Bright, sunny, and ideally positioned on the banks of the West Prong Little Pigeon River, this waterfront condo will place you right in the heart of Pigeon Forge's many restaurants, dinner theaters, shops, and attractions. Here on the third floor of the River Place Condos (which is accessible by elevator), you'll have a wonderfully convenient and comfortable home base to return to, no matter how you choose to spend your time in town. Step inside to find bright white walls, easy tile floors, and a door that leads out to a private balcony where you can play cards and sip iced tea with a view of the river below. Grab a fresh swimsuit from the private washer/dryer, head downstairs to the seasonal outdoor swimming pool on the grounds, and return home to warm up next to the cozy gas fireplace. At night, you can easily walk to pick up dinner or prepare a meal of your own in the full kitchen, and spend the evening hours watching a favorite movie or show on one of the three wall-mounted flatscreen TVs - one in the living room and one in each of the bedrooms.

The River Place Condos sit right on the banks of the West Prong Little Pigeon River in downtown Pigeon Forge, allowing you to easily hop on the riverwalk/greenway on the opposite shore for a lovely morning walk. The best of Pigeon Forge is all around you, including Patriot Park half a mile south, The Island in Pigeon Forge less than a mile north, and the countless attractions that line the Parkway mere blocks away. The condo needs more upgrading. Paint peeling off walls in bedrooms and bathrooms. Did have a couple new appliances in kitchen but we only stayed 1 night so didn't use them.

The ducks and geese….

The ducks and geese were SO. LOUD. Granted, I am a light sleeper, but even with earplugs, they were loud. I was woken up several times by their honking/quacking. Also, we couldn’t figure out how to turn off the heat, so our room was almost unbearably hot. I did not contact the property manager. The living area and kitchen were smaller than I expected, but the bedrooms were fine.

Good location

Good location. Nice furniture. Clean. Ducks extremely loud at night. Electrical really bad. Needed flashlights to dress and put on makeup. No instructions or pin number to use with TV so we were not allowed to watch many stations . Toilet ran every 5-6 minutes.

Perfect location!

Perfect location if you’re attending an event at the LeConte Center! The unit was clean, beds were comfortable, and the elevator made for easy access. Would definitely stay here again!

Great stay but wrong weekend

Overall, it was a good location, walking distance to Old Mill Village (which is far better than the highly commercialized main strip). The best thing to do is go to the Patriot Park transit depot and get a trolley pass for the day. At $3.00 per person and free parking in their lot, you can go all over Pigeon Forge, get to Dollywood (which costs $25 to park) and back, and go to Gatlinburg and back. The weekend we went they were having some sort of car show at the fairgrounds,which caused a lot of parking issues, noise and chaos that disrupted our sleep. Do your research on local activities before booking. The actual property was very clean, had an easy check in process, and a beautiful view of the river and sunrise. The beds were comfortable and the water was hot. All the basic ammenities you need. One bad thing was the a/c in the back bedroom. It just had a small vent that fed off the main unit in the living room and it did not provide enough cool air in that bedroom to be comfortable. The unit can use a fresh coat of paint and some updates, but it was a nice place overall.

The location, the master bedroom bed was very comfortable along with the pillows but the mattress sides were badly stained. Washer and dryer work great.

Great place to stay

We enjoyed ourselves. We really didn’t have any issues, but just the door code. The location was very convenient. It was near all attractions. My kids really had a great time. The pool was nice especially after being out on the town. We came home and relaxed by the pool. We would definitely stay again!!!

Very nice place, after we found it

The unit was great. It had a nice living room, a balcony overlooking a stream and the bedrooms were on opposite ends, allowing for additional privacy for me and my friend. The only issue we had was determining which building was we needed to be at. The directions took us to a cluster of buildings. Some looked like they might have been apartments, but the rest looked like condos. The name on the listing was “river escape, it the name n the actual building was “River place”. There was no address on the front of the building that we saw. A call confirmed which was the right building. I wasn’t given detailed driving or parking directions, which would have helped.

Dance competition

We stayed here for a nationals dance competition our daughter was in at the Leconte Center. It is located just around the corner from the condo. We enjoyed walking on the river walk and being walking distance to The Island. The condo was exactly what we needed. It could use a little tlc paint wise but is otherwise nice. It is also close to all of the attractions in Pigeon Forge.

Comfortable, fair price

The condo was roomy and spacious. We enjoyed watching the ducks and geese from the patio. We slept well because the nights were in the 80’s but the air conditioning would not be sufficient in the summer. The coffee pot made good hot coffee. Be sure and bring a hair dryer if needed; not one available. The condo was clean and well stocked with towels, toilet tissue. The area was in a good place and we always felt safe. I would stay here again except in really hot months.
