall depth makes it so outside sounds are more likely to be heard. This is a rural setting so you likely only hear birds, owls and some distant coyote howling.
The air conditioner is on the loud side. There are two units, and both sound like a loud box fan. Creates some good white noise, but if your looking for absolute quiet, these A/C's are not for you.
When it comes to taking a shower you only have 4 gallons of hot water. The showers you take will be shorter than you are used to in normal home. The shower head has a push button to keep the water from continually running. You suds up with the water off, then rinse off.
There is one slide out that sits up about 1 inch higher than the floor of the family room. This can create a slight tripping hazard.
Please understand this experience is more like a glamping experience. Much better than a tent but it is not a home. Please do not book this unit if your expectations are not of what you would expect a glamping stay to be.
We have received a few bad reviews ( many great 5 star reviews too) but the people who gave poor reviews had different expectations. Lower reviews dramatically hurt our business and all our listings we have.
We allow up to two dogs- Not aggressive, Leash required on guest property. No cats or other animals allowed.

RV is beautiful & very clean. The host took care of any issues that we had. Lake Travis is very hard to access due to a lot of it being closed to the public & alot of the roads to get there are privatley owned. There are a couple places to get into to the lake at but one place you have to pay a small fee. From the RV to the accessible parts of the lake is about 20 to 30 minutes. Overall beautiful atmosphere & great location! We were able to see the fireworks from over the hill so that's definitely a plus
Beautiful property and very easy to access once I communicated with the host!. Very quiet and beautiful property, close enough to Austin to make renting worth it but far enough to get away from the traffic and congestion. My only complaint is the slide out 1 inch lip near the chairs ( which we did read the warning on), my partner and I must have caught our feet on it a million times. Would be helpful to have some sort of covering to smooth out that section of flooring. Other than that we enjoyed our stay immensely and would consider coming back again!
The trailer was beautifully decorated, did not feel like we were in a trailer. Very stable and appreciated the residential toilet. The property was nice to walk our dogs around, and it was centrally located to all the activities we wanted to do. I was surprised to see the dining table was different than what was in the pictures and video, but did remember from the video that there was an air matress. Overall, would recommend and stay there again, should the chance arise again.
Great location near enough to many things to do but far enough away to be away from any noise. First time in an RV for us but it was enjoyable once we got our bearings. Nice set up and it worked ver6 well for our trip. Matthew was quick to respond to any questions we had and that was very helpful.
A few notes for future renters: 1) the steps up to the RV are pretty steep but the hand rail was helpful but if you struggle with stairs it could be a little harder to get inside; 2) the couch in the photo is different than what is shown and replaced with 2 separate chairs. Not that this was a big deal we just changed from sleeping one person on that couch to the blow up air mattress provided which worked well; 3) the main bed is a queen size but understand that it is shorter than a normal queen bed so if you are like me and 6 foot tall your feet will definitely hang over the end. Again, we just set my daughter and wife in that bed and I slept on the air mattress. Again, no big deal but wish I had known earlier.
The property was in great shape and the fire pit was a great addition and we enjoyed our stay and would consider coming again.
Booked this rv last minute after frozen pipes. It was just what I needed! Well stocked so I could cook, beautiful views, & clean! Owners are very responsive & helpful.

I will note, I thought the space would offer more privacy being in Spicewood. It is on a homestead with several other living spaces very close. So not a secluded country stay. But pretty quiet & still boasts those amazing country views!
Our stay was more than we expected. Enjoyed the RV, made use of fire pit and outdoor grill. Information of nearby restaurants from host was very helpful! Thanks for letting us stay!

The RV was very nicely decorated and very comfortable. Any issue we had,which were extremely minimal, the owners were very quick to resolve them. We would definitely recommend this unit and would gladly stay again.

It was nice, quiet and allowed limited contact with the public during the pandemic.
We enjoyed our time at the RV.. we had a little problem with the power after a really bad Thunderstorm and torrential rain nothing that the owners could do about it. Got it sorted the next morning very pleasant owners also very friendly and helpful..

Everything from check-in to departing was so convenient. RV was very clean & host/hostess accommodate for practically everything. Area is gorgeous & peaceful. Highly recommend.
When we drove up to the property, I was a bit concerned about there being houses nearby. But we quickly found that all the houses were owned by the host and never detracted from the privacy and ambiance the RV offered. Hosts Matt and Kim were attentive to our needs and when we had a couple of very small issues, they were quick to respond. The RV was cozy, clean and comfortable and well equipped with most necessities for an enjoyable weekend. Not familiar with the area, we were not sure what there would be to do other than just relax, which would have been fine. But before we arrived, Matt emailed us a list of things to do and places to visit in the area. We planned our weekend based on his recommendations and the plan worked flawlessly. It’s a great rental in a great location. Far exceeded our expectations!
It was our first time to stay in an RV and we’re so glad that we did it. We were so impressed by the cleanliness and amenities. The kitchen is fully equipped with microwave, stove, coffee maker even with air fryer :-). There were complimentary bottled water, coffee, tea and snacks too. The recliner seats have heaters and massagers. We had movie marathon with free Netflix, Amazon Prime, You Tube etc. There are also board games available. The bedroom has a king size bed and also a convertible bed in the dining. The bathroom is very clean. I wished that we spent more days in the RV. We were so fortunate to be the first guests to this luxury RV and will definitely come back.

Why they chose this property
This RV is very clean and private. The wifi is excellent. We are close to Lake Travis where there are many water sports to indulge in. Lakeway city is only about 10 minutes away where there is a large outdoor mall and many good restaurants. We are also close to Fredericksburg and the Hill Country.
