19th Century Water Mill on Outskirts of Beautiful Dordogne Village
A converted 19th century water mill next to the village of Sainte-Alvère, famed as the heart of truffle country, beautifully preserved and an accredited "Ville Fleurie". The mill is a 5 minute walk to the market square on a quiet road. The village has restaurants , small shops and a bar, plus a tourist information centre where you can learn about the many activities you can do in the area. The mill benefits from a wrap around balcony and two separate terraces giving access to the extensive grounds, and large 12 x 6 private pool (open May-Oct) . The lower terrace also has a summer outdoor kitchen with BBQ equipment, gas hob and fridge freezer. There is a large private garden and guests are also welcome to wander the adjoining meadows ( 6 acres (2 hectares)). Inside the mill there is a well equipped kitchen and a lounge, both opening onto the balcony. There are four bedrooms, three in the upper part of the mill, the fourth room is at the garden level and accessed via external steps. Three rooms have ensuite shower rooms and toilets, while the fourth is next to the house bathroom, with bath, shower and separate toilet. All rooms have king size beds as standard, but two of the upstairs bedrooms can also be set up as twin single beds instead. A child's cot for ages 0 to 4 years can be provided.

Excellent holiday, the house and pool worked so well for us all. Loved walking into the village every morning to get our croissants.

Nous avons passé le week-end ma famille et moi dans ce superbe gîte tres bien équipé. Le cadre est très calme et très agréable. Le gîte est très spacieux. Il y a même une piscine extérieure pour les jours d'été. De plus, les propriétaires sont d'une extrême gentillesse et toujours prêt à rendre service.
Un grand merci à eux pour leur accueil.

A great location with several local nearby villages to visit. Bergerac is a 30 min car ride away. A great base to explore a beautiful area of France
The house is lovely and comfortable, but what is particularly wonderful about this property is its extensive grounds amply equipped.We loved eating outdoors in the evenings especially. Everything about the property is really well thought out with owners nearby (but unobtrusive)for any problems. We had a problem with a fridge freezer not working and it was changed the same day, very impressive!
We really liked the nearby village which is very pretty and meets day to day need. Lots to do locally too and lovely part of France. We plan to return!
A lovely 2 week stay in this stunning part of mid-southern France! 30 mins drive from Bergerac Airport with 1 hour flight time via London City (which we had to use for a brief return to the UK mid stay); 6 hours drive from Paris; 2 hours drive to Bordeaux or 8 to Calais for a UK tunnel crossing.
Gite came fully equipped with all we needed as a multi generational family of 6. Village of Sainte-Alvère is 10 mins walk - 5 if you are fit! There you will find a bar/tabac, Pharmacy, 2 boulangeries, a post office a decent size general store plus 2 very good restaurants. We tried/used all of these amenities throughout the stay and highly recommend all for their purpose! 20 mins drive to the market town of Le Bugue with 3 major supermarkets, many bars, restaurants, banks, tabac's, Post Office etc so all you need if not in the local village - even 'Duck Gym' which considering it is located in a rural area was very well equipped and well priced at €20 per week to use without restriction.
We loved the gite, the area & the region - Brandan was helpful and on hand as our host. Thoroughly recommend this accommodation. 6 acres of garden space so plenty of space to kick a rugby / football around, play badminton, petanque or anything you wish as it affords personal space for all too. Pool decent size and kept clean twice a day by the hosts. One warning, it is rural, and as an old mill it is surrounded by streams (some are clogged so lots of night time 'midgy' activity so bring mozzy spray!
Better than expected. So spacious accommodation with large beautiful grounds to roam in and pool. Short stroll to the village and the boulangerie. Small market on a Monday. 15 minute drive to Trémolat where you can take the train to Bergerac or Sarlat. 15 mins to Limeuil and the Dordogne river. Property has everything you need for a self catering. Each bedroom has its own bathroom. Just very peaceful and relaxing. Can't think of anything lacking. The perfect place to enjoy the Périgord Noir
The property was full of character. Brendan and Damian had put a lot of thought into providing the little things that make a difference. They were on hand when you needed them and were friendly and full of useful advice and tips.
The property was very clean and had everything you needed for a home away from home.
We will definitely go again so we can better appreciate all the region has to offer.

Had a fantastic stay at The Mill with my family. The house was lovely, had good sized bedrooms and was very clean. One bedroom/ bathroom is annexed to the main house overlooking the garden and has it's own separate access. Perfect for those who want space away from the main house! Outside there was plenty of space for the kids to run around in, sun loungers and a fantastic big, clean pool. The owners Brendan and Damian were lovely and happy to help with any questions re. the local area. The village is a short walk away with 2 lovely bakeries where you can get fresh pastries and bread in the morning. The Mill is also situated in a great place for sightseeing the nearby caves, villages, markets, rivers etc. Overall i would highly recommend this house for a holiday!

Our family party of 6 adults enjoyed a great week staying in this converted mill in July. The hosts, Damian, and Brendon, live in the next-door house and were very helpful in offering advice about the property and the local area.
The mill and grounds are spacious, with plenty of choice of places to sit and relax or eat, depending on whether you are looking for shade or sun, and incredibly well-equipped. The double bedroom on the ground floor has its own kitchenette, which was great for morning tea in bed, undisturbed by the rest of the household. We all enjoyed the pool of course! There was plenty of room to store our own bikes under cover and the hosts provided a few of their own (with helmets) for guests to use for short journeys.
We appreciated the proximity of Saint-Alvere with its Tuesday market, boulangeries and grocery, and enjoyed drinks at the bar and restaurant. The village can be reached in a few minutes walk across fields, if you are happy to take a big step across a stream, or via the road if not. There is a well-kept tennis court en route, which can be booked at the village tabac. Further afield, the Dordogne River and its attractions are within easy reach by car.
