We just wanted to get out of Dallas for the weekend. The local festival venue is walking distance. Great overnight/weekend getaway.

Neighborhood was sketchy.Floor was nowhere near level and leaned in multiple directions.The couch has a piece of wood or something in the middle & when I went to sit next to my wife I nearly broke my tailbone.The bed is too small for 2 people to sleep on their back so my wife ended up sleeping on the couch.The toilet was leaking from underneath.I hate wasting money but we choose to book a hotel for our second night rather than stay at this cottage that we had already paid for.

We were in Van Alstyne for a wedding and the place was perfect. Very clean, cute. Full size appliances. The host was very accommodating and hospitable.
I had a class in Anna, Tx about 5 minutes from Van Alstyne and found this listing. It was reasonably priced and after some research the town looked quite charming. I invited my girlfriend to come with me and she accepted.
This is a charming little cottage with an open floor plan. It has a very comfortable bed, living area with futon, dining/kitchen area with an oven/range, microwave, full size refrigerator and even a Keurig with lots of coffee. It has full pots, pans, and dishes. Each area is spacious and we never felt cramped.
The weekend was frigid, 13 degrees in the morning and low to mid 30s during the day. There is an electric heater in the fireplace that was warm and romantic. A central heater for the cottage, and an electric space heater that we could put in the bathroom.
It was very romantic and we had a wonderful time.
Communication with the Host was fairly straight forward via text and email.
Now for the hard parts....
The space heater caused the breaker to blow and we had to find it outside.
The shower only had all hot or all cold water so we were unable to use the shower.
Heavy scale came out of the cold tap on the luxurious tub, it's really nice and romantic, so we had to get cold water from the sink to take a bath.
This is really a lovely place and we truly had a good time beside the setbacks.
If the utilities get straightened out I would come back here in a heartbeat. Val Alstyne is a wonderful setting with lots of romantic adventures.
This property won't win any awards for luxury, but it was ok for what we needed (a place for us to crash in the evenings after my kids attended day camp at the nearby YMCA Camp).
It's one room--about the size of a two car garage with on corner sectioned off for the bathroom. Fixtures and appliances are showing their age, but serviceable. The two window unit A/Cs were adequate for the 85° June days, but I have my doubts whether they would do for 100° in August. The main bed is a full size with a memory foam mattress--some people love 'em; me not so much. The second bed is a fold down futon contraption. My 15 yo son reported it as not terribly comfy. The shower is one of those plexiglass one-piece corner things and pretty tight for anyone plus-sized. One warning: the floor throughout is a wood-grained vinyl that is VERY slippery when wet. Host: a bath rug will probably save you a lawsuit someday.
All-in-all, it was ok, especially at the price, but pretty far from "beautiful" unless a dorm room is your idea of beauty.
On the plus side, the host was pretty responsive (by email, anyway, she did not answer telephone calls). We reached out to her when the power went out. Within an hour she had gotten back to us to tell us that the power was out throughout town and she even called the power company and got an estimate as to when it would be back on.
Thoughtful items: a variety of travel soaps and shampoos, plenty of utensils and a generous selection of Keurig coffees.
The cottage was close to family, so Thanksgiving was made easy, which was our prime consideration. One problem we encountered was that the oven/cooktop did not work for us. We managed without, but you ought to check that!
I loved this little cottage. It was clean, nice and very convenient. The host was wonderful and very responsive. I would definitely recommend. Thank you!!
