The property is well maintained, quiet, looks like the photos, and is within walking distance to downtown Philadelphia. However, there are some quirks. You must take your shoes off when you enter the vestibule before going upstairs to the living spaces - we were there for a wedding. Hard to put dress shoes on while standing (and not wanting to sit on steps in dress clothes). Owner provides "house slippers" but they weren't disposable so none of us wore these. Living room could use another 3 seater couch - there were 8 of us and the chairs for those who didn't fit on the couch were tall stools and not particularly comfortable. We didn't use the kitchen much other than to make coffee, but the owner wants you to empty the dishwasher before you leave so we handwashed the dishes as we didn't have time to wait for the dishwasher to run before check-out. There are no nightstands in the bedrooms and the bathroom mirrors are over the toilet, not the sink. Entry storm-door doesn't have a lock - and there is a small space before the keypad entry door to the unit. While we had no problems (we accidentally left this door wide open the first night - and the owner pointed this out to us b/c of the cameras), this is a city and anyone could enter the first part of the vestibule. Soap, shampoo and conditioner in the shower should be labeled. Best feature was an ensuite bathroom for each couple. Overall, the unit was fine for our needs.

DO NOT STAY HERE!
There were 7 of us staying at this place for a wedding. Initially there were 6 and when I messaged the host about an additional person, she said to leave $50 on the counter. When we got to the place, we noticed there were no linens for the 2 futons and when I messaged the host about this she said that one set of linens would be $25. We declined. While we were there the place was burglarized and when I called the host, she immediately said "I didn't do it", instead of asking if we were ok or if she could do anything about it. We had thousands of dollars of property taken from us (laptop, wallet, house keys). As the entrance has a camera I asked for the footage or for them to check the footage from the time we came home until that morning. They told me they couldn't do it as they needed to physically be there to check it. An hour later they tell us they didn't see anyone on the camera and they said no one came in during that time. They insisted that no one came in and if they did, it was our fault and they have no responsibility. We did not leave the $50 due to the fact that so much property was taken. The host continued to text multiple times to ask for the $50 saying that it was our fault that the place was robbed. Then FIVE DAYS later, they give us ACTUAL footage of someone coming into the home while we were sleeping. Thankfully none of us were harmed but the way in which the host managed the situation was horrendous and still continued to ask for the $50.
The property was advertised and located in an ideal area of Philadelphia. One suggestion for making it more appealing is to add small TVs in the bedrooms. If you have kids or teens with you, it would be an option to occupy their time while on the property.
The property manager was supportive and available when needed.

The property is very well maintained, quiet, looks exactly like the photos, and is within walking distance to nearly everything you'd want to do in downtown Philadelphia. Kaitlin is a gracious host who greeted us at the property to make sure we knew how everything worked and to answer any questions. I would absolutely consider staying at this property again... with a condition.
I had to knock some stars from the accuracy of the listing. The listing is for a 2bd 2ba rental, but the townhouse is actually 4br 4ba. The other floor during our stay was rented out to another group of complete strangers. They were nice enough people, and we didn't have any problems with them, but this feels like you're taking on a substantial downside risk for what should ultimately be a trouble-free experience.
If you can secure the entire townhouse (or are sharing space with the host), I say go for it, 5-star experience.... and i would happily adjust my current review upwards if this property's policy was changed to be an exclusive rental instead of shared
