Welcome to Hillside Overlook, an AvantStay home!

This single-family home delivers the balance of a quiet mountain getaway while allowing guests the luxury and convenience of being in the heart of Old Town. All living, sleeping, and entertaining accommodations are not only well arranged but enjoy incredible mountain and Old Town views. This includes the expansive wrap-around deck outfitted with a BBQ and oversized hot tub.

From the entrance of the home, guests are greeted with a comfortable living space, which has expansive windows, a gas-powered wood-burning stove, flat-screen TV, and plenty of seating. Located directly off the living area is the gourmet kitchen, outfitted with professional-grade appliances (Wor & SubZero) and fully stocked with cooking equipment and supplies required for any culinary undertaking. The spacious butcher-block island affords casual seating and four beside a picture-perfect window. Flowing from the kitchen is an elegant yet comfortable dining room that also features unbeatable views and an additional gas fireplace.

The two guest bedrooms are located on the main level. The first is outfitted with a queen bunk bed and a spacious closet. The second boasts a king bed and a private, newly remodeled en suite bathroom. The main level also includes another full bathroom, washer/dryer, office/reading area, mudroom, and a separate entrance to access the 1000+ foot deck.

The private master retreat occupies the entire second level. Guests can wake up in a king-size bed surrounded by the magic of the mountains, unwind in a picture window Jacuzzi tub and hunker down with a good flick on a large flat-screen TV. The bedroom includes a walk-in closet and plenty of storage, while the bathroom also boasts custom woodwork, dual sinks, vanity, and a walk-in shower.

The home offers the luxury of radiant heat for all three bathroom floors, a SONOS sound system throughout, and 65" smart HDTVs. Please note this home is not equipped with air conditioning.

While guests can utilize the off-street parking space, the Main Street Trolley stops just steps from the home. This free and fun transportation is the most convenient way to access Park City Mountain's Town Lift, all the shops, and restaurants, as well as the nearby Transit Center, which provides buses to locations throughout Park City, including Deer Valley Resort and Canyons Village.

The Old Town Historic Trolley stops right outside the house! The trolley now runs at 8:00 am providing easy and reliable transportation to the Old Town lift and the transportation center. Previously the trolley only operated Wednesday through Sunday beginning at 10:00 am. The resort opens at 9:00 am and if you are signed up for lessons you need to check in around 8:30. Guests can also explore the area effortlessly with complimentary transportation right from their doorstep. Just download the High Valley Transit App to access convenient van services that pick you up directly at home.

Home Truths:
- As a ski town, many construction projects happen around town all summer. Working hours are 7am-9pm.
- This home accepts a maximum of 2 pets. But pets must be approved in advance and are subject to an additional fee of $150 per pet. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- This home is pet-free due to owner allergies.
- This home does not offer AC.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Please use liquid detergent, not powder, in the dishwasher.

Only one small car can park inside the garage (no SUVs or trucks) Two more vehicles on the garage driveway
Please do not park in the street, you may be ticketed or towed.

This home comes with a pack n' play travel crib available. A high chair can be provided upon request with at least 24hrs advanced notice. Just ask and we are happy to accommodate you and your little ones!

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

Great experience!
We had a fantastic stay and were sad to leave! The house felt very homey and comfortable and the location was incredible. Even though it was cold and snowing outside, we had no issues walking to/from main street for dinner every night. The front steps got pretty icey but someone was there every morning to clean/salt them so that was never an issue. We arrived late at night after a long day of traveling and carrying our luggage/ski gear up the front steps was a bit difficult, but no issues with the steps after that and the overall communication from the local property managers was great! Every time we reached out via text, we got a very speedy response. Hot tub was also a big bonus! Highly recommend this place!

Pet-friendly house at the edge of Old Town in Park City, UT
A three bedroom house on a hillside two blocks from the start of Old Town. You get the whole house and 1 small parking spot. There is additional parking one block away in a public parking lot. There are 30 steps up to the front door. As you open the front door into a foyer with bench for taking off your shoes, there is a living room on your left and two bedrooms off the living room. 1 has full size bunk beds and the other a queen with bathroom. As you turn right from the front door you enter the kitchen with a great gas range. It is FULLY equipped for cooking and has four barstools around a big island w/ window. You need to bring your vinegars, oils, and spices. Big fridge in the kitchen and separate freezer in the laundry room that is off the kitchen. Past the kitchen is the dining room with a reading nook. The dining table has 6 chairs. If you pull up a bench then you can get 8 around the table. Off the dining room is the staircase to the main bedroom on the 2nd floor. Also off the dining room is a sm. office with views to the deck. Off the office is the door to the large hot tub sunk into the deck. There is also a bath w/ shower between kitchen and dining room. All baths are brand new. No fireplace, but gas heaters in living room and dining room. Living room has big screen w/ cable as well as Netflix etc. This house has a combination of rustic and new furnishings. The hot tub is in good shape and was serviced while we were there, so clear, non-smelly water.

