The cottage is just across the street from Bass River - about a mile from the mouth of the River and Nantucket Sound. Several types of beaches, i.e., river beaches, Nantucket Sound beaches, are walkable from cottage. Private garden.

This adorable, central air-conditioned, authentic Cape Cod cottage is situated in a lovely residential neighborhood that is listed on the National Registry of Historic Districts. An 1820 Cape cottage with wide planked pine flooring and hand-hewn timbers, but with modern conveniences.

Perfectly placed for exploring Cape Cod, Martha’s Vineyard, Nantucket, Boston and Southeast New England -- all in easy reach.

The luxury of central air conditioning has recently been installed together with central heating. It has also been recently re-decorated.

Bass River is the largest, all salt tidal river on the East Coast. There are several free public River beaches along Bass River a short stroll from the cottage or approx. 1 mile (1.6 km) to Nantucket Sound's ocean beaches.

The lovely views along the river are perfect for a leisurely daily walk. There is a small neighborhood bakery (less than a mile) nestled nearby for fresh breakfast yummies, coffee, the paper and other bakery items.

The river is wonderful for kayaking and kayak rentals are very close by. There are several places to put in should you have your own.

The cottage features three bedrooms with closets and bureaus. Upper floor: one double bedroom and one single bedroom plus half-bath. Lower floor: one double bedroom; full bath with bathtub/shower; comfortable living room with digital cable color TV; DVD player w/ DVD library; WiFi; assorted books/jigsaw puzzles/games; large eat-in kitchen with refrigerator, electric cooktop; convection/microwave oven, toaster, kettle, all kitchen china/utensils, etc.

The kitchen opens onto a private brick patio complete with umbrellaed patio seating for four with gas barbeque overlooking the garden. A traditional Cape Cod lawn with hammock completes the quintessential Cape Cod experience.

Bed linens (all 100% cotton) provided. Please bring your own bath/beach towels. For guests traveling by air, towels, both bath and beach, available for modest fee.

This is a self-catering cottage meaning you must supply your own paper products. Should you require towels, you will be given: wash cloth, hand towel, bath towel and beach towels. There is no housekeeping service during a guest's stay and linens/towels are not laundered during a guest's stay. There is laundromat close by.

Two large food markets and pharmacy are less than one mile from the cottage.

Outside Items available are beach chairs, beach umbrella, various sized coolers. Please let me know what else you may need and I'll try and accommodate!

Less than one hour to the Cape Cod National Seashore. Hyannis and the ferries to Martha's Vineyard and Nantucket are a 20-minute drive from the cottage and Boston proper a 1-1/2 hour drive.

Ideal for small family or two couples. Maximum of four.

This is a non-smoking property both inside and out. I am sorry, but we cannot accommodate pets. Unsuitable for children under 12.

Great location!!!

Barb’s guest house is over 200 years old and reminded me of my grandparents cottage in Maine. The steep stairs to the two upstairs bedrooms and the old fashioned kitchen all brought back fond memories from my childhood. We enjoyed breakfast every day in the private outdoor patio and daily walks around her lovely neighborhood. Barb’s street parallels the Bass River. The are many roads off of Barb’s street that lead to public areas to get a peek of the Bass River.

Charming and central

We were a party of 3 adults (mom and college age kids) and we had a wonderful time. We had one extra person for 3 nights. The cottage was just as described, with nooks and crannies and lots of personality. Very comfortable. Kitchen big enough for 4 to cook and eat, and living room accommodated our game night perfectly. There was a lovely patio area to eat outside. Barbara was a gracious host and provided local information and beach chairs (so we didn't have to pack our own). Lovely walk near the river with a cute windmill beach nearby. Easy drive to mini-golf, go-carts, bounce park, and within driving distance to the drive-in movies at Wellfleet. We also toured Chatham, and got some thrifting in too. Would definitely stay again.

