From the moment you arrive on the main floor of this home, the quintessential North End living is revealed and obvious - you have truly arrived at one of the most beautiful beaches in the country! You will be immediately drawn to the covered screened porch, where you get a peek-a-boo view of the Gulf of Mexico. The patio is warm and inviting with plenty of seating, ceiling fans, and an option to enjoy meals outdoors.

The living room is meticulously decorated with the finest island decor. The soaring high ceilings and interior make for a spacious open-concept area to spend time with your friends and family. There is plenty of seating on the couches to watch the sunset, catch the game or your favorite show, or simply relax after a long day of exploring all that Anna Maria has to offer. You are able to easily entertain while preparing your meals in the gourmet kitchen. There is a huge, beautiful island with seating for 4, along with a dinner table that also hosts 4 guests. The kitchen provides a stove, oven, dishwasher, microwave, refrigerator with ice maker & waterspout, garbage disposal, 12-cup coffeemaker, Crockpot, toaster, kitchenware, as well as a wine/beverage cooler.

The Master Suite is a dream! A large, open space, a luxurious King bed, plenty of storage, and flatscreen TV to unwind. There are nightstands for two to ensure you can make yourself right at home. The ensuite is light and bright with a double vanity, beautiful tile work, and a large spa-like shower.

The Bunk Room consists of two separate built-in bunk beds, 4 twin beds total. The room was perfectly designed for a small group or children to be together, while having their own space of solitude to get a good night's rest. This room has storage, fans, and a flatscreen TV. This room is adjoined to one of the Queen bedrooms through a Jack-n-Jill full bathroom. This Queen bedroom is as beautifully decorated as the rest, also providing storage and flatscreen TV. The final bedroom, also a Queen, is provided with the same amenities and luxury.

The heated pool and spa area is another spot Three Little Birds has to offer! There is also seating, a ping-pong table, and grill (propane provided). This home has plenty of outdoor space to enjoy. From the covered, screened porches you can relax, taking in the island breeze, views of the sparkling water, or the banyan trees.

Every reservation now includes a credit towards personalized beach gear rental included with your stay (chairs, cart, umbrella, bikes, coolers, games, and so much more). Simply make selections prior to your stay and we will have at your home for you!

POLICIES:
NO PETS. NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY RENTAL EQUIPMENT:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20-degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date.
Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.