Delightful stay in Park City!
We absolutely loved this property. With all of the snowfall and a late arrival, it was slightly hard to navigate the location, however once we arrived and got settled, it was perfect. The walk to downtown Park City was very easy, but we also took advantage of the trolley. Everything is convenient and the home was adorable and very comfortable. We will stay at this property again on our next visit!

Awesome location and stay!
We absolutely loved our stay here and only wished we could have stayed longer!! My husband and I, our two kids (ages 9 and 7), my mother, and our mini goldendoodle stayed here very comfortably. The location was perfect - super easy to walk to the shops and restaurants on Main Street. The trolley also came right in front of the house, which was a great option to have for my mom who is older and didn’t always like walking. The home itself was wonderful too!! Very clean and beds were so comfortable!! The kids enjoyed the hot tub a few times and enjoying breakfast or reading a good book on the deck with the view were some of my favorite things. The property manager was very personable and responsive to the inquiries we had. Upon arrival, the home was quite hot and when we couldn’t figure out how to get the AC on, Shawn contacted us pretty quickly. Turns out, the home doesn’t have AC after all (despite the listing showing the home to have AC). Shawn called and apologized for the error in the listing and even brought by a bottle of whiskey to make up for it! Haha! So kind of him. We were gone doing activities most afternoons and didn’t find it to be that big of an issue as long as you closed the windows and blinds by mid-morning to keep the cool air in from the night before. (The high outside temps were 85 degrees throughout our stay.) It ended up not being an issue and didn’t alter the enjoyment of our stay in the least. Shawn also went out of his way to bring by some folding camping chairs for us to use at the Fourth of July parade. Again, so kind of him!! I would definitely recommend this place and we would definitely stay here again for a future trip to the amazing Park City. :)

Great Place and location
I highly recommend this location. Top of Main Street walking distance to most stores and restaurants. Walk to the town lift is about ten min. I wouldn’t recommend walking up the hill from the town lift to the house though. There is a local trolly running up and down Main Street. The trolly stops in front of the house so getting around is easy. The property manager is always responsive with any questions and will help with anything needed. There were six people in our party. I would stay here again.

Great Location!
This home was great for our 2 small families. A bit of a mix of old and new - Could use a refresh throughout, including the hot tub, but parts of it were newly renovated (ground floor full bath and master). A few expected toiletries were lacking (hand soap, shovel, salt) upon arrival but easily worked out upon contacting AvantStay. Might stay here again. The 2 masters and location was ideal!

Beautiful rustic property with a modern flare.

The view, the location, the cleanliness and the amenities are all reasons that we would rent here again. The management company was also always available and helpful. They allowed us to drop our bags off at the house early so we didn't have to lug them around town before check-in. They even cleaned the snow off the stairs when we called to request it. We enjoyed walking down to Main Street almost every day. Walking down the hill is easier than walking back up it in the snow! The town trolly stops right in front of the house too. We will definitely recommend this house to others.

Our group of four loved staying in this home. Very beautiful and comfortable. Nicely updated and has every accommodation you can think of. We specially loved eating at the kitchen bar setup. Very clean, nice house in a fabulous location. Great for a family of 6. We would definitely stay there again! Shops & restaurants are right down the street & the free shuttle stops right in front of house every 20 minutes if you don't want to walk. We loved it!

Amazing location, beautiful decor & stunning views
We have stayed in a lot of homes in the Park City and Deer Valley area and this one ranks at the top of our list! I was thrilled when we pulled up to this property at the very top of main street. I knew it was a good location, but this was even better than expected. Unlike other homes that enjoy access to the lively happenings on Main Street, this home was just far enough removed and backed up to "open space", so you truly get to enjoy a natural mountain setting without sacrificing proximity to fun. While the adults took in the views of the mountain, the kids enjoyed watching the trolley come and go below. The furnishings are lovely and the layout was perfect for group gatherings. With the exception of the upstairs master suite, the home lives like a single story with an enormous wrap-around deck. I love cooking, and this kitchen was treat to "work" in. . . the gas (yes!) range has a beautiful view and seating around it so you can gab away in the kitchen while prepping a meal. The hot-tub was big enough to swim in . . . it was hard to get the kids out at dinner time because they were having too much fun. I am forever spoiled by the radiant heat in the bathroom floors. The Sonos was great except for when my husband had control of song choice. We really enjoyed the Coopers Cabin property management team as well. They were so accommodating and responsive. We will definitely be back to this house. Incredible trip!

Fantastic Thanksgiving at 45 Hillside
We decided to take a last minute trip to Park City to get out of the smoke in Northern California. We have stayed in several houses and condos in town and love everything about this property. It sits adjacent to open space on top of hill which allows for unique privacy while having direct access to Old Town. We could also sit back and enjoy breathtaking views from nearly every room. Our grandchildren loved watching the wildlife from the breakfast nook and riding the trolley which stops right out front. This house is cozy yet sophisticated. The kitchen made cooking a Thanksgiving feast a breeze while the dining room embiance allowed for an unforgettable experience. The home exceeded all expectations. We can't wait to come back.
