The Back 40 Treehouse is legally permitted with the City of Bella Vista (Permit #48798).

It is a 2 bedroom, 2 bath home in Bella Vista near the Back 40 Trail system, and minutes from Blowing Springs and the Little Sugar Trails. The house is also near all the golf courses, lakes, and other outdoor pursuits that Bella Vista and NWA have to offer. Tucked into a quiet cul-de-sac the Treehouse is perfect for those who are looking to spend their days on the World Class Trails that NWA has to offer, and their evenings relaxing and refueling amongst the trees.

The space

LIVING ROOM

The hub of the home offers a great open area in for socializing thanks to the comfy sofa and two chairs. There is a record player with records as well as a Roku television.


DINING ROOM

The table has four chairs for eating or playing board games (provided). The kitchen island has two seats as well.


KITCHEN

The counters are butcher block. The kitchen is well appointed and there is plenty of room to make meals and snacks.


BIKE FACILITIES

This home is mountain biker friendly. There is secure storage for your bikes, a tire pump, and a cleaning station.


REMOTE WORKING / WFH

Back40 Treehouse has a desk in the master bedroom. Additionally, you could set up on the back deck and feel like you are truly working in a treehouse.


2 BEDROOMS

The main bedroom has a king size bed. The second bedroom has a queen size bed and a twin bed. Both bedrooms have plenty of storage space for your belongings.


2 BATHROOMS

The ensuite bathroom for the main bedroom offers a tub shower combo, while the second bathroom offers a stand-up shower. Great for seniors that do not want to risk a fall. Hosts will supply quality towels for all guests.

LAUNDRY

You’re welcome to use the washer and dryer.


OUTSIDE SPACE

The patio features a table with chairs. Additionally, a propane grill with all the tools you’ll need for a BBQ.


LOCATION

There is so much to do in NWA. For work you are only 10 miles to Wal-Mart Headquarters and downtown Bentonville. Rogers is 17 miles. Besides the many miles of biking trails there are seven lakes and many golf courses in Bella Vista. There are numerous Arkansas State Parks in the area that are free for day use. Great place to be for work, play or relax.

BELLA VISTA POA

Guest passes for Bella Vista POA amenities can be requested if you book 5 days before your arrival. The guest pass will give you access to the lakes, golf courses, pools, etc. You do not need a guest pass to access the bike trails. When requesting the passes, please send the first & last name of everyone needing a pass and the city and state you are visiting from. Once I have submitted the request for the passes, you will receive conformation and instructions on how to get the passes.

Wonderful MTB getaway

My wife and I stayed here to ride mountain bikes in the Bentonville/Bella Vista area. The house was in a great location, clean, comfortable, and the deck had great views. We enjoyed having morning coffee on the deck watching the birds. The bike storage was secure and convieniant. Anything we needed was provided. I highly recommend this property.

Boys Fishing Trip

Perfect spot for a quick getaway with friends to fish. Was an oasis from the unfortunate weather we encountered and to recuperate after the early Spring downpour that conicided with our stay. Clean, tidy and welcoming, it was just what three dads of young kids needed to recharge batteries and pursue some fresh air and natural beauty! Thanks again to the great hosts for having us

Quaint and Clean!

We had a short stay in Bella Vista visiting family and thoroughly enjoyed the property. The house is quaint, very clean, and we lacked for nothing. The house is in a quiet neighborhood with easy access to everything in the Bella Vista and Bentonville area. We would definitely stay again! Thank you!

Exceeded Expectations

For someone who tends to be disappointed with the cleanliness of most hotels and rentals, this was a pleasant surprise. The whole house was clean and comfortable. What a blessing when you’re trying to enjoy time away from home! Jennifer was so easy to work with. Great communication. Responded quickly. She answered all my questions, made suggestions for food and recreation, and made both check-in and check-out such a breeze. The bike shed was really helpful. The record player was fun. And the house had all the conveniences of home with a coffee pot, dishwasher, disposal, washer and dryer, WiFi, smart TV, fresh linens, everything we needed! The only reason I gave four stars on “location and neighborhood” is bc I got a little nervous the first day we pulled in. The neighborhood kind of left something to be desired. And when we got to the house, the yard was overgrown. So I was worried what the inside would be like. But once we got in there, it was totally true to its description and reviews! And we had a great time. We just let the front yard contribute to the treehouse feel of the backyard which was beautiful and peaceful and lovely. I wouldn’t have even mentioned it if it hadn’t asked me to rate the neighborhood. We would definitely stay here again!

Great little home in Bella Vista

We had a wonderful stay while visiting family in Bella Vista. Access to the home couldn't have been easier and all communication with the host was seamless. Home was clean and looked just as the pictures. Very quiet neighborhood. We will definitely look to stay again when in town!!

Craft Fair Weekend in Arkansas

We were in Arkansas for the October craft fairs. We needed a clean place to shower and sleep and this was the perfect little place. I wish we had more down time to enjoy the deck and scenery out back. It wasn't centrally located for all of the craft fairs, but the price outweighed the drive and the drive was beautiful especially this time of the year. Jennifer was quick to answer any questions we had. I would stay here again!

Great 4 Day Getaway!

This property was just what we needed to look at possibly relocating to the area. Nice quiet relaxing evenings on the deck overlooking the woods. The 3 of us all thoroughly enjoyed it!

Fantastic getaway!

We loved our stay at the Back 40 Treehouse! The house is clean, cozy, and has everything you need. We loved the design style too. It felt like we were completely isolated, even though there were neighbors on both sides. There's a great deal of privacy. This was a great base for us use while exploring everything NWA has to offer. We'd love to stay again sometime!
