This beautiful, newly remodeled duplex home is just steps away from gorgeous Newport Beach. Located just blocks from the famous Newport Pier, where dining and fishing are at its finest, this beach getaway is the perfect home to soak up everything that southern California beach living is all about! At just a few houses away from the beach and the bay, this duplex gets the best of both worlds. You'll have easy access to fun activities such as surfing, boogie boarding, sailing, power boat rentals, Catalina Island cruises, whale watching tours, parasailing, fun zone rides and arcade, and the World Famous 'Wedge' where some of the biggest body surfing waves in the world. Other attractions within a short drive are Sea World, San Diego Zoo, Hollywood, Universal Studios, Knotts Berry Farm, Disneyland and California Adventure Park, Long Beach Aquarium, Queen Mary, Spruce Goose, and many more.

One of the best parts about beach living is having an outdoor living and dining space to enjoy your surroundings. This lower unit has a spacious outdoor patio with a brand-new covered barbecue island, accompanied by bar stools that serve as the perfect spot to entertain family and friends on a beautiful sunny day. Ample seating provides room for all guests to enjoy the outdoors.

Upon entering the home, you will be welcomed by a large, open-concept living space, comfortable furnishings, a dining space, and access to the newly furnished, fully equipped kitchen. The beautiful wood-beamed ceilings will make sure that you feel right at home in this wonderful beach sanctuary. Kick back and relax after a long day on the beach while you watch a movie on the TV. The primary bedroom has a Cal King bed and ample room for guests to feel at home. The guest room has a full-over-full bunk bed that is perfect for all ages. The front room has a comfortable queen sleeper sofa that adds convenience and space for groups with multiple people.

Beach house

The house is in a great location. Walking distance to beach without having to cross a busy road. However, the walls are thin and we could hear everything the family upstairs was doing and saying. They had a small baby and we heard the baby cry the entire night even with our windows closed. The couches are not comfortable and sink when you sit on them. The linens for the couch were nowhere to be found and there were stained comforters. There was absolutely no hot water and we all had to take cold showers for the most part or Luke warm on occasion. For the price of the house. Definitely should have been better. Did love the sand toys and the front patio. Nice having a garage. Hate having to pay for laundry after paying so much for the house. The washer is tiny and barely could wash 5 towels at a time

Rude Awakening

Was woken up before 7AM on our first morning to workers arriving to replace the roof. Banging vibrated throughout the unit. Heater didn't work. Owner was on site, apologized and said the unit should not have been rented. Expected work to go on throughout the next 2 days. We called property management company and told them we were leaving that day and want a full refund. So far, no refund. Will be pursuing this further.

Walk to the beach

The location was great when you wanted to just walk right over to the beach. As far as the unit itself, it definitely needs some upgrading, both inside and out. It worked for us but looked better and bigger in the pictures. Kitchen has been upgraded and was nice.

Little Cozy Beach House

The location was amazing since it was walking distance to the beach. The beach house was clean and of course cozy. Only reason for a 4 star is because I wish it had access from the living room to the front patio with a sliding door.

Nice Place

It was a nice place. Location was great and patio was nice a big for entertaining guest. Wish the bbq and stereo worked on the island. Glad there was a working grill though. Could have used steak knives and some other entertain dishes. Overall was pleasant to stay there and loved that they allowed our dog.

Not as advertised

First, the good: Location, location, location! This property is a block from the beach, which was awesome. I can say that much, at least. It all went downhill from there, however. I really wanted to give this place a good review. I just couldn’t. Cleanliness was the first problem. There was food residue around the edges of the cooktop, and we found blood stains on the floor, food stains on the floor, a random bottle cap roaming around in the disposal, and what looked to be the last remnants of vomited food in the bathroom sink drain trap. There were dust bunnies on every screen in the windows, and on the wire cages of the floor fans that were provided to cool the place down. This reflects very poorly on the cleaning staff and makes you wonder how clean everything else was. The main living area seemed like a catch all for random furniture, and was overwhelmed by a huge dining table that made it hard to move in the living room. It dominates the small space, and forces one of two sofas to live in front of the slider. Very awkward. The kitchen has been recently updated, and was a nice touch, but regarding the furniture, sometimes less is more. The outdoor bar area is dilapidated and in need of refreshing, the thatch roof over the bar is in poor shape, the patio table is worn, and there’s an indoor loveseat sitting on the patio area, which just adds to the overall “beach dive” atmosphere. This was not represented in the pictures on the rental listing. Who wants to sit on a musty couch to enjoy a drink in the evening? That’s just weird. If my husband and I were 20-something college kids in a state of perpetual drunkenness , we may not have cared as much, but as adults, we expected better. This was a quiet, well located property, with a ton of potential. If the owners refreshed the outdoor area, and arranged the indoor living area a bit better, this place could shine. It needs a serious deep clean first and foremost. The rest could have been overlooked had it just been clean in the first place. One thing of note is that if you bring your dogs to this area, please be aware that they are not allowed on the beaches between 10 a.m. and 4:30 p.m. That was a surprise to us and our fault for not looking into that policy. We booked this place because it was pet friendly and all one level for our senior pups. We did find other activities during peak hours, but we would have liked to be on the beach more, as that’s the reason we chose this location.

