This 3 BEDROOM/2 BATHROOM unit on the second floor has plenty of living space, five beds, a large well-appointed kitchen, and a wrap-around porch with plenty of seating. The two bathrooms were completely updated and remodeled in 2022. Enjoy gulf views from the west bedroom and the 4th floor observation tower.
Sugar Sand Beaches of 30A
Directly across 30A is a Walton County owned public beach where rentals, including beach chairs and umbrellas, are available, or take your own. And less than 500 feet west is another larger county owned public beach with no restrictions on access or recreation. In addition to the beach, there are several restaurants, bait shop, donut shop, fresh seafood shop, shopping, bike/golf cart rental - just out the door.
Cassine Station is less than 2 miles from Seaside where the Truman Show was filmed. Seaside offers a variety of shopping, dining and an area to sit and relax.
Greenway Station 30A
And you will want to visit the new Greenway Station 30A, half a mile east with stores, a coffee shop, ice cream, and restaurants. The Amenities
Cassine Station & Gardens offers guests 2 pools, 2 tennis/pickleball courts, nature-trails through a native cypress forest in the midst of Cassine Gardens, with direct access to state forest hiking and biking trails.
The Condo
This spacious, three-bedroom condominium can sleep up to 8 comfortably. There is a king bed in the primary bedroom (new mattress February 2024), two NEW QUEEN beds and mattresses (February 2024) in the guest room and bunk beds in the bunk room, twin over full (January 2022). The primary bedroom has a roomy ensuite bathroom with a walk-in shower and a double sink vanity (complete bathroom remodel March 2022). The second bathroom has a combination tub/shower, and a double sink vanity with access from the hall and the second bedroom (complete bathroom remodel March 2022).
The over-sized kitchen is well equipped with granite counter tops, an abundance of cabinet space, pots & pans, serving dishes, dishes, glasses, mugs, silverware, blender, coffee makers (drip and Keurig) and more. Basic appliances include a range, microwave, dishwasher, and refrigerator (2018) with ice maker and water dispenser. The utility room is through the kitchen and contains full size stacked washer/dryer (NEW April 2021) and pantry.
The open plan living-dining room area offers a dining table with seating for 8 and additional seating at the counter. The living room features a sofa and two chairs. The living area has plenty of seating to enjoy a movie or watch TV on an over-sized flat screen TV. We offer Direct TV (living room and bedrooms) and high-speed internet with Wi-Fi.
Through the living room is a large wrap around porch complete with peek-a-boo ocean view, dining table, high top and Adirondacks to relax in. Perfect for morning coffee, reading a book, or watching the activity on 30A and the United States Navy and Air Force training flights.
Again, The Beach
Many places advertise "a short walk to the beach". We specifically bought this unit because it is just that, a short walk to the beach. It is 145 steps to white sand from the 30A crosswalk in front of Cassine Station. One Seagrove Place is directly across the street with a LARGE county owned public beach access and beach sitting and recreation area.
The Pools and Courts
Two lovely lagoon-shaped community pools are available for your use surrounded by tropical landscaping that provide privacy. The pool areas have lounge chairs and bathroom facilities. The closer pool is less than a 200-foot walk from the unit, adjacent to the beach store. A pair of tennis/pickleball courts are adjacent to the 2nd pool.

Access to Condo
Just before your trip, the Property Manager will send you your code for the unit and make that code active from 4 pm on your arrival day until 9 am on departure.
• We have an elevator located in the north end of the building.
• Parking spaces can accommodate up to two cars (not reserved).
• We provide linens, beach towels, bath towels, and a starter kit with shampoo, conditioner, soap, dish detergent, laundry pods, toilet paper, paper towels, sponge, and kitchen towels.
• We do not provide beach chairs. Please ensure you bring extra items as needed for your stay.
Attention
Please note our age requirement policy: One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests under the age of 25.
No Pets are permitted
No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of any necessary steam-cleaning or deodorizing. Violations may also result in immediate eviction and forfeiture of rent.
