This home is nicely appointed with wood flooring and tasteful furnishings. All of your kitchen 'basics' are supplied. A sunny modernized kitchen has a granite island for sipping wine, eating breakfast or enjoying Boulder's Home Brews with skylights above.

The front area can be separated nicely for someone that may need to work from home and have the "family privacy" more to the back of the house. You will need to see this to appreciate it! Parking is plentiful. The new rear deck faces south for plenty of sunshine.

The location of this house is ideal for access to any part of Boulder, Longmont or Estes. It is on the bus line and it is 1/2 block from the Folsom bike path...head South to Folsom Field (home of the Colorado Buffaloes). The Pearl Street Mall is just a 5 minute bike ride or a 20 minute walk. The back yard is quiet and nicely groomed for privacy. You can walk to shopping, coffee, restaurants... where the locals go! Dog negotiable.

Great location!

We rented this house for our daughters graduation from CU, the location was perfect and the house worked well for my husband and I and my parents. The home is a little dated but clean and very comfortable for just kicking back! Thanks Grace it really was the perfect place to stay!

Perfect weekend

I visited Boulder for a weekend of mountain biking with three friends. This house was perfect for the four of us. The location was very convenient to Pearl Street and several bike shops as well as mountain biking trails north and west of Boulder. The accommodations were very comfortable with a spacious kitchen, pleasant back yard and BBQ grill. I will definitely consider staying here again on a return trip to Boulder.

Great House! Definitely coming back!

We stayed here for my sister's graduation and the house was perfect. Centrally located near campus and walking distance from a Safeway and other essential shops. The house itself was very nice. We had three adults and two children and it was the perfect size. The backyard is big and great for barbequing, with views of the mountains. We didn't use the hot tub, but I could imagine that on a snowy night it would be a perfect way to unwind. We will definitely be back! Thank you for sharing your home with us.

Iris Home

We were in town for a large softball tournament. The house was so convenient to our fields, shopping, freeways and pretty much everything we needed. There was plenty of parking for visitors. The house was well equipped for all our cooking needs. The squirrels are extra friendly along with plenty of bunnies. Woke up one morning with a beautiful 5 point buck on the porch. Highly recommend this home. Owner is also very responsive to any needs or questions.

Wonderful for family

This is a beautiful comfortable home. The kitchen/ dining area is open and perfect for the family to visit and enjoy each other. The backyard feels secluded, with a lovely deck overlooking the lawn where our children played. It is equipped with some toys and games, and the kitchen has all the basics. Grace was kind enough to place a ramp for my son with a wheel chair to get into the house. I would definitely recommend staying here. Close to great Thai food too! Grace was very helpful! We stayed here to attend a wedding in Lyons, and it was perfect! Thank you!

Great Location

This house was on a busy street but tucked away for privacy. It was a stone's throw to restaurants, a great coffee shop and the grocery store! We enjoyed playing Jenga and putting together a puzzle. The only down side to our trip was that it was unseasonably warm, so us Texas folks would've enjoyed some type of fan in every bedroom. ha Grace was always quick to respond and very pleasant to talk to. There were 6 of us and we used all 3 bedrooms and the pull out in the study....soooo much better than a several hotel rooms! Boulder was a lovely town!

Perfect location!

We spent the holidays in Boulder CO this year, and chose Grace's home for our stay. It was perfect! The location was excellent; close by shops, great bakeries and coffee stops, and a wonderful trail just up the road. Dakota Ridge on Christmas morning was perfect! This home is one of the best equipped of any rentals we've stayed in! The rooms were perfect for our family of 5...and the master suite was wonderful! Grace was a wonderful host; we left a piece of luggage behind (!!!) and she was very gracious to drop it at the nearby FedEX location. Thanks Grace! We can highly recommend this location in Boulder!

Where are the keys?

