Items to note & Extras for guests:

+ The thermostats are kept at 71-72 degrees. The codes to cover are 312 if you need to change either.

+ Guests have access to linens if they want to use them; to avoid additional cleaning costs, guests must wash any used linens and return them to the bed; you do not need to make the bed; leave the sheets on it.

+ We leave a couple of beach towels, a roll of paper towels, and a roll of tp in each bathroom in case you forgot to pack!

+ TV's: 70" tv in the game room (Roku), 58" tv in the main living room (Roku), 43" with Retro Nintendo arcade, 47" in a bedroom.

+ 6 extra chairs in the main floor closet & additional in downstairs utility closet, a high seat for a child in the kitchen.

* Basement door to the firepit: We only use one of the two doors; the sliding lock is at the bottom of the door!

* Fireplace in the living room is NOT for use; this fireplace is not functional, & would be very dangerous.

*The house has a VERY steep driveway. Please note you can park at the top, but be sure to park you car in the driveway on our property; there is not street parking. Where the hill is not acceptable: elderly, anyone with any walking-related disability needs, or anyone with prior injuries that may have trouble as a result. There is plenty of parking down by the house and one stair will get you into the main level, where you will find the master (King Tempurpedic) and another room (Queen Tempurpedic).

Checkout Instructions

+ If you use linens, please wash & place back on the bed; you do not need to make the beds! ** Please note if you use linens & do not follow check-out instructions, there will be an additional $110 charge. This information is also on the house waiver form. We ONLY do this to save cleaning fees on your end; if you would rather just pay the $110 and not worry about it, simply reach out!

+ Every trash can is to be emptied & all trash is taken to the garage. Please ensure all trash is bagged. TY!

+ Return ALL items to their original position – Indoor & outdoor furniture, games, remotes, keys, etc...Please clean the grill if used.

+ Lock down the kayaks & canoe ON the dock. The combination to the 25ft lock on the dock is 3121.

+ Run all dishes through a cycle on the dishwasher; you can start the last load & walk away!

+ Living room thermostat to 72 (if you changed).

+ Turn off all lights, close all windows, & lock all doors; return the key to the lockbox.

Wonderful place for graduation weekend with family!

We were able to have all our families come in from NY, WA, OH and CO and stay while we had two graduate fro Liberty. The house had plenty of room, lots of fun games and being on the lake was wonderful. Thank you!

At the lake

Lovely house. Plenty of space for everyone the “kids”in the family loved the games room in the basement. Some areas inside could have been cleaner. Crumbs on a recliner. Many light bulbs were not working. The 2 ovens were extremely dirty and many of the pots, pans and baking trays need to be replaced. The outside could do with some cleanup work.

Great Place To Relax

We loved our stay here!! We spent the week with extended family and never ran out of things to do. The lake was a perfect temperature to swim and we had so much fun with the provided kayaks and paddle boat. We also loved the downstairs game room…big hit with the kids!! The cabin was very clean and well appointed with most anything you would need. We also had a great experience renting a pontoon boat from the marina that’s close by and had a blast using that during the week.

Great getaway with the family!

We thoroughly enjoyed our stay and all the house had to offer. Leesville lake is just the spot for a quiet fun filled family vacation. The kids loved jumping off the dock and kayaking. The gameroom was enjoyed by adults and kids! The only thing I would suggest is a larger dining table for those of us that maximize the space!

Parents 50th Wedding Anniversary celebration

The whole experience was great and we were excited and happy to be able to share your home for our celebration/vacation. The house is in need of some repairs. Screens were torn and ripped, furniture needs to be repaired and updated. Outside patio furniture needs to be replaced or repaired.

Great Property!

House was amazing and very clean, it worked perfectly for my family! Kids had a blast with the arcade room and the private dock was beautiful and worked perfectly with my jet ski’s! Definitely will consider re-booking in the future.

Great house - somewhat isolated

Our family of 11 adults and teenagers enjoyed our week at this beautiful rental on Leesville Lake. I mistakenly thought it was on Smith Mountain Lake since that was the location I had entered in the search box. The downstairs game room is phenomenal. We had hoped to go for walks in the area, especially around the lake. That is not possible. My husband and I are in our late 70s and found the long steep stairway to the lake to be challenging. The kayaks got lots of use and the lake was just fine for swimming.

Beautiful lake house

We rented this property for a multigenerational family trip. There were 16 of us, 4 couples, 1 nearly teenager, 4 between 6-10 yrs, and 3 kids under 4 years. This cabin was set up perfectly to accommodate us. Each couple had a private bedroom that was big enough to share with the youngest kids, the nearly teen had her own space, and elementary aged kids loved the kids cabin room. The basement was the real hero on the rainy days and the kitchen/common spaces were large enough to share comfortably. The dock is really nice, but it was down about 5 flights of steps. No problem for the adults and older kids, but the younger ones struggled. The muddy beach area that is pictured wasn't easily accessible from the shore, so there wasn't a good wade in option for the littlest kids. We ended up visiting Smith Mtn state park for a beach day just for a change of pace. This is a pretty isolated property so bring your own entertainment. The Leesville Lake Marina is about 1/4 mile away on the water, but it's a 15 min drive. There is a restaurant there, but it wasn't impressive enough to visit more than once. The owner was helpful and responsive. We had some significant internet issues while we were there and he was very helpful and involved in the resolution attempts. There were 4 kittens under the front porch, too! They were cute and fun.

Tell the property owner to check the propane.

