This house is like getting two for the price of one. The upper unit is a open concept with beautiful wooden floors, 2 bedrooms, large bathroom, sunroom, kitchen and a living room with a gas fireplace and a queen size sleeper couch.
The lower unit has a beautiful sunroom along with a fully updated kitchen, large bedroom and bathroom. The living area also has Queen size sleeper couch and gas fireplace. The cooling and heating is a mini split system and is separate from the upper unit . Both units have exits to the multiple decks and sitting areas. All of this and on a paved road with ample parking along with the creek frontage this is a hard combination to find.
We are located 9 miles from Franklin, NC and 11 miles from Clayton, GA so there is a choice of many restaurants and different things to do.
We live in a rural area without garbage pickup and an abundance amount of wildlife that will get into the trash. Please keep the trash inside in the garbage bins provided. You can take the garbage to the recycling center when you leave or we can for a fee of $25.
Cell phone reception will either be spotty or not work at all. Internet is provided so you can use your VOIP service offered on most phones(Voice over internet protocol). or we do have a landline phone.

The house was immaculately clean and beds and sofas were comfortable. Location by the river was fabulous. Kids enjoyed fishing and tubing. The kitchen had everything we needed. One thing to note, to get to the upstairs master you have to either walk through the room with 2 twin beds or the shared bathroom. We are already planning our next trip.
The access to the property was actually excellent given its mountainous area. The house was clean, well decorated and roomy! Sounds of the rushing water was deeply relaxing. It's an older house with unique features. Access to Franklin and Clayton was easy. Overall, a delightful place to escape city life.
This property is better than the listing. It had everything we needed to have a wonderful family vacation. The beds are comfortable the house is set up wonderfully and there was plenty to do. in the area in the area

My husband and I had the opportunity to stay at Falling Waters for our long weekend and we had the best time! The house is so relaxing and is RIGHT over the beautiful creek. We loved listening to the sound of the water flowing by the house and were lucky enough to be able to bring our pups along who absolutely loved their time in the mountains! My husband loved the open living space which was perfect for cooking a great steak and watching football and we really enjoyed all of the great deck space at the home by the water.
Great house on a beautiful creek. Upstairs was very nicely appointed and well stocked. This house would be perfect for a multi-family trip. It's basically two separate units, each with a kitchen, living room, beds, etc. Owner very responsive. We didn't have a need for the downstairs accommodations, which is good because the air quality is not good. Must have gotten wet at some point. Fix that and this house is a specialty show stopper!
This place is wonderful! Very interesting house and the location right on the creek's edge is peaceful and just beautiful. The house itself was well supplied with everything we might need and beautifully decorated. My family had so much fun and we all hope to make a return visit sometime in the future. Middle Creek is a special place to me because my father grew up a couple of curves up the road. Now my own family has memories there too. Thank you for an awesome weekend!

Lovely home, and very accessible for my 90 year old mother. You can hear the flowing river wherever you sit in the house. They were kind to let us check in early on our arrival.
We enjoyed our long weekend at Falling Waters. This was a great house for a larger family gathering. It is big enough to be together but has many fun unique sitting areas to explore for some time to escape. It was so peacful to just sit on the deck and listen to the river. This was a beautiful time of the year since the leaves were changing. The house is well stocked, clean and easily accessible. Tim was very responsive from the booking process all the way through checking out. Would definetly consider staying again.
This is a beautiful home away from home! We had a large group and everyone had plenty of space. There are lots of spaces to congregate together or find a few minutes of quiet time by yourself. The creek is perfect! We enjoyed sitting on the rocks with our feet in the cold water, and hanging out under the gazebo. The guys kept busy catching little fish and the teenagers spent a day tuning down the creek to the river. The house is clean and had plenty of bed and bath linens. It is also really well-stocked with cooking utensils, pots and pans; it even had cake pans, so we got to celebrate a 17th birthday properly! Overall, this property is fantastic, no complaints at all, and several little perks, which were really appreciated.
This home is fantastic! Plenty of room inside & out, comfy beds, lovely view, and listening to the creek was calming & restorative. Definitely felt like a hard me a at from home. We enjoyed making s'mores in the gazebo and walking the neighborhood. Communication with the owner was excellent. Very well stocked kitchen. Book now, you'll have a great stay!

This was such an amazing home for my family of 7. The pictures online didn't do it justice. The beds were all very comfortable. The art and decorations around the house were so nice. Our 5 teenagers loved all the nooks and places to hang out in. The area was close to so many hiking trails and mountain activities. The stream was so beautiful and I could sit out side listening to it all day. Tim was very responsive and great to deal with. We will for sure book again.
The house was beautiful & so was the river. Unfortunately the home was not as clean as we would have expected. I sent a message to Tim & said he would address our concerns with the cleaning crew.
Personality Property with Calming Sounds of River and the PERFECT LOCATION
We booked a "Ladies' Weekend" to explore the hiking trails, shops/ restaurants of Franklin, etc. This property had TONS of space for all of us with plenty of bathrooms, outdoor seating options, personal space and comfortable rooms/beds. We (6 women in our 50s) enjoyed sitting on the decks by the river at night with an adult beverage and thoroughly relaxed by the river with an added bonus of beautiful night skies. The property has tons of personality and tells it story. The property was easy to find and access. The owner offered fast responses. We ALL would HIGHLY recommend this to any group coming to the area. We thoroughly enjoyed this property and location--thank you for allowing us to stay! SIDENOTE: HIKING- We did "Ranger Falls" (on the way to Highlands) and Silar Bald (on the way to Lake Nantahala). EATING: We ate at Gracious Plates (Franklin) and had a WONDERFUL Sommelier (Estephan) who took us on a "wine journey" around the world--plus the food was wonderful (all locally sourced/ grown); lastly we hit "River's End Restaurant" at the Nantahala Outdoor Center (NOC)--it is right on the river near the whitewater race course--awesome food, view and you can walk down to the river (put those feet in after those couple hiking days). We loved this experience!
Absolutely beautiful,we had the best Christmas ever, so much room clean and cozy inside and out. We had a really sad year lost 2 family members and we were dreading the holidays, Our host was there every time we a question or needed anything, made our Christmas bright and made some beautiful memories. I can't imagine anywhere else that I would have picked to celebrate with our family, hopefully we will get to have the house next year and the next, if the house is available we would love to spend every Christmas 🎄 ⛄ in Otto from now own.
This home provided a large enough space for our group of 11 to gather but also plenty of separate spaces for people to separate to read and relax, play board games, watch TV, nap, etc. The sound of the falling water is like nothing else to soothe a soul!
We were very pleased with our stay at Falling Waters. It exceeded the description as well as the pictures. Very clean. Beautifully decorated and accessories above and beyond. We are all over the age of 70, and even though there were steps, the scenery was worth the extra steps. The soothing sound of the creek as we sat on the back, just took our breath away. Thank you to the host, Tim, who was very generous with his help and explantations.
