This beautiful, newly renovated 5 acre home is surrounded by unobstructed access and views of the magnificent Little Tennessee River. Easy river access lets you fish, tube, kayak...cool off in the river, or you can sit around the huge river front fire pit and enjoy the mountain views.
This home can easily accommodate 3-4 families with 2 huge living areas, 2 kitchens, 2 master suites each with their own bath and deck access plus there are 2 additional bedrooms each set up with bunk beds and a queen bed. There are amazing views of river from every room! Come enjoy the 3 fireplaces, new spacious gourmet kitchen, hot tub and massive decks
The house is conveniently located in Franklin, about 17 min from downtown. Our mail service is handled by the Bryson City post office so our mailing/Google address is Bryson City. Bryson City is also close by, about 30 min away.

The cabin and property were fantastic. Unfortunately, none of the fireplaces worked, the grill was out of propane, and the hot tub was long out of use.
We had an awesome time. Beautiful house and the river is amazing. We loved tubing, relaxing in the hot tub and enjoying the beautiful views. I highly recommend this rental!
Wonderful stay- beautiful location with amazing views. Probably the best stocked cabin I have ever stayed in. Plenty or room for 3 families to share and not be on top of each other. Only complaint is that the fridge was not clean and the master bedroom and bathroom floor wasn’t clean when we arrived. Otherwise an amazing stay!
The house and property are fantastic. Very peaceful up in the mountains away from everything. The River is great for tubing and fishing. The wildlife is wonderful to view. The house set up is great for cooking and grilling outside. If you are looking to get away and for some peace and quiet, this is your place. The owners are fantastic, on the ball, very communicative. This property is beautiful. Don’t hesitate to book it. Easy to find and close to grocery stores. Big property and a bonus that it’s on the river- so fun to float down! We had a small Family gathering-a total of 9 of us, and there was plenty of room! The kitchen is well stocked with everything you need to grill, cook and bake. The bedrooms were nicely done and the upstairs bedroom had a few special touches. If you are looking for a place for your family to come join you, but also have enough privacy, this place is it. Enjoy!
Cabin was perfect for our large family gathering. Everyone ages 5-50 had a wonderful time spending at the cabin. Having poor WiFi is a blessing as we enjoyed every moment talking to each other, preparing delicious meals and enjoying the nature.
Corinna was able to quickly attend to few minor issues we had during our stay .
The only compliant I have is access to fireplace which is a walk down about 200 yards.
Nantahala Outdoor center is short drive and a must visit for outdoor activities. We enjoyed the river rafting and hiking.
This place was perfect for three families. Kids ranged from 6-11. They loved having their own “den” for games and tv. The river was a hit. many days all the kids played in the River. They found clams and saw fish. We didn’t fish but supplies are at the house if you choose. We had one awesome night by the fire pit. Big hit! The outdoor space was exactly what was needed after a long year of limited kid activities due to covid. Kids really let off steam and had a blast. The adults enjoyed a very well stocked kitchen in terms of tools and appliances. The upstairs patio in the morning was divine and the favorite part of our day. Feel like it was a get away. Corina provides excellent recommendations of things to do and we did almost all of them and were not disappointed. The only piece of info that may be helpful to others is that there is no cell service for T-Mobile at the house. Cell service kicks in about 10 min down the hill towards Franklin. There is WiFi at the house and we used What’s ap and FaceTime audio but there is a long dead zone once you leave the house until it kicks back in. Verizon worked with low signal. The
Owners were attentive and responded immediately to any questions. The house is well thought out and has many personalized details that make it feel special and that the hosts really thought about their guests. We will definitely rent this place again.
We thoroughly enjoyed our time at this property. The location is incredible and the owners did a great job of updating and decorating the home. We would love to go back again one day.
We have taken our children, and later on added our grandchildren, on a Labor Day Vacation in the North Carolina mountains for forty-plus years. This was our first time to stay at the River's Edge house.
It was truly marvelous!!! The view from the huge deck and the proximity to the Tennessee River would be enough to bring us back, but the house itself suited our family perfectly. The spacious kitchen and dining area, homey den, and beautiful bedroom and bath on the first floor were great. Then the huge living area and kitchenette and three bedrooms and two baths on the lower floor fit our needs exactly. With a fully equipped kitchen, towels and bath supplies, and games and movies, clothes and food were the only things we really needed to take. We made so many wonderful family memories, and we definitely plan to make lots more there next year!!!

Beautiful View!
What a gorgeous view to drive up to! The upstairs of the house is amazing and perfect for the size of the place. Downstairs had a mold/mildew smell that persisted all weekend. There was a large dehumidifier downstairs that was running but unfortunately did not help the smell. I would absolutely stay here again if the downstairs smell gets resolved!
We rented this house for a weekend get together with friends. Wonderful property and house. Really enjoyed the views from the porch and the river access and fire pit.
Amazing river views and a great, isolated location. Our group enjoyed various floats and paddles on the river. Communication with owner was professional and responsive.
Had everything we needed for 7 adults and 1 4 year old. Owner/manager was easy to reach and responded quickly to a few small issues we had on arrival.
I would definitely stay again.
For those planning to do some online work on vacation the very slow hughes-net satellite based internet makes working from this home hard to impossible. 2mbps and >600ms packet delay.
There is no cell connection. On the plus side that forced me to close the laptop and have more family time. The views are awesome.
My family as well as 2 other families stayed at this beautiful home. We were visiting the Polar Express for Christmas and this was a wonderful location to be able to easily get to the train. The house has breath taking views and the inside is newly renovated. It has all of the amenities that you could need and more. The owners kept an open line of communication and were great to rent from. We can't wait to come back in the future.
The house was spacious and well adorned. Beds were comfortable and lots of room to stretch out. The River, the fire pit, the extras in the house were all over and above our expectations!
Our family of 14 had the best time staying at River’s Edge! The property and home were absolutely beautiful. The house was so well stocked. Our family had so much fun that no one wanted to leave. The view was stunning!