Our church group stayed here for the men’s weekend in Lynchburg. When we arrived we encountered an indoor temperature of 56 degrees. We made sure the thermostats were set to heat up the house to no avail. We checked the propane tank in the front yard and found that the tank was empty and that we were not going to have heat for the stay. Our group was cold, but made it through. The house is beautiful, but this particular stay was rough. The property manager has not yet returned my inquiries about the (lack of) heat and if they as the property manager would be reimbursing any portion of our stay as our group was cold for the duration of the stay. The weather outside was at or barely above freezing. Please make sure the property has plenty of propane for heat during the winter months.

The property and house was beautiful and they thought of everything you would need for you stay!

We had a wonderful time as a family celebrating Thanksgiving and my parent’s 40th wedding anniversary! The toddler bed, high chair and bunk beds were VERY appreciated! It saved us from having to bring extra things! The kids (and adults) enjoyed the games in the basement most of the stay, as well as paddle boat and fishing rods!

Wonderful setting for retreat

This is a wonderful property. Dustin is very responsive and very accommodating. The listing advertises a steep driveway and this is accurate. This might not be the best option for people who have difficulty with stairs. The setting would be ideal for bigger families with children as there are several sleeping and entertainment options for little ones. The lake is wonderful and the numerous kayaks, canoe, and pedal boat gave. Some of the furniture was well used but this in no way detracted from our stay and the arcade is amazing.

We had the best time here! There was so many fun things for the family to do each day! It was relaxing for the adults while the kids stayed entertained all day long! Summertime fun!

Had an amazing experience at this beautiful lakeside home! My family loved waking up and enjoying our book and coffee on the deck, making delicious meals in the huge kitchen and spending hours upon hours down by the water. The lake was stunning! So calm and quiet with so many little on-cloves to explore via kayak or canoe. Wish we could have stayed forever. Definitely recommend!!

I can speak for everyone else when I say that we had an amazing experience at this property. Great stay overall and the place itself was perfect for our needs. Even though it was a little far from other places and activities, it was still a very nice experience and nothing a little car ride can’t solve.

Great house, beautiful location

Our family enjoyed staying at the Lake Bear Lodge over the Thanksgiving holiday. Every amenity was as described in the listing. The house is set up well for a medium to large group-we had a group of 12 (9 adults, 3 kids). Everyone had a comfortable bed and kids were in the "loft" room which has bunk beds. The kitchen is spacious and has just about every appliance you would need to cook meals. The main living room features a beautiful view of the lake and has ample seating for several people to watch movies, TV, etc. The internet works great. Another nice feature was having YouTubeTV and other streaming services included-we were able to watch our teams' NCAA football and basketball games with no issues (this has been a problem with other VRBO houses we have rented in the area in prior years). The game room downstairs was a big highlight-we spent hours down there playing ping pong, air hockey, pop-a-shot basketball and all of the arcade games. We had a couple of diehard fishermen who braved the cold and wind to take the canoe and paddleboat out (another nice feature of the property). The owner was extremely cooperative and went out of his way to communicate very well with me-even to the point of recommending pizza joints nearby. I would definitely book this property again.

This is a beautiful house and water front property. I enjoyed all of the high quality appliances in the gourmet kitchen. The only small downside is the driveway. It is very steep and not much room for parking. Other than that this place is so beautiful and amazing!

This was the perfect home for our family vacation. Highly recommend. ⭐️⭐️⭐️⭐️⭐️ The main level and upstairs are sophisticated, quaint, and perfectly equipped for sleeping and dining. The kitchen is amazing and had all of the necessities for big family meals from breakfasts to dinners. The downstairs is full of endless opportunities for competitive fun, entertainment and exercising. And that’s just the inside. The outside of the home, including the views from the deck, the hammocks, the patio, and of course the boat dock is what makes this the perfect vacation home. With 2 adults and 6 teenagers (ages 19, 19, 18, 17, 17, and 15) there was something for everyone. During our week we spent more time outside than in, swimming, fishing, and paddling. The home is located extremely close to the Leesville Lake Marina where we were able to take advantage of their pontoon boat rental for a day using the boat slip at the house when we needed to make a quick pit stop. And lastly the hosts were very responsive and accommodating, making us feel extremely welcome. They’ve thought of everyone and outfitted the house for everyone to enjoy. From ultimate relaxation to ultimate entertainment.

All guests are instructed to bring their own life jackets to wear on the dock & in the water; make sure they are up to code. All guests swim at their own risk.

House has 1 king bed w toddler bed in a walk-in attached space, 3 queen beds, 6 twin, 2 full, 2 additional toddler beds, 2 couches, and 4 high-quality air mattresses (King (1), Queen (2). (2 twin air mattresses have been added).

Linens are available to guests: Please return them as you find them (washed, & left on the bed folded).

4 extra chairs in the main closet & 3 more in the utility room, high-seat for a child, floats, most all kitchenware, ice maker, whirlpool tub in Caster's Cove room, office w built-in 2nd monitor, several board/card games, oversizedJenga, workout space, cornhole.

- Fireplace in the living room is NOT for use; this fireplace is not functional.

-the house has a VERY steep driveway. This is the biggest downside of the home, but it's doable by all means. Where it is not acceptable is for the elderly, anyone with any sort of walking-related disability needs, or anyone with prior injuries that may have trouble as a result.

All guests agree that the property owner will not be liable in any way for injury or death that results from any activities or happenings while on the property (295 Falcon View Drive, Gretna, VA).

Checkout Instructions
• If you chose to use linens, please wash all linens & place them back on the bed; you do not need to make the beds!
• Throw used towels in the laundry room. We will wash!
• Every trash can emptied & all trash taken to the garage. Please make sure ALL trash is bagged.
• Return ALL items to their original position – furniture, games, remotes, keys, etc...
• All dishes washed & put away.
• Living room thermostat to 72.
• Turn off all lights & lock all doors; return the key to the lockbox.
