LIVING AREA
āThe Living room offers a comfy sofa, which opens into a bed for two. Put on your music or a favorite movie on the flat screen TV and chill out, leaving all the workday concerns back home. Step out to the covered balcony which is the perfect place to enjoy your morning coffee or a summer beverage of choice. After a day at the beach, you will love winding down on this spacious balcony.
KITCHEN & DINING
āWhip up your favorite recipes in the bright kitchen, detailed with sparkling granite countertops and new stainless-steel appliances. The Kitchen is fully stocked with all you need to prepare your favorite meals with ease! When it is time to eat, share meals at the kitchen table or perch at the breakfast bar.
BEDROOM & BATHS
āThis condo includes one bedroom with a King bed and twin-over-twin bunk beds located in the hall. The condo features 1.5 baths with access from the master bedroom and separate access in the hall for guests to have a private door to use. The bathrooms are stocked with a complimentary starter supply of bath amenities. The full bathroom features a tub/shower combination.
LOCATION - CASSINE STATION
ā Cassine Station is a fantastic complex nestled in the heart of Seagrove Beach along scenic 30A. Guests will love the community amenities, which include two refreshing pools, tennis courts, a basketball court, an outdoor grilling area, and serene nature trails. While relaxing on the sugar-white sand beaches is a must, there's so much more to explore just steps away. A variety of local restaurants and shops are located within walking distance, and nearby beach towns like Seaside and WaterColor are easily accessible by bike. You're also just a short drive from other popular 30A communities, including Rosemary Beach, Alys Beach, and Grayton Beach.
BEACH ACCESS
ā The One Seagrove Place Neighborhood Beach Access (just across the street from Cassine Station) is currently undergoing renovations to become ADA accessible. Construction began in November 2024, with completion tentatively expected by Summer 2025āweather and other factors permitting. This timeline has been provided by the county but is subject to change. In the meantime, guests can still enjoy the same beautiful stretch of Seagrove Beach just a short walk (about 1300 ft. west) to the Beachwood Villas Neighborhood Beach Access at 3874 E Co Hwy 30A.

Other Things to Note:
GUEST ACCESS
ā You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional instructions will be sent via text/email 48-72 hours prior to arrival.
STARTER KIT
ā Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home.
Wi-Fi
ā Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen/living room area or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.
PARKING
ā Guests have access to 2 parking spaces (unassigned). We will leave 2 free parking passes at the condo for you upon check-in. Parking is available on the north side of the building and along the east side near the pool and grilling area. Our unit is conveniently located on the 3rd floor, right next to the elevator on the north side of the building.
COMMUNITY AMENITIES / POOL / GRILL
āEnjoy access to two community pools just around the corner from the condo! Please be sure to review and follow the safety guidelines posted near each amenity. All amenities are used at your own risk. Grills are available near the pool areaāplease note that grilling is not permitted on the balcony. We kindly ask that you follow all posted rules during your visit to the pool and resort grounds.
BEACH GEAR
ā You'll often find beach chairs, toys, and umbrellas at the condo for your use and enjoyment! These items are part of a friendly āleave-one, take-oneā setup, so availability may vary from guest to guest. While we can't guarantee what will be there upon your arrival, feel free to use what's available and pay it forward if you'd like!
ELEVATOR
ā The resort offers one elevator located on the north side of the building, as well as a staircase available for your convenience.
SECURITY
ā In an effort to protect the security of our Homeowners and Guests, there are Surveillance Doorbell Cameras on the outside perimeter of both the Front and Back Doors.
PETS
ā Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
SMOKING
āNO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.
BOOKING
āYou must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.
CHECK-IN/CHECK OUT
ā Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS
ā We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN
ā Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.
REFUNDS
ā Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
