Terms and Conditions of Agreement:Green Bluff Getaway Vacation/ Short- Term Online Rental Agreement
Grand Getaway (Main Home)
This Vacation/ Short Term Rental Agreement (‘Rental Agreement”) constitutes a contract between you, the online end user (herein
Guest(s)) of any third party online booking platform or site (herein “Platform”) on which this listing should appear, and THE GREEN
BLUFF GETAWAY, L.L.C., a Washington limited liability company, Owner, (or “GBG”) with respect to the rental of that certain
residence located on a parcel of approximately 10 acres collectively, at Green Bluff, (the “Property”). The Property (the Grand Getaway)
refers to the main executive 4 bedroom 3 bathroom home, 2 car garage, immediate yards and parking areas indicated on attached map.
It shall not include the following areas and additional buildings and outbuildings which Guest(s) will not have access to:
1) The Suite Getaway, it’s adjacent garden, patios and designated parking areas,
2) The shop building adjacent to the Suite Getaway (marked “Owner”), Field office and outbuildings, their designated patio and
parking areas also marked “Owner” on attached map.
By making a reservation online, you agree to the following terms and conditions of this agreement, please read it thoroughly. Bookings
longer than 14 days will be automatically renewed every 14 days until the end of the stay, ONLY if the Guest(s) remain in compliance
with all the terms and conditions of this agreement. Any monies received by Owner for occupancy of vacation rental indicates the
acceptance of all the terms and conditions of this Short-Term Rental Agreement listed herein. The term “refund” refers to an amount
credited to guest(s) equal to the cost of the complete stay, unless otherwise specifically noted.
It is the responsibility of the Guest(s) to be familiar with all policies and rules within this agreement and to ensure all guests, temporary
guests and invitees are familiar with them as well. It is our goal to provide comfortable and high-quality lodging that will make your
visit to GBG one you will remember fondly for years to come. To ensure this, we are committed to high standards and policies that will
maintain the integrity of the GBG for all future guests and neighbors as well. GBG was designed to be a peaceful and private retreat,
honeymoon destination, family vacation home, it is not a loud or house party or ceremony venue.

Rental Period: This lease begins at 4:00 p.m. PST on the Check-In Date of your online booking and ends at 11:00 a.m. on the check
Out date of your online booking. Entry and security codes are not available until the Property is ready for occupancy. No exceptions to
this policy will be made. Guests that do not vacate the Property by the Check-out Date and Time, and leave the keys and openers in the
main home, are subject to a fee equal to one rental day. The Property requires a two (2) night minimum stay. Stays lengthier than 14
days may occur at the sole discretion of the Owner and will depend on availability and the Guest(s) adherence to this Agreement.
Rental Rates and Fees: The amount appearing in the details listed per night, (Which are generally between $495. and $800. depending
on season, weekend rates and availability), plus taxes, cleaning fees and deposits as set forth below. Important: Any “guest booking
fees” or charges that may be collected is specifically set and collected by the Platform/ site used to book your reservation, and
may vary between sites. Owner is not responsible for any errors, omissions or oversights made by Platform/site. Please read the
terms and Conditions of the Platform or site used to book this reservation carefully in regard to fees, service, refunds and all
other important information regarding your reservation booked through any third-party Platform/ site. Guest(s) agree to hold
Owner harmless for any loss or damages caused by any errors or omissions of Platform/ sites.

Maximum Occupancy: The maximum number of overnight guests for this Property is 8 (eight). The maximum occupancy for this
property shall not exceed 16 (sixteen) persons at any time. If Guest(s) exceed the maximum occupancy, Guest(s), any and all visitors
are subject to immediate removal and forfeiture of their security deposit and rental and fees payment.
1. Rental Party: All persons in the rental party will be bound by the terms of this Rental Agreement, there is no subletting
allowed. All Guests and Invitees of the Rental Party are to be personally known by the person making the online booking or
staying at the Property, all are to be informed as of the Terms and Conditions set out in this Agreement, and agree to it, in its
entirety. When booking online, please confirm the number of guests and number of children in your Rental Party, by
sending a message through the site to the Owner.
2. Reservation Requirements: Reservations are not “guaranteed” until payment of 50% of the Total Rental Fee are received by
the Platform used, and this Rental Agreement read thoroughly and is accepted by Guest(s). All reservations must be paid in
full prior to Check-In. Guest is responsible for payment of entire reservation, regardless of arrival and departure times.
Beginning at 0000 hours at the first day of reservation, Guest is financially responsible if Guest terminates the stay early for
any reason. GBG reserves the right to cancel any refuse any reservation with full refund of any money paid by Guest.
3. Cancellations: Cancellations are subject to our No Refund Policy. Cancellations must be made and received and
acknowledged by the Platform used. In case of Guest cancellations received by the Online Platform at least 60 (sixty) days
prior to Check-In date, will receive a full refund of the Reservation Deposit, in accordance with that Platform’s refund
timetable and terms. If the Guest terminates the reservation less than 60 (sixty) days prior to the Check-In date, the
Reservation Deposit will be forfeited and retained by the Owner. Cancellations must be made by 12:00 PST on the
appropriate day. Please confirm the cancellation policy refund information and provisions set forth by the Platform that is
utilized to make the reservation.
4. Vacation Rental Insurance: Vacation Rental Insurance is optional, but we strongly recommend it. This type of insurance
helps protect your vacation investment if you cancel for a covered reason. Vacation Rental Insurance can usually be obtained
through your personal insurance agent and can also typically be obtained through the Platform being used to book the
reservation.
5. Security Deposit; cleaning Fee; Cleaning: A $600.00 Refundable Security/ Damage Deposit and a $250.00 Non-
Refundable Cleaning Fee are included in the Total Rental Fee, of which 50% is due at the time of booking a reservation.
The additional 50% is due at least 60 days prior to the first day of stay. Payment type is specific to the Platform being used
to book the reservation, and is generally received electronically by credit, debit or some combination thereof, in US Dollars.
Please familiarize yourself with the payment options and the Security/ Damage Deposit refund, for how and when to expect
it to be refunded, as this will be determined by the Platform that is used to book the reservation and may vary from site to
site. The Security/ Damage Deposit will be returned within the time frame specified from the date of Check-Out by the
Platform, provided there is no breakage or damage to the Property or its contents. Daily housekeeping or concierge services
are not provided with this Property. Throughout the rental period, Guest(s) will be responsible for keeping the Property in
good condition. Any unsafe or dangerous condition must be reported to the Owner immediately. Guest(s) acknowledge that
on the Check- in date, the Property is in good condition, except for any defect the Guest(s) may report to the Owner by the
end of the first day following the Check- In date. The Property should be left in the same condition as it was found except
for the general cleaning and laundering that is included in the Cleaning Fee. Please refer to the Check- Out instructions for
further details.
6. Confirmation of Reservation: The Platform used to book the reservation typically sends confirmation of the reservation to
the Guest and Owner. Please make sure you receive confirmation of the reservation from the Platform, and check for
accuracy of dates, mailing and contact information, number of adults and or children and accommodations. All errors should
be directed to the Platform used to book the reservation immediately, as the Owner is typically unable to see contact info
from the Guest, and vice- versa until the booking is secured by payment. If you do not receive a confirmation soon after
