This villa sits on the third floor, has two bedrooms, two bathrooms, a kitchen, a large family living room overlooking the ocean, and houses original paintings from local artists. New kitchen floor and other upgrades added Summer 2020! New Flooring was added to the Living & Dining Area & Both Bedrooms in August of 2021.


There are sliding glass doors in the living area and master bedroom that open onto the balcony. Sliding glass can be replaced with screens to enjoy ocean breezes inside the villa.

The balcony high-top chairs and bar table furniture are perfect for relaxing, dining, and enjoying the sea breeze and oceanfront views. Sleeping spaces include a king bed in one room, 2 twins in the other, and a sleeper sofa in the living room.


Guests will enjoy full access to all King and Prince Resort amenities.

Take advantage of the resort's South Villa private pool, whirlpool, and grilling area.


The King and Prince also offers multiple pools, oceanfront dining, golf, tennis, and other amenities. St Simon's top restaurants like Crabdaddy's, Crab Trap, Beachcomber BBQ, Barrier Island Brewery, & Fiddlers are all within a short walking distance from the villa. Use for low-cost tee-time reservations. Sea Palms Golf is 5 miles from the villa. King & Prince Golf (Hampton club): 12 Miles. Jekyll Island Golf: 20 Miles. Choose a short walk to Ocean Motion for beachwear & bike rentals.

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Return to unit .. great location. Upkeep not great. Somethings getting a bit old. Foyer floor covered in sand... could be from storm blowing under door.Unit seems neglected a bit but still somewhat comfortable. Just needs a little TLC.

Nice views but musty odors
we enjoyed our stay, but clearly there was a smell to the apartment that was old and musky. The views are gorgeous and can’t be beat. The bed was comfortable and the sofa and all the furnishings were acceptable and clean. We had to air the place out every day though because the smell was so bad. I don’t know if the air filters need to be changed or there’s been a leak somewhere, but something needs to be done about the odor. It was so offputting.

First Class short stay
First class stay! Excellent A/C! Location #1 (facing the sunrise over King & Prince was beautiful) Beach and pool access easy. Wear shoes! Elevators were awesome for older guests. Square footage #2. We pulled the sofa bed out and still had room to access the dining table and kitchen. Bedrooms were spacious, firm mattresses, fluffy pillows, and bathrooms easy to access. (Love the extra door on Bed #2 to allow privacy from the hall bath.) Plenty of extra linens for sofa bed. (really appreciated the labels!) Kitchen was stocked with all we needed, even a bottle opener! Interior #3 - white and cream interior provided calm and peaceful stay. A/C was good and cold! Balcony was awesome for morning / evening drinks. Negatives? Not the owner's fault, but a few noisy kids running on floors above. By 10:00 pm everyone was quiet. Fantastic girls trip! - felt safe and pampered. Would definitely stay here again!

Beds were comfortable, not hard like most places I’ve stayed. Well stocked kitchen. Dated decor and fixtures. Property has public parking between parking lots. There is also public access between buildings so there was a lot of people not staying on property utilizing this area. Pools needed a good clean.

Spring break for seniors
An 80 year old and a 91 year old enjoyed our stay immensely. The condo had comfortable furniture, a wonderful balcony for our morning coffee and evening wine, and having full access to the hotel amenities was most enjoyable. It was a six and half hour drive for us. Who says the elderly don’t know how to have fun!

Anything at the king and prince is nice, but this condo could be better. It needs updating, esthetically. The main issue I had was the AC. I had two kids under 2 staying in the right wing and the AC was hardly blowing on that side of the condo. I bumped it way down for their room to even feel normal while the rest of the condo was super cool. The front door was very hard to open/close/use the keypad. Overall this place was only okay. Very responsive property owners though. I would stay again, but would need to bring a box fan.

Door lock terrible, unit itself great
The unit itself is great, clean, feels spacious, is in a good location and very convenient to the beach/pools. We were locked out of the unit with groceries for about two hours because the electric lock died and the hotel wouldn’t/couldn’t provide us a key. Communication with Parker Kaufman was less than desired, they still haven’t responded to my email after a week. I would rent here again, but not in this specific unit, unless the lock is replaced. The housekeepers ended up letting us in (Jan and Summer) and they definitely went above and beyond. Thank goodness they happened to be on the property!

Great view!
It has a beautiful ocean view ! The unit is a bit dated but is fine . The only real issue is the door! It’s next to impossible to open! It would take my husband several attempts of pulling and pushing on the door for it to release. It was stressful every time we returned to our place. Needs to be resolved if it’s going to continue be rented !

Be careful - Not the unit for everyone
The layout of unit is very nice. Front Door was very heavy and hard to open. The beds were too high from ground. I was nervous my six and seven year old grandchildren would fall out of the beds so I gave them the primary bedroom with the king size bed. Was not what we had wanted to do but their safety had to come first. The dresser in bedroom with twin beds were hard to open and so shallow. I had to live out of suitcase. Again not what we wanted. I also was upset with the price I paid. The week before their were similar units at King and Prince that would have saved me $600. If I could have cancelled without losing my money I would have.

Beautiful location! Short walk to the pools and ocean!
We truly enjoyed our stay at The King and Prince South Villas. The Cottage is a sweet little ice cream/ coffee shop with a playground castle, corn hole and other games located on the grounds of The King and Prince Resort. This was a nice evening treat for the whole family. The kitchen was well stocked with coffee mugs and other essentials. The beds were comfortable with plenty of space for our family of 4. Our views of the ocean and pools were just beautiful! We ate dinner at Echo, the restaurant at The King and Prince. Food was amazing! We walked to The Crap Trap for dinner one night as well. You will love it here!
