Hot tub on lower deck. No pets. 2 kayaks and a canoe. Leave no trace!
It’s 14 minutes to Rainbow Springs State Park, 23 minutes to Yankee town, and 45 minutes to Fort Island Gulf Beach.
Keep hot tub covered when not in use or subject to $50 fine per day.

This house has everything you need. A beautiful sunrise in the morning on the most private dock. This is a nature lovers dream. Watching the wildlife early in the morning was the best. Kayaks are an added bonus! The hot tub was perfect in the evening. Although we didn’t use it, the fire pit on the dock would be awesome to sit by in the evening. Next time!
From stunning views on the boardwalk to dinner at Swampys, incredible. 10- 15 minute drive to Rainbow Spring State Park. The AFrame cabin was exactly what my Husband and I were looking for. Nature and peace. We will be back.
This place was more beautiful than I expected. There were sooo many binoculars to view wildlife from the board walk and plenty of kayaks. Lots of birding books. My friends are mostly wildlife biologists, so this was truly a dream. This was my favorite place I've ever rented and I hope to come back in the future.
We really enjoyed Matt’s place. The view from the dock was beautiful and very peaceful. The house was very clean, and had everything that we needed. We played board games, went fishing, kayaking, and enjoyed seeing all the wildlife. We will definitely come back if we are in the area.
Filled with character and beauty inside and out. The walk to the water on the boardwalk over the natural setting was a treat in itself but when we arrived to the end- chairs, sun umbrella and a small fire place were a welcome site. Dont forget the hammocks everywhere. I dont know anything in area. We never left the property.
Husband and I came to fish. Cold snap hurt fishing but we had a great time. House was very clean. Parking was able to accommodate one boat. There is only dorm/mini fridges provided so ice has to be purchased daily. We would stay again.

A Frame review
Interior of property was lovely and well maintained and clean. Upstairs bedroom door was in need of repair to be able to lock it. Downstairs bathroom door needs to be lifted or shaved at bottom to avoid hitting tile floor upon opening. Exterior of property does need some TLC, and with a little bit of work, would match the interior. Instructions for cable/wife setup would have been useful, although we eventually figured out the remotes. Neighborhood was a bit sketchy; however, we had no issues with anyone.

Great Dock and Paddling!
So I loved loved loved the dock and the kayaking. And if I'd been there to fish, I would have loved that. If my kids had been with me they would have spent all day out on kayaks. My wife and I spent most of our time there on the dock or out in the swamp.
The downfalls were the cleanliness of the hottub and deck. They were dirty. My wife felt uncomfortable and it had been our 18th anniversary trip. They had 2 small refrigerators and 1 didn't work, so we had to store things in coolers. It was dark and closed in feeling inside the house. We didn't enjoy the romance and cooking together that I'd hoped for.
Plusses... The location and the dock cannot be beat
Minuses... darker interior and cleanliness of the deck area.
This little slice of heaven was a perfect little picturesque getaway. Matt had set up the property with great planning to guest enjoyment in mind. The little details were adorably thoughtful, like the telescope and binoculars, the board games and activities strategically placed inside and out, to the maps of local lakes and estuaries, to the bird identification posters. It was a dream, and I will absolutely be back!

Labor day weekend
The path to the front door was covered with grass and mod not easy to walk around it. The pictures of the house don't really show how tiny the place is for 12 people, really no space for a full-size air bed.
The kitchen is well equipped with utensils and pots except for the refrigerator, 2 small fridges like college dorms fridges. roaches in the kitchen and bathrooms.
The sofa in the living was dirty between the couches and for the outside wasp nets were everywhere and for the final touch the water was shut off around 9 am the day of the checkout. Sorry but I need to be honest with the review so when a guest arrives know exactly what you are getting into.
The house is good for a small family definitely not for more than 8 adults.
Our little family enjoyed staying here so much! Everything was so neat and clean. Our kids loved it because it was so kid friendly! Such a peaceful get away! Would definitely love to come back to stay again!
We stayed at Matt's house for 3 nights. 3 adults and 4 kids. House is a little tight with no master bedroom/bathroom. We had a bad start since the sink in the kitchen had a leak and the dishwasher door was not working. Matt was nice enough to come the next day and replace it.
Hot tub was not working. There is no internet but there is tons of DVDs to watch. There is tons of wasps. Rainbow river was fun and we had a good time.
