Tucked away in the quiet, iconic Thunderbird East neighborhood of Kierland/Central Scottsdale, Twin Palms is situated on an oversized corner lot with a south-facing backyard – perfect for those looking to maximize warmth and sunshine! The home received a complete interior and exterior remodel in 2021 and features a large open-concept living/dining/kitchen area that is perfect for indoor socializing. Bedrooms are spacious and fitted with luxurious Beautyrest® Hybrid mattresses – the ultimate in sleeping comfort! The primary bedroom is split from the other 3 bedrooms and features an en suite bathroom, desk & chair and direct access to the backyard. All furnishings are new with a clean mid-century modern vibe.

POOL HEATING INFO & FEE (Note: Heating is optional)
Twin Palms is fitted with a propane heater set at a consistent 87 degrees – the ideal pool temperature we've found. (Please note: Many pools in Scottsdale use heat pumps that struggle to reach temperatures above 80 degrees in winter months, so please be aware.) If you plan to use the pool during your stay, we recommend heating the pool if booking between October-May. (Heating is not required June-Sept)
Customizable Pool Heat Fee:
- Option #1: $75/day (If you choose to heat for your entire length of stay.)
- Option #2: $100/day (If you would like heat turned on for only certain consecutive days during your stay. Pay for only the days you need the pool heated. This is great if you don't plan to use the pool on a certain segment of your stay.) ***Please ask us for details/restrictions regarding "Option #2".
AGE REQUIREMENT / PROOF OF IDENTITY:
You must be 30 years of age to book Twin Palms and the person booking the reservation must be on the property for the duration of the stay. We may ask for ID at the time of booking to verify.
BOOKING RESTRICTIONS:
Twin Palms is located in a safe and quiet neighborhood and while we invite our guests to have fun and enjoy our indoor and outdoor amenities, we ask that all guests respect the home and our neighbors. If you are looking for a "party pad," Twin Palms is not the right house for you. We respectfully restrict the following types of bookings:
- NO BACHELOR/BACHELORETTE PARTIES
- LOCALS IN THE PHOENIX METRO ARE RESTRICTED FROM BOOKING
- NO PARTIES. NO EVENTS. NO WEDDINGS. NO LARGE GATHERINGS.
- PLEASE, NO DECORATIONS/GLITTER/CONFETTI
NOISE MONITORING / SECURITY CAMERAS:
We employ indoor/outdoor noise decibel sensors to monitor noise levels. They do not monitor/record conversations or audio, only decibel levels. In addition, we employ a camera in the front yard and driveway for security purposes. For your privacy and enjoyment, there are no cameras inside the home nor the backyard. We ask that you keep noise at a minimum and abide by quiet hours.
QUIET HOURS: 9 PM - 8 AM (Sun-Thur) | 10 PM - 8 AM (Fri & Sat)
NOTE: SCOTTSDALE EXPLICITLY PROHIBITS EXCESSIVE OUTDOOR NOISE, AND IT WILL NOT BE TOLERATED. Assessed fines and penalties will be charged against the traveler(s). During ALL hours noise and music MUST remain at a REASONABLE level.
PARKING:
Up to three (3) cars max. (1 in garage and 2 in driveway) No overnight street parking.
PETS:
No pets of any kind allowed. Unauthorized animals on the property will be fined $500 to cover any necessary cleaning and/or damage.
EARLY CHECK-IN + LATE CHECKOUT:
We are very flexible with early check-in/late check-out. (Based on availabilty.) Early check-in/late check-out is by request – all we ask is that you provide as much advance notice as possible. There is no additional charge.

POOL EQUIPMENT
- DO NOT REMOVE POOL CLEANER/VACUUM HOSE FROM THE POOL.
- DO NOT TOUCH OR ADJUST POOL EQUIPMENT. Our pool equipment has been programmed to optimize cleanliness and minimize noise during sleeping hours. The pool heater is fitted with an app-based control and monitoring device. Please do not turn the heater on or off, nor adjust the heater temperature at any time.
POOL RULES & SAFETY
SWIM AT YOUR OWN RISK. Pools pose a risk to all guests. Risks can include, but not be limited to, bodily injury including permanent disability, paralysis, and even death. These risks may result from circumstances such as the misuse of the pool by yourself or others, or the unavailability of emergency medical care. Guest(s) acknowledge and understand that use of the pool is at their own risk. Guest(s) assume full responsibility for the safety and well-being of all Guest(s) when using, congregating around or walking near the pool.
CHILD/GUEST SAFETY PRECAUTIONS:
- GUESTS AGREE TO CLOSELY MONITOR ALL CHILDREN AND/OR OTHER GUESTS TO ENSURE THEIR SAFETY AROUND THE POOL.
- There is no pool fence present at the home. The home’s two (2) sliding doors and one (1) utility door leading to the backyard act as a protective barrier for small children.
- Child Safety Alarms are located on the utility door and both sliders leading out to the backyard. Please turn alarms on for the safety of any children in your party.