Great Location

Seabreeze was amazing at addressing our needs during this crazy COVID-19 out break. The unit is priced fairly considering the age of the furnishings The owner should consider new pots and pans. The beds have cheap plastic liners that make you sweat! There are nicer options that are still water proof. The master bed mattress needs to be replaced. The location of this unit is Great and overall I would recommend it just know it's pretty basic.

Nice location

Most of the furniture is different than what is shown in the photographs. Even the microwave is different. As a buyer, accurate descriptions are valuable to me. The bed and the couches were super uncomfortable for us. It would have made a tremendous difference in our stay if these areas were actually comfortable and relaxing. That’s what we came to do on our vacation... relax. Also things like the bikes and the coolers were so rotted that they were unusable. We roasted in the house! I know August is hottest but even with all the windows open and every single fan on in the place... we could not get the inside temp to feel anywhere close to the outside temp. Ceiling fans would have made a huge difference. It was so much cooler outside than inside. Also there is a blue tarp on the roof? That was odd. The “perks” that helped us pick this rental turned out to be unusable. Ice chests were available but looked like they were a decade old. They didn’t even have handled on the ice chests because they had fallen or rotted off and were just laying next to the ice chests... the grill needs work. The location is great and we were able to walk to the beach every day. We went with a cheaper rental bc we didn’t want to break the bank. It was doable just wish it was more accurately represented.

Great place! lovely patio!

We loved everything about this property! The only reason I give it 4 stars is because they replaced the fridge the morning before arrived, and by that evening it had still not cooled down. I put in a call to the property management team that night (Saturday night) They told me someone would be out by the next morning, but no one came until Monday, with a small fridge to suffice until they could replace the large one (which didn't happen until Wednesday. This was a great inconvenience, and with all our food spoiling, and trying to entertain guests for my birthday. Needless to say it put a damper on the first half of our vacation :(. When the owner replaced the fridge on Wednesday he did provide me with a gift card to the grocery to help cover some of the food that had spoiled. Seems like a great guy! I'm hoping Seabreeze will compensate for the inconvenience - still waiting to hear back from them, I understand things happen, but I paid for the convenience of a house next to the beach. So I was expecting convenience.

Clean, spacious, full amenities, steps from beach

The property was near perfect. We came into a clean hope, with full amenities, down to a few sample laundry detergent, dish soap and beach towels. We stayed at the lower unit, which meant we had nice living room & kitchen connected to front yard. The three bedrooms had very comfortable beds, plenty of closet space. If there is one thing I could "slightly" complain about it is the water pressure. I think they went a bit overboard on water conservation. It was only a minor inconvenience though - so won't remove a star for that! We walked down to the beach every day, sometimes more than once a day. We were blessed with very nice weather and watched some of the most beautiful sunsets. The property is close to supermarket (0.5 mile away) and also all the best Newport Beach has to offer. We visited Balboa Island, Newport Pier, Fashion Island and other local "touristy" spots - exactly what we were looking for. We would gladly rent this property once again or explore other properties by Seabreaze in the future.

Love this place-perfect for family getaway

This is the second year that we have rented this unit w/ my son & daughter & their families. It is a perfect set up for us. And we love the patio! It is a great spot to entertain & we ate dinner outside all the time. The kitchen is stocked w everything you would need. The location is great & is within walking distance to all kinds of restaurants and the market. You never really need to get in your car. Also it was nice to have a parking space. Management team was very accommodating and made sure that everything was just right for us. The kids can't wait to come back next year so we have already booked it!!

Loved It!

We spent 2 weeks here in July 2016. Our favorite aspect was the Tiki Patio...we had many family dinners on the patio and some really good memories. The management team was very nice and quick to respond to a water heater issue. Although it is a little rustic, it looks as though the management company is continually improving the property. It was the perfect distance to the beach on a nice quiet street and within walking distance of so many good restaurants and stores. We would stay again in a heartbeat.

We can't wait to go back

It was an adorable 2 bedroom, 1 bathroom with a queen sleeper sofa that slept all 7 of us with ease. The management team was very accommodating with everything. Our children loved the sand toys and boogie boards that were available at the rental. The beach is only about 7 houses away, and super easy to make with children, toys, boards and such. It was great having a parking spot in the garage. It was exactly as pictured and just what we were hoping for. We loved it and can't wait to go back. We would definitely recommend this rental property to others.

Just What We Were Looking For

Loved the rustic cottage-feel this rental provided. We were not looking for super fancy, we just wanted to be near the beach, and this place was perfect for us. We could stroll to the beach whenever we felt like it, and were able to just cruise into town on our bikes for all of the restaurants and shops. Really couldn’t ask for anything more, had a fantastic vacation!
