This home spans four levels:

Level 3
Spacious loft-style living area with a sectional couch, TV, foosball table, and pool table.

Level 2
Bedroom 1: Queen bed with private bath featuring a soaking tub and separate shower.
Bathroom 1: Private full bath with shower and tub.
Living Room: Relax by the stone fireplace or enjoy the views from the large windows.
Kitchen: Fully equipped with modern appliances and plenty of space to cook for your group.
Dining Area: Large table with beautiful views and deck access.
Bathroom 5: Convenient half bath.
Laundry: Washer and dryer available. Towels and linens provided.

Level 1 (Ground Level Upper Driveway)
Bedroom 2: Queen bed with shared bath.
Bedroom 3: Queen bed with shared bath.
Bedroom 4: Queen bed with shared bath.
Bedroom 5: Two twin beds with shared bath.
Living area with TV and access to the outdoor deck.
Bathroom 2: Full bath with shower/tub combo (shared by Bedrooms 2 and 3).

Lower Level (Ground Level to Lower Driveway)
Bedroom 6: Queen bed in a private walkout apartment featuring its own living area, kitchen, and dining space.
Bathroom 4: Full bath with shower/tub combo.
Garage: Available for guest use; note it may not accommodate larger vehicles.

Amenities
Linens, towels, and a starter kit of essentials (soap, shampoo, detergent, trash bags, toilet paper, and paper towels) are included.
Pool and gym pass program (subject to availability).
End-of-stay trash pickup included (additional pickups available for $10).

Disclosures
No AC: The mild climate typically eliminates the need for air conditioning; fans are provided.
Garage: While available for use, the garage is small and may not fit larger vehicles.

Important Notes
This home is in a quiet, family-friendly resort area. To maintain a peaceful environment, we kindly ask guests to adhere to the following:
Quiet Hours: 10 p.m. – 8 a.m.
Parking: Two vehicles in the driveway, and one in the garage; overflow parking is available at the ski area base.
Trash: No trash or food should be left outside to prevent wildlife encounters ($100 fine for violations).
No Parties: Unauthorized gatherings and noise disturbances are prohibited.

Short Term Rentals affect the neighbors and communities around them. We must do our duty to protect our local residents, our owners, our homes, and the communities around us. These house rules ensure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. We appreciate your understanding and help so we can continue offering these amazing lodging options and ensure everyone has an enjoyable experience!
Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
Check-in: Any time after 4 PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts are subject to a $100/hr fee.
Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
No Unauthorized Pets and No Unauthorized Guests: The guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests are subject to a $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on the property. A $100 fee may be imposed for violations of these rules.
No smoking inside the unit; $250 fee for violation.
We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
Some of our homes are equipped with exterior cameras for security purposes.
We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter finds its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open spaces which could attract rodents and/or insects.
