Welcome to our beautiful villa, located on the border of St Hilaire de Riez and St Gilles Croix de Vie, in a residential area less than 1km from beaches, ports and shops.

The 90m² house and 30m² outbuilding offer pleasant living spaces. You can also take advantage of the landscaped, landscaped exteriors, including the heated swimming pool (in summer), secured by a sliding dome.

IMPORTANT: This property is closed to parties and late evenings to respect the site and neighboring dwellings. A sound level measurement system has been installed to monitor any excess noise.

Late arrivals will be charged €25 for arrivals between 8:00 pm and 10:00 pm and €50 for arrivals between 10:00 pm and 7:00 am. Please let us know if you wish to arrive after 8:00 pm.

THE HOUSE:
- A large open-plan living area with a fully-equipped open-plan kitchen (fridge, oven, microwave, dishwasher, filter coffee machine, kettle and induction hob) and a large dining table for 10 people. A lounge area with sofa, coffee table and TV.
- A laundry area with a 2nd refrigerator
- 3 bedrooms, each with 1 double bed (140x200), bedside tables and chest of drawers or closet. Two of them have a desk area with chair, ideal for telecommuting.
- Bathroom with shower, double basins, hairdryer, towel dryer and washing machine
- Separate WC in the corridor

THE OUTBUILDING:
- A living area with a fully-equipped kitchen (small fridge, microwave, small dishwasher, small oven, filter coffee machine, kettle and induction hob). A sitting area with sofa bed and coffee table.
- Bedroom with double bed (140x200), bedside tables and chest of drawers
- Bathroom with shower, washbasin, hairdryer, towel dryer and small washing machine
- Separate WC
- The outbuilding has a private wooden terrace with table and chairs.
