Welcome to my studio!
Situated in an old palace, this unique accommodation was renovated in December 2019. The 32m² studio offers breathtaking views of the surrounding mountains and a tranquil ambience. It is located on the 4th floor with an elevator near key attractions in Nice, such as the Winter Palace.
The studio is designed with open living, dining, and kitchen areas. The living space features a comfortable sofa bed, a buffet, an HDMI TV with a USB port, and a dining area for four.
In the 9m² mezzanine (ceiling height approximately 1.40m), you will find a double bed measuring 140 x 190 cm, adorned with complimentary hotel-quality linens for maximum comfort and storage space.
The kitchen is fully equipped with essential cookware and cutlery needed to prepare delicious meals, including a stove, oven, and microwave.
The bathroom is stocked with all the essentials for your convenience, including towels and complimentary toiletries.
The studio is always professionally cleaned for your comfort.

Please note the following details:
Parking is communal (no assigned spaces), and street parking is available on the adjacent street. However, finding a spot in the evenings may be challenging, especially during the summer.
The area operates as a blue zone parking upon entering the city.
Important: Exercise caution regarding noise disturbances, as the residence is old, and the condominium has strict rules (no parties or events in the apartment).
The shower is narrow (70x70) with a step for entry (please be mindful of Persons with Reduced Mobility and individuals with larger builds).
The mezzanine has a maximum height of 150 cm, and the staircase is not secured.
Guests will have access to the entire home!

The residence is conveniently located approximately 5 minutes on foot from the bus station (servicing Menton and the Alpes Maritimes region for just 1€), the SNCF station, the Careï Market (open every morning), and the Biovès gardens where the Lemon Festival traditionally takes place. Additionally, you'll find bakeries, convenience stores, diverse restaurants, bars, and, at the end of this avenue, the seaside Casino.
The residence offers communal parking and additional parking facilities on the adjoining avenue. However, being in a residential area with a sizable year-round population, finding available parking spaces, especially in the evenings, can be challenging. Here's a helpful tip: consider parking your car during the day and utilizing walking or public transport options to explore the area, as the residence is conveniently close to various shops.
The property is easily accessible by public transport and car.
The nearest train station, Menton, is just a 15-minute walk.
Nice Côte d'Azur Airport is approximately a 35-minute drive from the property.
This property is a self-check-in property, and you will be requested to verify your identity before checking into the property. You can check in any time of the day as long as you respect our standard check-in time (3 p.m.).
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a €300 smoking fee at a minimum.