Very uncomfortable

Bed was very uncomfortable. Sagging. Sofa was probably 40 years old. Could not get around the bed unless you slid sideways. It was almost touching both walls. Kitchen floor was linoleum and very stained and dirty. It was unsafe to go up to the second level. Stairs were steep and narrow and no handrails. We had to bring our own towels. Sheets were provided but we had to make the bed. The neighborhood was beautiful. A shame this house had not been updated. A very old house sadly in need of many updates.

Cape Cod experience perfected

We couldn't have asked for more. Incredibly helpful host, can walk to restaurants, beaches, coffee, boat rentals, kayak/paddleboard rentals and short car rides to Dennis, Yarmouth, downtown Hyannis. We walked, biked or ran around the neighborhood every single morning as the area had minimal traffic which was great. House had everything we needed. Loved the patio off the kitchen and the large full bathroom was in a good location for everyone to shower as needed. House decorated beautifully for it's age and location. Steep stairs to 2 beds and half bath upstairs but our teenage boys loved hanging out up there...A/C was a huge plus. We can't wait to stay with Barbara again!

Comfort and Fun

My husband and I were incredibly pleased with our little cottage. It was so comfortable and charming without being fussy. It was like visiting my favorite aunt’s house. The cottage had everything we needed. The location is great! The street and the other houses on it are so lovely. We were a short drive to so many beaches and many other points of interest. Barbara, the owner, was gracious and immensely helpful.

Charming Quaint Cottage!

What a sweet getaway spot - darling Cape cottage in a historic neighborhood, close to everything. Comfy beds, delightful patio with relaxing hammock, too! Quiet at night, near the bay, abundant restaurants nearby & a hop, skip and a jump from the beach! Caring landlord gives wonderful insight to area & activities. Enjoyed our time here immensely! :)

Yarmouth cottage

This cottage worked well for our week stay in Cape Cod. Centrally located on a very nice quiet Street in Yarmouth,. Right across street from Bass riverso good for kayacking etc. Owner lives on property in separate apart.ent and was so friendly and helpful.. historic saltbox style cottage, Large well equipped kitchen, outside eating area, 1 1/2 baths. I liked hanging out in the cozy upstairs reading , but be aware the stairs are streep so not good for small children or elderly or disabled. Cottage was comfortable but outside could use a bit of spiffing up (paint, yard, screens etc) however this did not affect the comfort or concenience of our stay.

"Pleasant Street" memories.

As the name of the street anticipates, this is a cozy traditional cottage where we had a great time last July. It consists of two floors arranged exactly as described on the website and being just two people, for us the cottage was really comfortable, it was like having a hotel suite each. There are wooden floors almost everywhere, which gives the house an old-times atmosphere together with the good taste furnishings.There are all modern comforts though, including air-conditioning, necessary on hot summer days and nights! Everything was very clean and tidy, with little homely touches like the flip-flop magnetic notepad on the 60’s fridge. Outside there’s a little patio hidden from the main street (with table/chairs/BBQ) where we used to have breakfast, great to relax and have a drink or dinner in the evening. The neighbourhood is really beautiful and quiet, very green, with birds and squirrels, and lots of big cottages with nice lawns and huge hydrangea bushes! The location is perfect because it’s in the middle of the Cape, so everything is at a short distance, but certainly you need a car. However,there are things you can do just walking or riding a bicycle: across the street there’s the river, with boats, kayaks, etc. and some tiny beaches. Otherwise there’s Smugglers’ beach, which you can reach on foot, where you can sunbathe,swim,fish or have a walk at sunset before dining at a nearby restaurant, tasting the local seafood (delicious littlenecks, steamers and lobster!) In the garage of the cottage you can find everything you need for the beach and bicycles. Any downsides? Well, the only one I find is that the garden would need some “re-styling”, also because the ones nearby look extremely trim and tidy, but this doesn’t really affect your stay in the cottage. We drove around a lot and Barbara, the owner, also gave us some good tips about restaurants nearby , for shopping in the area and things to do, like going to a tag sale just down the road, which was great fun for us as it was a taste of local traditions. Barbara was really very helpful and friendly, always available without being obtrusive. The owner living next door is certainly a positive aspect in case of need, but besides that she’s such a nice lady that it was a pleasure to meet her .So, we hope to go back one day to repeat the experience and make the most of Pleasant Steet again! Great time on the Cape!