Enjoyed the house, good location. Would consider staying again. Have stayed at the home two times. On both occasions, owner requested the return of keys we never received and therefore could not return. Master bedroom desperately needs new carpeting or other flooring. The berber carpet has certainly seen better days. The kitchen is nice, the location is great. Hope the owner works out the key situation with whoever is supposed to provide keys.

Wonderful Stay in Boulder Home

We spent 8 days in this home during Spring Break. There were six in our party and the home had plenty of room. The property was clean and well-maintained. The photos on the listing do not do justice to the home - it is much bigger than it appears. The location of the home was wonderful. We had quick access to everywhere in Boulder. The home also has good access to the diagonal highway for trips to Longmont. We walked several times to the nearby Safeway store and the Red Rock Coffeehouse. During the week, we cooked several meals at the home in the large kitchen and we particularly enjoyed the large dining area where everyone seemed to congregate. We hope this home is available the next time we visit Boulder as we will definitely want to stay here again.

Plenty of room and perfect location

This house was perfect for our family! My husband and I and our grown children with two babies all had plenty of room and great places to all be together. The back deck and yard was a perfect place to enjoy the beautiful weather. The toys, books and puzzles were an added bonus! This house was a very comfortable place to stay and Grace was so sweet to check and make sure that we had everything we needed.

Family Fun

This property was ideally located for us as our son lives on the next block allowing us to walk back and forth. The back yard was inviting and we spent quite a bit of time outside. The house has everything you need to live comfortably . We enjoyed our stay.

Perfect Location- close to shopping, dining, recreation!

The house has 3 spacious bedrooms plus den with comfortable pull out couch. The kitchen and dining areas are large and accommodate large families cooking and eating. Also loved the small backyard with shade tree and deck and grill. Driveway is long with plenty of parking. We highly recommend this house for a visit to Boulder.

Great for a group

We had people coming from different places for a wedding. Having 4 separate sleeping areas really worked well. The master bedroom was especially nice and spacious, very comfortable bed. Kitchen was very well-stocked and there were plenty of linens, towels, etc for bedrooms and baths. Since we had good weather, it was very pleasant to sit out in the yard in the evening. I suggest getting very specific directions. The driveway is a little hard to spot but had enough parking for several cars. Thanks, Grace, for a lovely stay. Cheryl

College friends gathering

What a wonderful home away from home. We loved our stay and felt so comfortable. We loved the kitchen to cook and to hang out with each other and we really enjoyed the back deck. It was beautiful and private and we we had a view of the Mountains from the back yard. It was in a great location. North Boulder is the way to go if you want to explore Boulder, Lyons and Estes Park. We would stay here again in a heart beat. Grace was very easy to work with and responded quickly to any issues or questions.

Ideal Rental

CU Graduation Weekend

This is a wonderful house. Even though it is off a busy street, it is not noisy, The backyard is excellent and off the street, it's actually very private. It is a wonderful home that comfortably fits 8 people. The house flow is excellent and provides all the amenities you need. It's less than a 10 minute drive to campus and a 5 minute drive to Pearl Street. Grace communicates really well with you and provides all the information you need and is very fair. We asked for 2 bikes, did not use them and she did not charge us for them. Wonderful owner! Would definitely rent this property again! Thanks Grace, we had a wonderful visit! The McGowan's

Wonderful Stay - Thank you!

We stayed over Parents' Weekend and had a terrific time. The house is the perfect size, well stocked, clean and the owner was very responsive. Walking distance from a supermarket, several restaurants and an excellent coffee shop. Would definitely stay again!

Gem in the rough

We enjoyed a 4 day stay in early Aug 2015 and this house fit our needs perfectly. Everyone had a comfortable bed in 1 of 4 rooms including a study. Family life centers around the kitchen for us where we spent most of our time. The property felt private - inside and in the backyard with nice lawn and deck... even though it is on a busy and noisy street. Essentials were only 2 blocks away at a major intersection and highway - very convenient. Grace stopped in at check out time to say hi - very friendly and flexible. Our only nit was a wobbly breakfast table leg that was in need of a simple repair. This house would benefit from a "Handy Andy" tune up and would become solid 4 star!

