Welcome to Vista Lodge! To ensure your stay is 5-star quality (and for those after you) we ask that our cabin and its contents be respected throughout your visit. Accidents happen, and if they do, please notify us immediately. In the unlikely event that you experience any issues during your stay, we will do everything we can to address them accordingly, as soon as possible, but please remember that you are renting a house so there are no on-site maintenance personnel.
To provide a safe and enjoyable experience for everyone there are a few house rules that must be adhered to (by confirming your booking you agree to abide by these rules).
#1 - Check-in is after 4pm.
We cannot accommodate for any early check-in's to allow our cleaners ample time to provide you with a thoroughly cleaned and sanitized cabin.
#2 - Check-out is 10am.
Our cleaners need time to get the cabin cleaned and ready before the next guests arrive. Please be respectful of our cleaners and vacate the property on time. Any late departures will incur a $100/hr charge.
#3 - All renters must be 25+. You may not book for someone else. ID verification required.
#4 - There is a 16 person maximum. If you arrive to the cabin with more than the number you accounted for on the reservation, you will be charged $100 for each person over that number.
#5 - Absolutely no pets allowed. No exceptions. If you sneak a pet in of any kind you will be charged $500 and be asked to leave immediately.
#6 - Absolutely NO Smoking, Vaping, or Drugs of any kind. If you absolutely must smoke please do so outside the cabin and use the ash bucket, or ash receptacle on main deck, provided to keep the property and environment clean. If evidence of smoking is found in the cabin, you will be charged $750.
#7 - There is a camera on the property for your protection. If you touch or tamper with any security devices you will be asked to leave immediately.
#8 - NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, bedding, etc.
#9 - Hot tub - You are responsible for the safety of yourselves and your children. USE AT YOUR OWN RISK. Children under 16 are not permitted at any time unsupervised by an adult. NO alcohol is permitted in or around the hot tub. DO NOT add any foreign substances (soaps, cleaners, fragrances, etc) to the water. Please shower before entering the hot tub to minimize soaps, oils and detergents that can change the chemical balance of the water. Also shower after exiting the hot tub. Our cleaners drain, sanitize, refill and replenish all chemicals prior to check-in so the water may not be warm until that night. Do not STAND or SIT on the hot tub cover. It is meant to keep the water warm, it can't support any additional weight. When hot tub is not in use, please keep the cover on and the safety rope secured. Keep the temperature between 100-103 degrees at all times. You will be held responsible for any additional cleanings or damage costs due to not adhering to these rules.
#10 - Absolutely no fires of any kind on the premises (including candles). Unauthorized fires will be charged $100 plus any additional damages. Please use the charcoal grill provided for barbequing (must bring your own charcoal). Grill must be cleaned before leaving the property.
#11 - Please note that I adhere to the cancellation policy and do not offer refunds or date exchanges due to illness, weather, power outages, natural disasters, or any other circumstances beyond our control, except in cases of a formal evacuation issued by local authorities. I strongly recommend purchasing travel insurance for your peace of mind.
#12 - Please do not rearrange any furniture in any room or balcony. There is a locked owners closet in the lower level of the cabin. Please DO NOT tamper with or try to unlock this door at any time. If damage or tampering has been found, legal action will be taken.
#13 - Absolutely no parties, events, loud music at any time. The cabin is in a closely populated neighborhood. Please be respectful of others around you and keep noise to a minimum after 10pm.
#14 - Trash - There are two bear proof trash cages with 2 barrels inside, located in the driveway, for your use. Please do not throw trash over any deck or balcony as, aside from destroying the property, will attract wild animals that can be dangerous. Please use the trash cans in the house and, when full, put the bag in the 2 barrels provided in the bear proof bin and lock the cage. The code for the lock is 2732 (the address of the cabin). DO NOT put trash bags on top or outside of the cage, or any exterior areas of the cabin.
#15 - Bugs and Critters and Bears, OH MY!
This is a cabin in the mountains and there are bugs, critters and bears everywhere. Expect to see and hear them. We have a pest control service that sprays monthly, but you may still see some unwanted guests from time to time. Keeping the doors closed and screens on windows or windows closed will help keep those critters and bugs out of the cabin but sometimes they still sneak in uninvited. DO NOT feed or approach any animals, especially bears, they are dangerous! There is a bear family that resides in and around the resort area. It is very important to keep your car doors locked and windows up at all times, the bears are smart enough to open car doors! Please remove all food from your car. See rule #14 to help keep the bears away!
#16 - Mountain roads can be tricky to maneuver at times, especially in the winter months. Snow and ice are not too common in Tennessee; however, storms do happen from time to time, and it is important to be prepared to stay put for a bit during a storm for your safety until the roads clear up. If a storm is imminent, please make sure that you have at least 24 hours of food and water available to you. Power outages can occur and, because the cabin is a bit off the main road, it can sometimes take the utility company a little longer to restore power to the area. It is also highly recommended that you have a 4-wheel drive vehicle, if at all possible, during those times.
#17 - The Preserve Resort community is on a shared well system and, therefore, from time to time, there may be water restrictions for the cabin.