We enjoyed our stay at the cottage. The location was great to explore any place on the Cape. It was so peaceful and quiet. We slept great. The cottage was clean and the bed linens fresh. We enjoyed eating our meals out on the patio. Everything that you would need was supplied. The AC was especially nice. The owner was very personable.

Beautiful Cottage - Excellent Location - Small Spaces

We booked Barbara's cottage for a two week stay for my parents in-law from July 4th - July 18th, 2015. The cottage is located just across from the Bass River on a beautiful street (Pleasant Street) in Yarmouth. The area is wonderful for taking walks or short strolls along the Bass River and is close by to Smuggler’s beach and local Yarmouth beaches as well as to shopping and restaurants. Being so close the beaches, Route 6 and Route 28 made moving around easy. The location is very convenient and beautiful. Barbara was very helpful with regards to dining tips and activities. We had interesting conversations with her and it was a pleasant experience to meet her. The cottage is very small. A tiny bedroom furnished with a spring bed off the living room is located on the first floor. My parents in-law found the bed to be quite uncomfortable as well as the room small. They had to keep their bags in the living room as there was limited space. The upstairs is very quaint (small) with a twin and a queen bed. The stairs are extremely steep and not suitable for elderly people or small children. The bathroom is very clean and the upstairs very tidy. The kitchen is fully equipped. There’s a 1950s era fridge, (very interesting), stove top, oven and kitchen table with seating for four. There’s a patio with a hammock and gas BBQ and seating for six people. We never used the patio but it was quite inviting. The only down side we didn’t have a enough wine glasses which was bothersome. The cottage is very clean, particularly the bathrooms as Barbara does all the cleaning herself. There is a funky odor to the cottage as it is almost 200 years old – it’s quite noticeable upon entering. I expected a much cleaner yard considering the area and the neighbors. There were a lot leaves that needed raking and some basic yard tidiness. I do hope Barbara is able make some improvements as this would make a huge difference in the appeal of the rental. Overall, this small cottage is a good place for a vacation and located in a great area.

4th of July on the Cape

We enjoyed our time at the Cape in this charming cottage, it was a chapter out of my childhood, when I visited the Cape with my family. We had two teenagers with us, they enjoyed the bikes and close proximity to the beach. My husband and I loved the patio and hammock. Bedrooms are small but cozy!We did alot of touring but did rent a boat from the boatyard across the street and jetskis in West Dennis!Loved the ease of watching the firewooks in Hyannis, easy in and out! Thanks!!

Summer 2010

We had a wonderful time in your cottage and your hospitality and servicemindedness enhaced the experience a lot. We borrowed bicycles from you, you bought an umbrella and a brand new big barbecue that we used most evenings. The cottage had a very good and central location on the Cape and made is easy to discover all different places and beaches, it was not to far to drive anywhere. Good grocery stores close by. The beds were very comfortable and the layout of the house worked very well for us, two adults and two teenagers. Our kids appreciated the TV and the Internet. We could have needed a washingmachine but you solved our problem without a blinc. The cottage was very clean, maybe a little bit smaller than we expected but it worked very well for four people. The only thing to complain about was the mosquitos at night, but on the other hand it was nice to be located next to a small forest - it is difficult to get it all! Quiet surroundings, close to the river and close to a nice beach that you can bike to and avoid the parkingfees. We found this cottage to be good value for money. Thank you for having us and Cape Cod was a really nice experience! Hi from the Swedish family.

Can't Wait to Come Back

This was our first visit to Cape Cod and it won't be our last. The property was clean and comfortable and was exactly as desribed on the VRBO web site. Conveniently located to all of the major Cape Cod attractions this rental was a real find. The owner was very helpful, providing excellent tips for dining, shopping, and recreation. The property is well maintained and because its an original Cape Cod cottage you get a real sense of the architectural history of the Cape. Looking forward to a return visit.

I grew up here during the summer. It was idyllic! The River is so close by--just across the street. I would cross the street and spend my days at the small, free, beaches accessible from the street.