We brought the grown kids and our well-seasoned parents to this beautiful spot on the river, with misty mountains in the distance, and everything we needed at our fingertips in a beautiful home. Our days started with the old ones in the hot tub in the mornings enjoying varied hot drinks from the coffee bar. We adventured to nearby falls, hikes, and quaint downtown shops and antique barns in the day. By night we were making big meals together, jockeying for superior skill at trivia games, placing thousands of puzzle pieces, enjoying the fireplaces, and watching classic films from the dvd collection. We even figured out how to stream all of each day’s pics and videos onto the upstairs tv for nightly review. The night sky was black and starry—and plenty of space on the decks for all of us to pick a favorite spot. Early risers will enjoy the sunrise behind the mountains in the morning. Just a perfect getaway after two years of pandemic vacation paralysis. The owners were quick and easy to communicate with and the home was exactly as described. So many wonderful memories—we even popped some champagne corks to celebrate our son’s engagement at the base of a waterfall on the third day. Don’t miss the beautiful fire ring by the river at night. The owners left us s’mores makings and we left no marshmallow behind…
The house was magnificent!! Plenty of room for our large family.it was verrry clean and inviting. The host supplied coffee and plenty of bathroom necessities as well as a well stocked kitchen. The river was absolutely fantastic. My 5 grandkids and my big kids enjoyed the river the most. We had a blast and made very special memories. Thank you Corinna and Noelle!!!
This was my destination for my honeymoon with my new wife and we could not have asked for a better location or property. The views from both decks to the river is even better than the photos. The decor and design was extremely well thought out and beautiful! All electrical switches were nicely labeled so that there was not a learning curve of “what did what”. The kitchen had every dish and utensil that you can imagine and the Keurig station was a hit with my wife! All you need to stay here is food and drinks and you will not ever want to leave! I highly recommend this property to anyone want to get away and enjoy the beautiful mountain area of NC.
Thank you Noelle & Corinna for allowing us to celebrate Dad's 80th at your beautiful home. From the moment we set foot on the property we were drawn into the amazing river and mountain views. We could feel the stress melt away with the soothing sound of the river. The interior of the house is beautiful and the layout perfect for entertaining and relaxation. From the Fireplace to the fire pit, you really provided a perfect environment for Dad to enjoy time with his children, grandchildren and great grandchildren. Everyone loved it, from the youngest to the oldest. We plan to return again and would highly recommend a stay at Rivers Edge to everyone.
The location of this home was beautiful - the pictures don't even do the view justice! Being right on the river like that was perfect for us.
The top floor of the house includes the kitchen/living/dining rooms and master suite. This area is beautifully renovated. The kitchen includes everything you could possibly need. The master suite is gorgeous with a spa-style shower.
The bottom floor is where the other 3 bedrooms, bathrooms, and second kitchen/hang-out space is. It is a walk-out basement that has not been redone to the extent of the upstairs. It definitely felt much more "basement-y" (darker, musty smell, etc.). It didn't feel as clean (dusty ceiling fans, dusty under the beds, etc.). The showers both had drainage issues there. It was still comfortable and livable, but not nearly as nice as the upstairs. Most of us actually ended up showering in the upstairs shower because it was so much nicer.
We were there as a family, so we had my older parents take the master suite, but if we were there with a group of friends, I don't know how we would decide who got that! It was so much nicer than the other rooms that it would be a little awkward for one couple to get that and the others stay in the basement.
Overall a great stay with everything you could need -- but I think a little more renovating is needed downstairs to make it someplace we would choose again.
Our family enjoyed every minute of our stay at the RiversEdge. Everything from the beautiful home to the amazing sound and scenic view of the river was spectacular! All the amenities that were provided made life on the river your home away from home . A perfect get away, and now cherished memories. We would definitely return to this place that gave us great joy!
The only thing that beats the beauty of the home - is the view
I’ve booked many properties from Robbinsville to Bryson City to our recent visit in Franklin. With our large group I was in search of a home that could accommodate many several married adults, a couple of teens, and a 3 month old. What I found far surpassed any expectations we had …. And then some.
The house is an experience you would expect at a 5-star resort. The decorations, the amenities, the small touches like extra toothpaste and a toothbrush in the bathrooms, the welcome bag of makings for s’mores and the stocked kitchen that has everything a chef needs - and I’m a chef with a restaurant so I feel I’m a bit of an expert on the subject - to the beautiful views and access to Little Tennessee River.
As mentioned in another review, it can be a daunting walk down to the river meadow, but if you have a golf cart like we did it can make all the difference and if you don’t have a cart, drive your stuff down there. The meadow is hard packed and can take it. Make sure to buy some tubes to float the river - it is an absolute must do and you can put in at the first bridge a mile from the house that takes an hour or drive to the next bridge for a longer float of about 3.5 hrs. We floated from the first bridge a lot and loved it. Just take a right at the bridge, the first left (a dirt road) go down about 2 miles and you’ll see a put in on the left marked with a barbed wire fence and orange flags.
So, my suggestion - book this gem, pack your clothes and grab a couple groceries from town and enjoy every minute, you’ll be happy you did. We sure were.
