Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $50.
Early check-in time is 2pm or earlier.

Late check-out is 12pm. Late check-out fee is $40.
Late check-out is subject to availability at the sole discretion of the host.

Late check-out is only applicable to reservations that have paid the $40 late check out fee. Late check-out can only be added to the reservation prior to check-out date. If you request late check-out on check-out day or overstay past normal 10:30 am check-out time then late check-out fee is $80. This $80 will be automatically deducted from your deposit.

Please note that we have a courtesy half-hour grace period for check-in and check-out. Check-in begins at 4:30 pm and check-out ends at 10:30 am.
If you need to use the dryer, please remove any items and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.

There are always fresh fully laundered towels and sheets placed between every guest visit.

Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that bugs may be seen in the home. No refunds given for any bug sightings.

No pets or emotional support animals are allowed. An emotional support animal is the same as a pet.

For undisclosed pets brought into the listing, there is an additional $250 fee.

Certain events are allowed at the sole discretion of the host.
Events will be considered on a case-by-case basis.
Additional fees may apply and larger deposit may be required.

*Deposit Collection* (Only in the case of Underage guests)

In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed.

The small Roku remote is for the menu and internet TV.

Please let the host know once you have checked in and checked out.

At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

This unit is located in front of an old industrial rail line that runs occasionally. It's a one-way street.

Driveway parking max capacity is 4 vehicles.
No street parking allowed.
There is additional street parking within the neighborhood.
No Parking or Driving in the backyard.

A side door is located towards the back of the house where the driveway is can only be accessed from the inside of the house.

The highchair is placed in Bedroom 1 on the first floor. The fold up crib/playpen with basin and sheets are placed in the primary bedroom on the second floor.

There is a fire extinguisher and first aid kit under the kitchen sink.

The switch to the dishwasher is located on the kitchen sink wall.

Cornhole is available for guest use. Bean bags and boards are located in the closet of the downstairs bedroom. Please return after use.

Backyard has BBQ grill (propane gas) and outdoor sitting for guest use is available. After 10pm we ask that you utilize the backyard for any outdoor activity.
Be mindful of the neighbors and keep any noise to a minimum.

Please take out trash and place in black bins located outside in the back/side of the unit. There are additional garbage bags in the trash can under the current bag.

Guests have to log in to and log out of their own accounts for all streaming services.

For undisclosed pets brought into the listing, there is an additional $250 fee.

Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

Please clean up your pets' waste in the backyard or any other place on the property. Failure to clean up after pets will result in a $250 clean-up fee. All pet waste must be cleaned up.
