Our brand new condo was just completed in October 2021, and we're excited to welcome you to our place! We're right on the Blue River - we love to sit on our private deck and listen to the water rushing by! We're a family of 4, and designed our place to feature family-friendly amenities but also appeal to solo travelers, solo couples, and small groups. Our heated floors & gas fireplace make sure you never have cold feet even on the chilliest winter nights. We love the short drive to some of the best ski resorts in CO - whether you have the Ikon Pass, Epic Pass, or neither, you're an easy drive to board or ski!

Now more than ever it is important to stay in a professionally cleaned space. We don't "outsource" our cleaning - our cleaners are professionally trained with a passion for what they do! Our team follows an industry-leading cleaning checklist, and our Operations team executes randomized inspections to ensure our standards are met.

➤ Heating & AC - Radiant heat flooring. Note because of our temperate mountain weather, we do not have AC. Even on warm days, our place stays cool, and evenings are always chilly - our windows open to let in fresh mountain air. Plus we have ceiling and floor fans!

1. Smoking (or vaping) is NOT allowed in our home. Smoking is allowed outside the building only, with doors closed. A minimum $1,500 cleaning fee will apply if smoking is discovered inside.
2. People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The Host has not represented this unit as an event facility, therefore, additional guests are not permitted without prior notice. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever.
3. The Host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Host allows children with the following stipulations: Guests are responsible for any and all necessary 'child proofing'. Children must be supervised by an adult at all times.
5. There is no daily housekeeping service. While the house has been thoroughly cleaned prior to your arrival and linens and bath towels are included, daily maid service is not included in the rate.
6. Pets are not permitted; any pet being "snuck" into the apartment will result in a minimum $300 cleaning fee.
7. Cleaning fees are paid to assure Guest's arrival to a clean property, not to clean up post-checkout "messes." While we don't ask or expect Guests to clean prior to leaving, we do expect reasonable cleanliness standards followed - garbage thrown away, spills cleaned up, etc. Cleaning required due to excessive messiness will result in additional costs, charge at a rate of $30/hour.
8. The hot tub is a community amenity and the posted rules must be followed, or the HOA will issue fines and / or termination of the stay. Key rules are no glass, no children under 12, 10am - 10pm use, be respectful of the neighbors.
