2 KINGS, BUNK ROOM (1 Twin bunk, 1 Twin over double/sleeps 4), BONUS BUNK IN HALLWAY - sleeps 10 in all

This 3-bedroom Charleston-style cottage sleeps 10 in all and has undergone many updates. This home has a prime Seaside, Florida location a short walk to the West Side pool, and only a 3-minute walk to the beach. This recently renovated cottage has two bedrooms down with their own entrances off an exterior porch and all living areas up with the third bedroom.

Upon arrival, park in front, and you are greeted by an outdoor sitting area featuring Adirondack seating for three, a large picnic table on your outdoor exterior deck, and an enclosed outdoor shower all off the downstairs screened porch - perfect for outdoor living. Step inside the screened porch and access two bedrooms down, the first is a bunk room with one twin bunk and one with a twin over double and sleeps four in all. This room is complete with a dresser and its own flat-screen TV. Off this bunk room is a shared hall full bath with a tub & shower combination. In the hallway is an additional built-in twin bunk nook that sleeps two more. Down the hall is the second bedroom down, a king with its own ensuite bathroom.

It features a great location and lots of added bonuses, including two levels of outdoor living spaces with unique artwork, large screened-in porches, an outdoor dining table for 8, numerous rocking chairs, a sleeping bench, a built-in stereo system, and multiple TV/DVDs. The home is a modified "dog trot" style with first-floor bedrooms having entrances directly from the downstairs porches and the primary bedroom, kitchen, and living are on the second floor, accessed by steps off the enclosed front porch.

The first floor includes a king bedroom with a bath (shower only) and a second bedroom with two sets of bunk beds that share a full bath. (three twins and one double in the bunks, sleeps 5) There is an additional built-in twin bunk in the adjacent hallway with each with its own mounted flat-screen TV. The second floor includes the primary king bedroom with a dressing area and full bath, a comfy living room, a large upscale kitchen, washer/dryer, and a spiral staircase that leads to the tower for terrific views of the town and the Gulf.

For additional room, the one-bedroom guest house, Grace Sea, VRBO # 2184858, may also be rented. Or the full 4 bedroom house, Sandy Toes, can be rented.

* 5 night minimum Spring, Spring Break; 3 night minimum Fall 2 night minimum Winter Must be 25 years of age to rent and sign registration. Not available during summer.

Nice, But the property rental prices are inflated
Rating Details: The property manager was adequately helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Great location, cute house with average amenities.The rental market has become a greedy space to navigate. Over $7000k to rent this property for 6 nights. It's Seaside- not exactly a glamours tropical destination. The rental company inflates the housing prices during spring break, effectively pushing many families out of options to take their family away for their break. This also promotes over crowding these homes with multiple families and kids in order to make in financialy possible for many to even consider taking time away. I sincerely hope this eventually blows up in the rental companies faces with an ordinance preventing total occupancy to be policed preventing multiple families from rental one property. That will cut down on the number of ppl having the option to visit this area, and hopefully leaving the renters no choice but to lower their pricing back to reasonable levels. Charging over $600 for cleaners to get the rental restored, a few hours work at the most once the rental has been vacated is criminal and basically robbing renters. We will not rent from Home Owners Collection is the future. They have provided nothing other than taking our money.

Clean, comfortable, and convenient!
Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: My wife and I hosted seven high school senior boys (our son and six of his friends), and we had a nice experience at Seabiscuit. All seven slept comfortably downstairs, while my wife and I had the master suite to ourselves. Plenty of room inside and on the two levels of spacious porch! The outdoor shower and picnic table area came in handy after hours at the beach. The property was clean and well maintained. We asked for a couple of additional supplies during our stay (like kitchen garbage bags), and these were supplied promptly and courteously. The walk to the Seaside town center was short--about five minutes. It was nice to stroll there in the cool mornings to pick up coffee and donuts to bring back to the house.

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall, we were very happy with our stay. However on our first night the three smoke alarm downstairs started beeping. We took out the batteries in all three but they kept beeping. Called the oncall number and was told someone would be out at 8 in the morning to check-well that wasn't acceptable as noone could sleep through the beeps. Ended up going to Publix and buying new batteries and installed them.
