"After staying in cabins in the Smokies for over 20 years, we found that this was by far our most pleasant experience! The kitchen was stocked with absolutely anything you would want..including a slow cooker which was amazing! Literally we wanted for nothing.
The space was so comfortable and seemed even more roomy than it was..it was easy to be there for several days with 7 people. The attention to detail was incredible. Everything went above and well- beyond our expectations!
The beds were so comfortable, the TVs were the perfect size, the towels were so luxurious and all of the extras made it an absolutely wonderful vacation for our family.

Sunset Vista sits between Wears Valley and Townsend and borders the Great Smoky Mountains National Park. This cabin is one of a kind and is perfect for anyone looking to get outdoors and explore the mountains!

Main Floor
Open-concept living area that opens to the dining room and kitchen, new electric range and fridge have been installed since pictures.
The master bedroom has a king bed and en-suite bathroom. The bedroom opens up to the deck close to the hot tub.
The door from the dining room leads to the upper deck with a table and hot tub.

Upstairs
The upstairs master bedroom has a king bed with an incredible view out the window. The loft features a queen bed. The two upstairs bedrooms share the bathroom with a jacuzzi tub.

Downstairs
Walk down the stairs from the main living area and you will enter the game room. Watch your favorite game on the 55-inch Roku tv while playing a round of pool.
The kids will love the tent-shaped bed that has a trundle bed. The trundle bed can also be opened and the two beds can be used together as a king bed.
There is a full bathroom downstairs.
The side entrance door is next to the parking area where the charcoal grill is.
There is another back door/entrance in the hallway between the two bedrooms that leads out to the bottom of the two decks.

Enjoy the sunset from 1 of the 2 decks on the back of the cabin as you enjoy your dinner or relax in the hot tub.

LOCATION
Community pool just two miles away, 5 minute drive, during the Summer for guests to enjoy.
Catch and release fishing pond available year round adjacent to the pool.
Welcome to "the peaceful side of the Smokies." Townsend is a beautiful, quiet area that has its own entrance to The Great Smoky Mountain National Park. The cabin is directly between Townsend and Wears Valley.
Wake up with a delicious cup of locally roasted coffee from Heavenly Roast, or Artistic Bean.
Spend the day hiking in the Smokies'.
Then finish your night off at Peaceful Side Social Brewery and Craft Kitchen. Enjoy their delicious farm-to-table foods, craft beers, and fun atmosphere.

WINTER WEATHER:
Please note that there are some somewhat steep, windy roads leading to the cabin, as is very common in the area. The driveway leading to the cabin is also a short, fairly steep curve. If there is winter weather some of these roads may be impassable. Power outages are also very common when there is winter weather, and power outages can last for days. There is NOT a wood-burning fireplace in the cabin. Trip insurance is STRONGLY recommended as we will not give any refunds due to winter weather.

CHECK-IN/CHECK-OUT TIMES:
Check-in is at 4 pm and check-out is at 10 am. While we want to go above and beyond whenever possible, we cannot accommodate early arrivals or late departures. This is to allow our housekeepers adequate time to thoroughly clean, restock, and sanitize the cabin before and after your stay.

ACCESS CODE:
We have an electronic lock on our cabin. No worrying about having to find an office to pick up/drop off keys! When you get in the area you can go straight to the cabin and start enjoying it.

NO PARTIES OR PETS:
Quiet time is after 9:30 pm and is strictly enforced. If you are night owls this property is not for you. If you bring more people than reflected on your reservation you will be asked to leave without a refund. Must be 25 years or older to rent. If you bring a pet of any kind you will be asked to leave without a refund. ABSOLUTELY NO SMOKING!

INTERNET:
Please note. While we have the best internet possible the trees around the cabin do limit speeds. Fine for most day-to-day use such as email, social media, and watching Netflix, although it can be slow on occasion.

PARKING:
Parking is limited to 4 cars. The parking area is tight and the driveway is shared with the cabin next door.

BEARS:
Please know that there is a lot of bear activity around the cabin, especially May-October. DO NOT FEED THE BEARS!!
Do not leave any food unattended outside (including in your car, or on the grill) at any time. We are not responsible for any damage to your car from bears. Please make sure to keep your car locked, and keep all doors to the cabin closed at all times.

HOT TUB:
The hot tub is to be used at your own risk.
For guests 18 and older.
Alcohol is not allowed near the hot tub.
Glasses are not allowed near the hot tub.
You may not use the hot tub if you are pregnant or have consumed alcohol.

