Vast charming property in the heart of the Périgord Vert
Summary:
Le Claud is a charming residence completely renovated while respecting the character and history of the place.
You will enjoy a fantastic setting with elegant decoration, modern and high-end equipment inside. You can also relax while strolling in the heart of a large maintained park (10,000m²), several shaded spaces for sharing your meals with guests and a large swimming pool (10mX5m) surrounded by its vast terrace for the part dedicated to relaxing. .
The Space:
A stunning 19th century stone farmhouse of immense character with attached pigeonnier ,superbly restored, formerly part of the Le Claud vineyard estate set on a plot of almost 2.5 acres, mainly laid to lawn with areas of wildlife garden interspersed by meandering paths. The garden is fully fenced with a variety of mature trees, including pear, apple ,plum & walnut. An outside covered dining area with a mature wisteria & grapevine has a built in barbecue & exterior lighting.
The swimming pool, 10m x 5m has a surrounding tiled terrace with sun beds, parasols & dining table & chairs. Next to the terrace is the Captain’s Cabin where you can sit in the shade, relax & enjoy drinks or a meal with beautiful views across the garden.
On the edge of the village, approached down a leafy lane, Siorac de Riberac with its 12th century Romanesque church is a gentle five minute walk from the property. Le Lavoir in the centre of the village has been beautifully restored & is now a restaurant with small epicerie.
Ground floor:
Living room, 75 sq metres with exposed oak beams, double height galleried lounge, tiled floor with underfloor heating ( available November to March at an additional cost) open fireplace, dining area with oak table & chairs, TV.
Marlborough Masterclass shaker design kitchen with breakfast bar & chairs, granite worktops, double oak pantry unit, integrated dishwasher, 1.5 ceramic sink, Smeg 90cm induction cooker with extractor hood, microwave, fridge / freezer. Original stained glass doors lead onto a covered terrace with barbecue , dining table & chairs.
Utility room with washing machine & tumble dryer
Shower room with walk in Italian style shower, wc, vanity unit with basin.
First floor:
Oak open tread staircase to galleried landing overlooking living area, used as a children’s play area with desk & seating.
Bedroom 1: 2 single beds, window overlooking the covered terrace Bedroom 2: Kingsize bed, window overlooking the covered terrace.
WC with vanity basin unit & cupboards.
Bedroom 3: Double bed, concealed built in wardrobes, window overlooking garden.

IMPORTANT: Bed and bath linens are NOT INCLUDED in the price. However, we offer an optional complete linen kit at a rate of €23 incl. tax/person per stay.
A mandatory \intermediate cleaning" package is invoiced upon reservation and corresponds to the disinfection and preparation of the house between two tenants. The house must not be left dirty when the tenants leave, we ask our tenants to leave the house as they found it on arrival (clean kitchen and bathrooms, emptied fridge and cupboards, no visible traces of dirt, trash removed, etc.). We also offer this to our tenants who do not want to think about cleaning before their arrival. departure, a “complete cleaning” package of an additional €125. A heating package may be requested from you during the months of November to March inclusive.
