Our unit is located 5 minutes from the Battery Atlanta and Truist Park baseball stadium ⚾️. The space is in the best area of Cumberland and Windy Hill Area! Less then 10 minutes from Downtown, Midtown and Buckhead. 15 minutes to and from the Airport!!i! It is a huge modern decor space that features a spacious living room that has an open large window area with amazing views along the balcony. Our large one bedroom space has a king sized bed that is soft and comfy. 1 bathroom w/ spacious tub! Welcome to Waterfall Side Retreat!!!

Poor communication and process

I actually did not stay at this property. Upon following the instructions provided to me, I called the number and then was directed to communicate via messages through VRBO. This is not the best way to communicate with someone traveling alone trying to check in to their rented property due to delays in messaging. The property management company was unable to remotely unlock the door so the options were to wait an hour or to go to a different location. After sending some pictures I did go to the other location. The instructions for that location were not great, and I was trying to read and find this new place in the dark. Additionally I needed to download another app to be able to get in and out of the property. That property was clean, however the internet did not work, which is a problem when the TVs necessitate the internet to work. I messaged the company on Sunday night, after already not having internet for over 24 hours. I did not receive a response until the following day close to noon. They said they would contact the internet company and get back to me. I never heard back from them, however I did find that on Tuesday the TVs were working. It would have been nice to have known when that was fixed. I would not recommend renting any property from this property management company.

The management company did not return any of our communications until a few hours before we were supposed to check in. (We drove 500 miles not knowing if we had a place to stay or not) Once we got there we discovered that the apartment was very dirty; We had to clean the bathroom before we could use it, it had urine on and under the toilet seat, there also was a live roach in the bathroom sink. I took my shoes off the first night we were there and when I went to take my shower, I discovered that the bottom of my feet were black from the dirty floors. The bed didn't have a mattress, it was a box spring and two mattress toppers. (We know because the mattress topper boxes were in the closet) There was an open bug bomb box on the kitchen counter right next to the coffee maker and coffee. The TV's didn't work because they had no internet, we contacted the management company and they said that they would have their maintenance people out the next morning, we waited until noon and sent them an email telling them to cancel the request. (we waited all morning and couldn't wait there any longer as we had plans) We were supposed to stay three days at the apartment but decided to leave after two days because of how dirty the place was. We don't recommend anyone stay in the Waterfall Side Retreat or any other property managed by Freedom Management Group.

Should've gotten a hotel room

This apartment complex is in a great spot for the venue we were going to (The Coca Cola Roxy) and I booked prior to any reviews being posted. Just prior to arrival I noticed the not so stellar reviews and I was determined to give them the benefit of the doubt but unfortunately the reviews were not untrue. I did not receive check in instructions until I solicited them. The person I spoke with was very nice however the apartment was not. Bed was a foam mattress. All sheets were very thin and some had stains. Original apartment would have maybe slept three comfortably and one uncomfortably. We were directed from original apartment that was meant to sleep 4 to another that had an extra bed. The extra bed was a broken cot so unfortunately the the second apartment slept no one comfortably. There were drain flies in the kitchen. The light in the kitchen did not work. Parking at the complex was also not great at the time we arrived around 7:30 pm. Parking lot full and complex streets very narrow. Can not recommend.

Over-promises that don’t deliver…

This is a room at an apartment complex. It is dirty, smelly, scary, and downright disgusting. Promises of refunds took weeks to resolve. DO NOT STAY HERE!

Needs some changes for better reviews

I have stayed multiple places through VRBO, and have always been able to rate at least 4 stars. In this situation, I couldn't. The bed consisted of a king size boxspring with two memory foam pads laying over it. No mattress. Then a flat sheet covered the pads and we had to get up multiple times each night to pull the sheet back over to cover the pad underneath it. Very uncomfortable and impractical. The owner needs to buy a mattress for this bed, and then cover with a proper fitted sheet. Against nothing the owner could control, the renter above this apartment was up all hours of the day and night, and even with us running a box fan, we couldnt drown out the noise from above. Between that and the mattress situation, we got very little sleep on our trip. That's something renters dont always know will happen, but had we known the situation with the bed and the noise from above, we definitely would not have rented this unit. Also, noted all the previous dirty linen from the bed and multiple dirty towels and washcloths had just been thrown in the closet and left there. I can say from positive standpoint that the unit was clean, and if you're coming to visit Truist Park, it is a good location for that. However, the situation with the bed was a big negative for us, but should be an easy fix for the renter. Also, this is first unit we have rented through VRBO where we had no phone number to call and had a difficult time getting the rental company to reply to our messages. Also should be an easy fix.

Wish I could write an apartment review but…

the reservation was cancelled 30min prior to check in time, even though I had communicated w the HOST 3 hrs prior to check in time. As much as I understand the reason (flooded bathroom caused by previous occupant) it left us stranded in ATL. We had to scramble to find a place to stay for the weekend @ a higher cost. However, the HOST immediately issued a full refund. A suggestion to the HOST: describe the check in process better, will require less communication w the guest. P.S. had to provide star rating on apartment in order to submit review but didn’t think one or two stars would be fair to the HOST.
