Place comes as advertised. Clean and all we needed. Close to Tulane, which was our priority, as were were there for Parents Weekend. We had a couple Uber drivers comment to us on the sketchy neighborhood, but we were not there much and thought it was fine.

Not enough room
We was told it was room for 6 to 8 people to sleep. Instead its good for only 4 people comfortably. Also the yard and front gate needs work. Nice time but we will not pay for that bnb again to much for the space.
My son and I go to the muses parade every year and this was our first year to stay walking distance from the parade route. I booked in a hurry without reading reviews and was extremely hesitant after reading. I tried to cancel more than a week in advance and wasn’t allowed which was annoying, but I digress. However, I was pleasantly surprised…the property was totally fine. It was 4 blocks from st Charles where we had prime viewing of the parade. Parking was a breeze, and the place was clean. I didn’t use any of the kitchen appliances, but it does have a washer/dryer that worked perfectly to dry our wet clothes.

Not everything is as it seems
First off, the property itself is wonderful, mostly clean and well air-conditioned. However there were multiple things broken (the oven door came out and almost made the oven unusable, the kitchen faucet leaked all over the counter, etc) so the property needs to be maintenenced. The neighborhood this place is in is not the best, we got a lot of weird looks while checking in and every time we left the property and multiple people asking us for food or money. There isn't always parking in front of the property so we had to park a couple blocks down and walk a couple times. The grass and sidewalk does smell of trash but that seems to be from years of people walking on it because it still smelled that way after trash day. We did feel very secure while inside, there's a lock on the gate, a lock on the iron door, and a lock on the door to the inside. We only had noise issues on Friday night with someone dj-ing in their car through their sunroof and the family on the other side of the duplex letting their kid run around and scream. The owner Scott was never the one who messaged me, it was Genesis but they were very responsive and told me that they would get maintenence out to fix the issues. Overall, we had a good time, just need to fix it up a bit.
The neighborhood feels unsafe, I would not walk around at night and even during the day it's iffy. There was garbage at the street that smelled horrible. The host says it's the neighbors garbage and there isn't anything can do about it. But there's also garbage on the inside gate area of the property that smells like it's been rotting for months. The neighbors stand on the sidewalk all day and night and will stare at you while you come and go and even walk up to you to try and get in the gate. We tried to get our money back because it felt so unsafe. When messaging the host it's like speaking to a robot. They do not actually read your message, they respond with a generic message and must use a system to proofread your message and give an automated response. The decor was nice but ive seen better places in nola for cheaper. Definitely will not be staying here again.
Property needed some punch list updates bad, everything was great but just a bunch of little things that are easy but necessary to fix. We were using this property for a crash pad for Jazzfest and it worked great for our needs. Walking distance to everywhere we wanted to go, and the neighborhood is slowly being revamped so I imagine it'll only get better. The host/property management company were 100%! No bad interactions AT ALL. If you are doing more than two people though, bring more linens for the air mattresses and pull out couch. Would stay again for sure, great value.
If you want to be right in the heart of Paris, this is the place to stay.

Great communication and tips for getting around the city. Loved the kind helpful communication. The neighbors next door talked in a loud voice ALL night long first night and began again the next until I decided to give the
M a message to be quiet . Need to fix it he rear door at bedroom for much needed security.
Property was very clean. There was only one tv in the living room. Wish there wouldve been one in bedroom as well. Only thing we disliked, and wouldve liked to have known up front was the neighborhood we were in. Not very safe
