This home fits a large family 15-20 very comfortable . Everyone had their own space! Kitchen is well stocked and very easy to cook in for a large group. FairPlay has pretty much anything you may need. Breckenridge is over an hour away and getting thru the pass is best in a 4 wheel vehicle when it snows. The home is pet friendly and the wild life is beautiful there. My family seen coyotes, elk, moose, and the nest herd of Highlander cattle. You can park two vehicles in the garage. The gtill works well and there are plenty towels and linens. The wash machine and dryer is excellent, but you need to bring your own soap! Our family really enjoyed their time in this home.

Best stay in Colorado! Would give 6 Stars if we could! Modern house with plenty of rooms for all of us. Very clean, great host. Indoor Hot Tub is truelly indoors and great hit! Took us about an hour from Denver and just half hour to drive to Breck. Will definitely come back to your house next trip! Thanks John!

Spacious home. Very clean. Room for family with wide range of ages. A great place to spend time as a family. Kitchen is sparsely equipped with minimum cooking items. Bring plastic plates, silverware, etc.

Views in all directions
The location of the property is excellent at 9800 feet on a hilltop overlooking South park Colorado and the surrounding Mountain peaks. The night sky there is on unbelievable, it took almost a minuet to spot the satellite's in orbit. A short drive to Jefferson Lake park gets you into the Alpine area, we viewed a Cow moose from 20 feet feeding in the Beaver ponds. The house is laid out nicely for large groups with a great deck and outdoor fire pit in the Aspen forest. Downside is a shortage of bedding, towels, Paper products, Trash cans, a stubborn garage door opener and a noisy water pump on the well made sleeping in some of rooms difficult but I was told that would be fixed. Fishing at Jefferson is from the bank or a canoe or raft with no power. Boat fishing if you have a boat is 30 minuets away to Tarryall Res. We really did enjoy the stay, it is a great property.

Christmas family gathering
Given the size of our family it was critically important for the property to be consistent with the online listing. This mean sufficient beds and bedrooms for the family units and I'm happy to say the property more than met our expectation. There was plenty of room for everyone. The kitchen was sufficiently large to accommodate those preparing food along with the folks that wanted to visit with the cooks. The hot tub was used and enjoyed by many of our party. The view from the front of the house is wonderful. The dirt road leading to the house was well maintained (no snow) but a cautionary note to anyone driving on it for the first time. It has a washboard effect that can catch you by surprise the first time you use it. Slow and steady and it is no problem. The host was helpful and responsive.

A beautiful stay made stressful by the hosts
The home is beautiful- very large mostly open floor plans with amazing views out of every window. Very large kitchen easily held 12 people at a time, and it was wonderful having 5 couples get their own private rooms and still having rooms for others. Very spacious and comfortable home with many different areas for people to gather and not feel squished. The outdoor fire pit patio area needed a good sweeping and cleaning up, but we did it and the work was so incredibly worth it. Enjoyed the fire pit after a nice Colorado rain. That being said, the experience was thrown off a bit by the actions of the host. 72 hours before check-in the host messaged me to ask if we could move our stay back 2 days, adding an extra day free of charge for our inconvenience. I want to say I understand, but honestly, I don’t. We booked our reservation nine months in advance, and the explanation was they accidentally double booked the rental. The unorganization was also shown during the check-in process, they said I would receive “all of the information I need” the morning of my arrival. I received the lock-box code and the WiFi password. Absolutely no other information was provided- no rule book, check out procedure, or emergency things to know about the home. I regret having to make this review because honestly the house, property, and relative location to our activities was 5 star for me.

Large Family Mountain Get-A-Way
The location is great with amazing views and close proximity to Jefferson Lake National Park, ATV/4x4 trails, fishing, hiking, mountain biking, and general site seeing. We were a group of 18 ranging in age from 16 to 85. The house has a huge kitchen, family room, game room, and deck so we had ample space for everyone. There is a little quirkiness to the layout of the house. There are two finished attic spaces with beds but one of the finished attic rooms has no access to a bathroom without going through another bedroom. Probably only suitable for a couple to use with young children. We weren't able to use the one finished attic area. As is the case with any public hot-tub, they are very difficult to keep clean. I have a hot-tub myself and I know when a lot of foam starts forming on the surface there is too much soap, lotion, and other oils in the water. Even though the water may have been safe to sit in, I advised everyone against using the hot-tub. Another oddity is the with the basement bedrooms. There are two bedrooms in the basement that are accessed through a common area with a sofa with a foldout queen bed. This common area has a door that can be closed and locked off from the game room. I slept on the sofa bed in this area and it was fine but my other family members had to walk through this area to access a restroom in the night to get to a bathroom. My only significant concerns were that the home needed a deep cleaning, kitchen wares were in limited supply for 20 people, and no wine glasses or tumblers for mixed drinks were in the home either. The bathrooms were not adequately supplied with toilet paper either. While the BBQ grill worked great there were no tools that we could use to scrape the grilling surface. I can say that I would rent this home again but as a note to the owners, a deep cleaning is necessary, the kitchen needs to be better stocked with essential items, and the hot-tub, if you are going to continue to offer that feature needs better maintenance and cleaning. A real bonus would be adding an awning for the back deck since rain showers are common in that area. We brought our own canopy and that was really worth having. I've been renting homes through VRBO for more than a decade in many countries and while this was not the best I ever rented it did serve our basic needs for this large family gathering.

Great for a family reunion
We rented this property for a family reunion. There were plenty of bedrooms, bathrooms, and room for all of us to hang out and play inside and outside. We enjoyed the views, being an hour from Breckinridge, and how spacious it was. There was a lack of towels in the house (hard to find them at first). There were several things that need repaired - broken steps, screws sticking out. There was also a lack of kitchen supplies. Being so far from a town, you expect an air B and B to have most kitchen necessities to cook - bowls, knives, measuring cups, etc. and the stove top didn’t work well. The host was quick to respond and we enjoyed our stay. The location and area a awesome!