Great place in a great location!

Our family of four rented this wonderful house in Boulder for nine nights in July 2015. We had great time and I would stay here again in a heartbeat. The house is large could easily accommodate more than just us four. When we entered the house we found it was very clean and the property was well kept - lawn was mowed and there was no sign of the pervious tenants. The kitchen was nicely stocked with dishes, pots, pans, etc,,, and we cooked a number of meals there with no problems whatsoever. We even used the grill one evening and that worked out well too. The bedroooms seemed bigger than what the photos indicated. We used only two of the three bedrooms rooms, but the owner nicely prepared all of the rooms for us. There were ample amounts of clean towels and we could wash dirty ones when we wanted because the washer and dryer were right there for us to use. The TV/living room can be closed off with a sliding door from the kitchen and master bedroom. Our kids played in the living room and they found it was more room than they need to lay out their Legos and other toys that we brought from home. There lots of games to play - mostly for older kids and adults. There are some Duplos and other toys for kids, but we're used to traveling with a mini Toys-R-Us, so our boys played with what we brought. We did not watch too much TV, but the place has cable and a DVD player (no BluRay) that work great. The owner was very responsive and replied to my calls and texts right away before we arrived. Although we did not need to contact her during our stay, I felt as though she would have been just as prompt. Checking in and out was easy. The property is very nicely located near a Safeway, gas station, drug store and other stores. There is an excellent coffee shop - Red Rock Coffeehouse (highly recommended) - within walking distance. One can also walk to Pearl St. pretty easily. A Whole Foods and Trader Joes are only a 5 min drive away. Some great food is also close by - Larkburger is also a quick drive away. Overall this was a great stay for us. I highly recommend it.

Iris Convenience

We found the Iris house to be super convenient for our stay in Boulder to celebrate my dad's 85th Birthday. It comfortably accommodated three couples and my son. The place is equipped with absolutely anything you could need. It is a shady and comfortable house on a main street, but it stays quiet in the neighborhood at night. The beds were comfortable. All was clean, convenient, and comfortable, and I highly recommend it.

Excellent location, comfortable home!

My family and some relatives stayed in this home while looking for houses in the Boulder area. Our group had 4 adults and 3 kids (ages 5 - 10). The house was ideal for us for the same reasons described by many previous renters - it was affordable, comfortable, and convenient. The busy road didn't bother because the majority of the house is set back from the road and behind a fence, and the back yard is actually quite private and quiet, and we didn't worry about the kids with the traffic. It is just a couple of short blocks from a Safeway shopping complex so it is easy to stock the kitchen. We were there during a particularly hot weekend in Boulder, but the house remained comfortable cool by opening the windows at night and closing the window coverings during the day (as suggested by the owner). The owner was relaxed and very easy to work with - very low stress.

Cozy Vacation Home!

First of, Boulder is beautiful so kind of hard not to enjoy yourself anywhere you stay. The city is organic and full of life. Grace was very responsive in every communication I had with her. The house had all the major ammenities one would expect but also very detailed needs such as full tank of propane gas, wine glasses, even a step stool to reach high places - among other things. Would recommend this house to families who would like to spend a relaxing time in beautiful Boulder without the fancy frills. I'd definitely use this home again!

Boulder Cozy Corner

Our family was so pleasantly surprised by this cozy home. The pictures online do it no justice. It looks like the home has been updated since the pix were first put up. As one would expect the house has all major necessities but was surprised at how owner keeps a detailed stock of supplies from a step ladder to wine glasses. It felt as if we were at home. If you're looking to spend a relaxing weekend in Boulder and are there to enjoy the sights of the mountains, I would definitely recommend this house.

I loved that you could separate the front area from the back if you worked from home. I like the walkability to restaurants, groceries and coffee.

What makes this property unique

It is difficult to find a single level home with character. This home is unique because it is perpendicular to the street giving me more privacy. I also like the detached garage and south facing back yard.
