Classic Cape Cod Cottage - Steps from Beach!

Thank you for your interest in the Simpson Cottage!

This 1930's cottage is a throwback to old Cape Cod and has been enjoyed by my family since then. It's been described as a real 'Summer of '42' cottage if you've seen the movie. Sandy feet and wet towels are really no big deal.

With five bedrooms and 1.5 baths, it can accommodate a large family and is great for kids. The maximum occupancy is 10 people. There is plenty of room to spread out, with an eat-in kitchen, large living room, front porch, and room to lay out in the sun on the side of the house.

The cottage sits about 100 yards from a semi-private sand beach (shared with other houses in the area) where you can walk along the shore for miles, fish, or head down to the public beach in West Dennis for a more lively atmosphere.

There is a shower head with cold and hot water outside for rinsing the salt and sand off, but it is not enclosed.

The cottage has off-street parking for four cars, and there is no street parking available in the neighborhood.

The cottage is regularly served by ice cream trucks.

Amazing location

We loved being so close to the beach and the neighborhood playground. The house was clean and exactly as described. Enough room for everyone. Host was responsive and helpful. Definitely would stay again !

Take me back to old Cape Cod!

Staying at this charming cottage was a wonderful Cape Cod experience for my family and I. This was our 10th Cape vacation, and although all we're special, this may have been my favorite spot. To start, the location is sublime. Situated on Nantucket Sound where the water is calm and warm, the house is located about 150 feet from the sand, and 200 from the water at the neighborhood beach. If you want a livelier beach scene, it's also walking distance to West Dennis Beach, Swan River, and Bass River, and an easy bike ride to any number of South shore beaches between Yarmouth and Dennisport. The wonderfully engaging and communicative owner offered lots of guidance about the property and the area, and was available for questions and advice prior to and throughout our stay. Again, I've had a number of great Cape experiences and this may have been my favorite. I highly recommend this property, especially if you're looking to immerse yourself in the spirit of old Cape Cod.

Awesome Vacation

The house is exactly as described. We loved the rustic atmosphere of the house. It was cool with the windows open with the ocean breeze. The best part was the closeness to the ocean. We spent every morning there with our coffee. The neighbors were very friendly and we enjoyed visiting. Will definitely rent again if we can coordinate times.

Simple No Frills Beach Outdated Cottage

My family stayed for 2 weeks, July 22nd to August 5th. The first week was oppressive, humid and the second level of the cottage was awful. Even with fans it was extremely hot and muggy. It is not insulated and there's no movement of air. The first floor was tolerable with windows open and a breeze. I selected this cottage because of the proximity to the beach, and the amount of people that it held for my family. The size and location of the cottage is great and cannot be changed! That is the biggest attraction to the cottage, I have been staying at the Cape for well over 20 years and this is the first time I've stayed at this cottage. There were a few things that I did need to pick up to make my stay more comfortable at Big Lots. The beds could be updated for adults. It was nice to have two toilets and two showers. One shower is outside and not covered. The furniture is outdated, uncomfortable but functional. The stove is in decent condition, the microwave needs updating. There were plenty of plates, dishes, cups, spoons, etc. For cooking, the outdoor grill is rusted and broken and needs to be updated. There's no backyard for the kids however the beach is close and a small playground is close by that the kids can enjoy. The price point was definitely competitive, especially for the proximity to the beach and the amount of people it slept. The second floor needs to be insulated/cooled. The neighborhood is safe/quiet. I'm a low-key renter, process was simple quick, no issues.

Great Beach Vacation

This is no-frills house that is very comfortable and functional and great for sleeping lots of people. We had family of all ages come and visit and we walked a quick walk to the beach a couple times a day where the water was warm. (We are used to colder parts of the Atlantic ocean.) We were also able to walk down the beach to a another swim place, a tidal river beach which the kids loved. All communication was very clear.

Great beach stay

Had a wonderful beach vacation stay here! The house is ‘rustic’ and dated however a charming beach cottage. It wasn’t too hot while we were there but without a breeze i could see it getting pretty hot. Had everything we needed, very close to a wonderful little beach. Steve was helpful and great to communicate with. Recommend this property!

Perfect getaway

Better than expected and exactly what was needed. Perfect weather for sleeping while listening to the ocean through open windows. Rustic cape living, dinners on the screen porch and plenty of room for lazy movie days during the rain. We will definitely be returning!

Private beach get away

The cottage was just as it was described. The location is great and being so close to a private beach is ideal. The cottage is a little rustic inside but well worth it when you see what other places in the neighborhood rent for.

Great location!

We loved our stay. Cottage is perfect for a family, easy walk to beach and everything on site for a comfortable stay. Park just down the road and some nice restaurants within walking distance too.

Great beachside retreat

This was such a perfect location - steps from the beach with friendly neighbors all around. The house was rustic but fit 8 people comfortably; everyone had their own bed. Kitchen came equipped with all appliances and the smart TV was great for rainy days. Loved the property and had such a fun stay!