CHECKOUT INSTRUCTIONS:
1. Leave the laundry to us! Bed as-is and towels in the bathtub or in the laundry baskets in closets.
2. Please load all dishes into the dishwasher, including the coffee carafe and coffee ground basket, and start dishwasher.
3. Please remove all items from the fridge and place all trash (don't forget bathrooms/bedrooms) in the bear proof receptacle outside.

OTHER DETAILS:
*Except for emergencies, maintenance calls will be made after your stay.
*No early arrivals or late check-outs. If you arrive early or leave late there will be a $75/hour charge.
*No refunds for weather/natural disasters/power outages/acts of God/or anything else that are beyond our control.
*There is a 3.5% cancellation fee to refund any amount
*ABSOLUTELY NO FIRES inside or out. Unauthorized fires (including candles) will be charged $100 plus damages.
*Please remember that the cabin is in nature. While regular pest service is performed, you may see some extra visitors due to the cabin's location.
*Video Surveillance - There is a ring doorbell on the front porch, and a ring floodlight on the side by the parking area. The video footage is operational during the guest stay and may be reviewed or recorded by the host, or the channel your stay is booked through. Any attempt at disabling, tampering, or obscuring the cameras is prohibited and will result in the guest being evicted immediately without a refund.

Most Amazing 4 Days Ever!!!
This cabin has far been the best we have ever stayed at on our yearly trips to Gatlinburg! We love going through the Cades Cove loop and this cabin is within 10 miles of it. It's secluded and has an amazing view! The rooms are beautiful and spacious! More than enough beds for the 8 of us who went. We had a mama bear and two cubs visit us one night. We also got to see the Northern Lights one night as well as the International Space Station fly over. We will definitely be booking this cabin in the future!

Amazing!!!
The property was absolutely amazing! The place was very clean and accurate to the pictures. The host was very accommodating and made sure we had a great stay. They had coffee, a box full of small items in case you forgot something, and a couple of small gifts that just helped make the stay even better! Very thoughtful and I was super pleased with our stay!

Gem of a cabin
Our little family of five had the most amazing getaway in this cabin! It was easy to get into GSMNP, as well as to drive to Pigeon Forge, Gatlinburg, and other activities. The kids loved the game room and each of the little sleeping spaces. The back decks are amazing, and we all enjoyed the hot tub. We saw a black bear cruise by twice, which was exciting for us city folks. There were also fireflies at night! Kara was very communicative and helpful, and the property was lovely. I highly recommend this cabin!

Peaceful and Relaxing Cabin
We enjoyed staying at the cabin while on Spring Break visiting the GSMNP. It's location on the edge of Wears Valley was perfect as it was just a short drive to just about anywhere we wanted and needed to go. The location was very private and quiet and the hosts were very responsive and helpful. The cabin was super clean, well maintained, and very comfortable for a family of 6 adults and teens.

We had a great time. First time staying in the area. We loved the cabin and the location. The cabin was very clean and well stocked with everything we we needed. The mountain views were beautiful. The cabin was secluded and quiet and an easy 20 minute drive down into Pigeon Forge.

Very nice picturistic view cabin
Updated, modern decorations throughout whole cabin and good quality linens and bedding with lots of pillows!! Very thoughtful!! Made lots of cool pictures of the clouds seating on the mountains as cabin is higher on the mountain. I would recommend new glass top stove for another upgrade of the cabin

Our group had such a fun time and really loved this cabin. Checkin was easy and there are plenty of stores nearby. We had one issue which Kara addressed immediately. We saw a few black bears which was really cool. Would definitely stay again!!

Cabin Between Townsend and Pigeon Forge
Well-furnished, with many nice touches; well-stocked kitchen. Kara responded promptly to get hot tub running. Boys enjoyed pool table despite limitations is space. Issues: Very little kitchen storage for non-perishables; doors covering laundry and pantry difficult to move;; a fine black dust falling onto the upstairs king bed; and a tricky doorknob lock in upstairs bathroom, that trapped more than one of us—knob needs replacing. Even so, we enjoyed seeing a bear and a couple deer, Cades Cove, Abrams Falls, Middle Prong trail, river rafting and lots of games. Thanks!

Relaxation on the Quiet Side
This was a great house for a group of college friends and families to gather near Gatlinburg and Pigeon Forge. We loved the location for how close it was to the National Park. The kids swam in the river and asked to go back to the house when they were tired. The adults enjoyed catching up on the deck watching the sunset over the mountains. We would stay again if the opportunity ever presented itself.
