THE SPACE
First floor condo at the gated Palm Springs Villas II. Fully equipped kitchen with cookwares, flatwares, utensils, Keurig coffee maker, juice blender, air fryer and toaster. The living room is equipped with a smart tv with premium channels. The bedroom has a queen bed and smartTV. In-unit washer/dryer combo for small loads and community/building washers and dryers. There are 6 pools, hot tubs and tennis courts in this gate guarded condos.
GUEST ACCESS
Guests will have access to the entire condo plus common areas - laundry rooms (use laundry card), pools, hot tubs, tennis courts, green belt to walk and jog, barbecue stands. There are tennis balls and racquets you can use.
HOUSE RULES
Clean floor means good health. For that reason, I left clean and sanitized slippers you can use indoors, and leave your shoes in the basket by the door. This will prevent the spread of germs, dirt and grime from the outside so you can enjoy clean and sanitary indoors.
ONLY REGISTERED GUESTS ARE ALLOWED IN UNIT. UNREGISTERED GUESTS are not allowed for overnight stays unless you have prior approval from your host. There is an additional charge of $75 per person per night.
PARKING is available in the roofed carport, 1 car is allowed in the covered parking and if you have a second car, must be parked in parking spots without a roof. This is a first come first serve – don’t worry, there are plenty of parking spaces available at all times.
ELECTRICITY
Guest pays for electricity over $100 per month. So please be mindful and turn off electric driven appliances, fans, air conditioner/heater when not needed and when you leave the unit. During the cooler months, the ceiling fans work well to keep you comfortable.
ACCESS
This is a residential condo community, not a hotel. The Home Owners Association (HOA) have deemed owners responsible for guest behavior, therefore, I encourage enjoyment of the facilities and space but smoking/vaping, loud noise, parties, unruly behavior, and cussing in common areas will not be tolerated and the Host will immediately terminate your stay without refunds. HOA fines Hosts for damage done by guests. All fines will be passed on to the guest and guest is responsible to pay for the damage. Any type of damage and complaints will result in your deposit not being returned and negative review/feedback. 60 Days minimum stay.
HOUSE RULES & IMPORTANT THINGS TO NOTE
YOU MUST BE AT LEAST 25 YEARS OLD TO BOOK.
*Host has the right to cancel booking within a reasonable amount of days if Guest(s) fail to provide the proper identification of registered guests (government issued ID), and information such as car license plate no. (if driving a vehicle), etc.
*Guest must fill out and execute a Standard Rental Agreement and an Application, required by City & HOA.
*Guest(s) may be required to a make a refundable security deposit.
*Guest(s) MUST adhere to check-in and check-out day and time. Requesting additonal day(s) stay must be done directly with Host who will make arrangements as necessary. Violation of this condition will be subject to court action/lawsuit and forceful removal by authorities, if it becomes necessary. Host has the right to call and obtain assistance of law enforcement.
ADDITIONAL HOUSE RULES:
*Any type of firearms are not permitted
*Any furniture not provided therein is not allowed inside the unit
*Appropriate attire and swimwear in pool area and common grounds
*No nude sunbathing allowed
*Absolutely NO food or glasswares in pool area
*Security will advise of violations
*No parties
*No smoking/vaping/tobacco or weed inside or outside of the unit and common grounds
*No overnight occupancy of unregistered guest or Host will immediately terminate occupancy without refunds to registered guests
*This is a residential building and guests are expected to act and behave in accordance to House Rules and HOA rules. Guest agrees to pay all fines and charges for violations and if damage occur.
Damage to the property by the guest(s) or their party is responsibility of the registered guest(s) and will be liable for damage costs.
PAYMENT & BOOKING BY GUEST(S) MEANS THAT GUEST(S) HAVE READ AND AGREE TO ALL THE HOUSE RULES AND RULES SET FORTH IN THE DESCRIPTION IN THE ENTIRE LISTING AND WILL ADHERE TO ALL THE ABOVE HOUSE RULES PRIOR TO BOOKING. CHARGEBACKS ARE NOT ALLOWED AFTER CHECK-IN. CANCELLATIONS STRICKLY 30 DAYS BEFORE CHECK-IN DATE.
