We love being near the top of the hill, at the base of the mountains and next to the off road area. Our property sits against a wash which gives privacy and quiet.
The northern side of Lake Havasu City is closer to State Park boat launch, Walmart, the Human Bean, Havagas fuel station, Home Depot, Lowes, Mudshark Public House, College Street Brewhouse, Blondie's Cantina, Niko's Greek.

We do our best to provide you with a beautiful, comfortable and clean home to enjoy on your much deserved vacation. We are pretty easy-going so please ask if you have any questions. By booking our property, you and your group are agreeing to the following House Rules:
Travel insurance. We recommend you purchase travel insurance for unforeseen events that may affect your trip. For Short Term Rentals, Travelers who cancel at least 14 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 14 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. Please inquire about Long Term Rental cancellations.
Guest requirements.
All guests are required to follow VRBO standard requirements, which includes confirmed phone number, email address, payment information, and agreement to our house rules.
Your profile photo is required on your VRBO account. Your government photo ID must be verified by VRBO.
The person making the reservation must stay during the reservation. No third party bookings.
The only guests permitted overnight are the number of guests that you book at the time of reservation. A maximum of 8 guests are allowed to stay overnight. This property sleeps up to 8 people with the use of the pull out sofa bed.
A rental agreement may be required for stays longer than 28 days. Please inquire for longer term stays as slightly different rules apply.
Recommended.
We recommend you bring your own extra beach towels for use on your watercraft and at the beach.
Safety. Not suitable for guests 12 and under. The property including the house, swimming pool and spa are not child proof and therefore is not suitable for guests who are 12 years and under. The exterior of the property is fenced. The pool itself is not immediately surrounded by safety fencing. Swim at your own risk. Children under 18 must be supervised in and around the pool and spa by an adult. The sliding glass door gives direct access to the backyard swimming pool and spa. We installed a safety latch at the top of the slider. It is the adults' responsibility to monitor children's access to the pool. The spa has a cover that locks with clips.
Security Cameras. The property has outdoor security cameras in the front yard, in back yard near door to garage, near spa (always turned Off during your stay) and one inside the garage aimed at our boat. Please contact us if you have a problem with the cameras.
High Wind Area. Super high winds and strong gusts often occur at our property. The winds will blow the spa cover open if it is not fully buckled shut and the winds will damage the outside umbrellas if left open. Guests are responsible for wind damage to the spa cover and umbrellas.
Damages. Guests will be charged for damages including, but not limited to:
(1) damage to the outside umbrellas;
(2) any missing or unsalvageable towels, linens and/or blankets;
(3) anything causing us to drain the pool or spa;
(4) damages to the spa, pool and pool equipment;
(5) other damages caused by guests.
The Check Out instructions are posted on the refrigerator. You agree to follow the Check Out instructions including, but not limited to:
(1) loading and starting the dishwasher;
(2) bringing inside trash to outside trash cans;
(3) cleaning the BBQ if you used it;
(4) closing the pool umbrellas;
(5) general tidiness;
(6) cleaning the BBQ after your use; and
(7) disposing of your animal's pet waste.
(8) If any of the above are not followed, you will be charged an additional fee as charged by the housecleaners.
The cleaning Fee is also known as the "Host Fee". 100% of the cleaning fee goes to the cleaners.
PET RULES: Dogs are allowed on approval. Please tell us about your pets.
(1) Please keep pets off all bedding and furniture. If your animal sleeps with you, you must bring your own bedding to cover where you pet will sleep and to cover the furniture.
(2) Pets are not allowed in the bedrooms unattended. We suggest you close the bedroom doors when leaving the property.
(3) It is HOT in the summer! Of course, you can leave your pet indoors.
(4) Pets are not allowed in the pool and spa.
(5) No bathing pets inside the house as this clogs the drains. Do not use our towels on your pets.
(6) Dog sitting services are available in our town.
(7) Watch out for natural predators: birds, coyotes, etc.
(8) Guests must pick up all pet waste and dispose in trash prior to checking out.