You can’t beat the location of the property. The house itself needs lots of work. The heat was unbearable even with the fans on that we left 2 days early. The furniture was dirty, lots of stains on the chairs and sofa, queen bed was supported by books etc.

60 seconds to the beach!

This 2 level property in a very quaint neighborly section is extremely well suited for families! Ample space for many adults & kids alike to feast & entertain be it private beach time or night-time board games. A bright airy front porch perfect for that morning cuppa jo with snippets of wildlife such as rabbits & colorful birds I can’t name; a super stuffed living room sectional for the rained-in readers (it happens!) or late night movies (we hooked up our Netflix using iPhone w/ cottage WiFi.) A day trip to the *friendliest dog town EVER* Provincetown (you must!) is about an hour. Treks out for ice cream won’t be a problem I believe they’re fortunately located every 6 blocks in every town. A true heritage cottage in its own right but with all the comforts of home.

Great cottage for a large family

This is large cottage right near the beach. No A/C but plenty of fans are provided along with the ocean breeze so it was very comfortable. Plenty of beach chairs as well. Steve is great to work with.

Simple family fun

We had a great time. The property is rustic, but generally clean and had plenty of room for our family. The location is great. There are extra blankets if you need them. We didn’t. There were games and cable and WiFi for non beach times. There were all necessary kitchen items and tons of beach supplies. If you are heat sensitive and have a truly hot week, it can be difficult without air conditioning if the breeze is not coming off the ocean. So some people may want to consider that. But if you are looking for a family-sized place, close to the ocean and don’t mind a little bit of old-fashioned cape cod living, this place is great!

We loved every minute of this vacation!

This cottage was clean and roomy. We were steps away from the beach and could not have asked for anything more. I do have to add that dealing with the owners of this property was amazingly easy. We had a few questions upon arrival and we were responded to withing minutes. I would recommend anyone looking for a simple fun vacation to try this cottage.

Location, location

We loved the location. It's so nice to simply walk over to the little private beach. We had a great trip, although we were surprised by the condition of the house even after reading the reviews. There was nothing wrong with the house, it just was not the nicest, nor was it kept. If you rent here, just know that it won't be the cleanest. We found an insane amount of dog hair throughout the entire house, which was gross. The set up, kept it hard to keep the place clean of sand. We cleaned all dishes before using them. Again, we didn't let it stop us from enjoying ourselves, but for a much needed vacation, wasn't what we were hoping for.

Rustic but Classic Cape Cod Cottage

Let me begin by saying this cottage is classic Cape Cod, no insulation, wood, ship board walls, and sandy! Driveway, road, all pretty sandy, so you need to get over that fast. Great place for my 3 grand babies, didn't have to worry about them tracking in sand or mud...or hurting anything. Furniture was old, comfy couch, couple nice chairs, some pretty old. Beds were ok, lots of rooms and beds to sleep in. I noticed the refrigerator seemed warm, but at first thought it was because we were loading it. Sunday night, we went to dish out ice cream, and it was soft. Also that night, when trying to cook on grill, it kept going out. Had to cook inside, which was not ideal as it was 90 degrees. I emailed the owner and immediately was emailed back, full of apologies, and promised new grill and frig next day. They delivered! We were very pleased with the response! Very great people to work with!! Also refunded us a day, which we did not expect nor ask for! The short 500 ft walk to the beach was great, although most of the beach area was private property, and tons of seaweed, so little room to swim.:( That was a bummer. When we arrived, it was smoking hot out...and there is no a/c in this cottage, but was looking forward to the front porch, only to discover out of 12 windows, only 3 had screens we could use. :( There was plenty of window fans and box fans provided). The porch screens need to work...simple and cheap remedy. Outdoor shower was great! Hot and cold. Plenty of stuff left to use, cleaning products, TP, paper products...lots of pots and pans, dishes, great TV and cable, wifi etc. I'd say all in all it was a great week, lots of laughs, kids had a ball playing upstairs and in shower and hose(which we replaced as the one there had huge slice in it) . Family could use to update this cottage a little...but they were wonderful people to work with...so hard to complain, a few little fixes, and it would be perfect for the price!

Great location... perfect for little ones!!

The property couldn’t be in a more perfect location - close to small beach, hotel and west Dennis beach. Home in a quiet area for kids to play and ride their bikes. Definitely a rustic cottage but the house has everything you need and the owner couldn’t be more accommodating and nicer! We will be back!!

Hi there! I am Steve Simpson and am the fourth generation of the Simpson family to have grown up spending summers in our cottage. Though I live full-time in Washington, D.C., we have family living less than a mile away (the second generation) ready to help with any problems that might arise when you're enjoying the cottage.

Why they chose this property

The property was purchased in the 30's before the area was developed. Mostly settled by working class families seeking simple summer retreats, the cottage and many other original cottages in the area were built by our relatives by hand. Many of the cottages in the area still belong to the original families who first came to the area.
