Villa Rome is located at the end of a road with no noticeable traffic. There is no more peaceful way to spend your holiday. The yacht club area is characterized by the many new villas along the river and the lovingly designed gardens. Restaurants and shops can be reached with the in-house bicycles as well as on foot. The beach of Cape Coral is only a few minutes walk away.
The holiday villa is equipped with everything your heart desires. Living room (with TV), kitchen and pool area have the latest surround equipment, which can be used separately. The house has the full Comcast/Xfinity cable TV package.
The pool area is facing west and guarantees sunshine at the pool all day long and fantastic sunsets. The pool area with large swimming pool and whirlpool can be heated separately.
In the kitchen, cooking experts get their money's worth. You don't have to do without anything in your holiday home. You can expect all the comforts of a normal kitchen here. A separate gas grill is of course also available on the terrace. Besides the normal filter coffee machine, a Nespresso machine is available as well.
From the open living area, the kitchen and the dining room you have a view and access to the pool area. The villa has 2 separate master bedrooms with large king size beds. Ideal for 2 families, no parents need to miss out on the comfort of the master bedroom. The third bedroom has a queen size bed. The fourth bedroom has also a queen bed. Additionally there is a sleeping sofa so this house can fit up to 10 travellers.

Poor owner communication. Home is very dated. Entire reason to book home this time of year was for heated pool and hot tub due to time of year. Neither worked or were ever corrected due to owner never responding. Home has hole in roof w mats over and gutters and facia laying on side of home. Property manager was nice but could only do so much without owner approval.
Overall the house was beautiful and in a great location. Both sunset and sunrise viewing every day. Safe Area. Communication from the property management was poor. Full and accurate instructions on how to use all aspects of the home’s amenities was not clear or available. The pool and spa turned green during our second day and was never ready for use after that during our stay. The boat and captain was a simple process and easy to use. The management contacts were mostly only available by text. They would say they were going to help but in the end never did. We did have to have to pay electric for the week as expected but there was no reduction for the electricity for the running of the pool and the spa all week when those amenities were unusable. I had planned to work during our stay and we did not have Internet for the last 3 days of our stay or television. I would return to this house again if the management team was available to help, timely with the use of the home. We paid a lot to rent the home and expected to use all the amenities the entire week. It was a letdown.
Loved Villa Rome. Was perfect for our stay. Property management company did a great job. Enjoyed the boat. Would recommend to any group looking for a great place to stay.
The boat captain answered any questions we had. He even gave us some recommendations. Everyone had plenty of space and their own privacy. We absolutely loved the pool and spa! When we were there at the rental not doing anything we were in either one.
The home is gorgeous, spacious and comfortable. We actually stayed in and cooked at the house most of the time. The boat works just fine. We took it out a couple of times and went to Sanibel and Captiva. Watch your chart and stay in the channels on the river, as some are very narrow even though it looks like open water. The team that manages the property is very attentive and on top of things. We had a wonderful vacation stay at this property.
I know there were some mixed reviews about this place, but we had an absolute blast. The house was clean and the check in process was simple. When you walk in to the kitchen they leave you a binder with directions for check in, check out, and they give recommendations for places to eat, golf, and other activities. The manager of the property was responsive and helped with anything we needed. We got to the house later and he came the next morning for us to sign our check in. We had an issue with one of the fans in the bedroom not working and the smoke alarm was beeping. They fixed it right away and we had no issues for the rest of the trip. We didn't know how to turn the speakers on for the house and he walked us through it and showed us exactly how to do it and how to turn the volume up or down in each room. He also made sure to explain how to use the pool properly with the remote which was also helpful. As long as you read the emails sent to you in regards to your stay you should have zero issues. The email clearly states that check out is promptly at 10AM for turnover for the next guests and if you stayed at the house and see how big it is then you understand why they need you to get out at a specific time. The boat was a blast and they showed us how to use everything on it. The only issue we had was the master room would be warm in the morning because the curtains were sheer and didn't block out the light. Overall we had a fantastic time and would definitely come back. Highly recommend this beautiful property.

Highly ill prepared for guest
Door code was wrong upon arrival, so we waited. Hot tub wasn't functioning and the grill wasn't working, so we ruined our steaks we brought from Dallas trying to use the grill, so the first night was a bust. We ended up having to buy a grill to use ourselves the rest of the trip because the owner wasn't able to respond quickly enough. The next morning the management company came out to give instructions on the boat, but the batteries in boat were dead, so we had to wait for them to get approval for new batteries and install them the following day. 1/2 of the light bulbs in the house were out, dead batteries in smoke detectors so we had to call management twice for that. The owners control the AC from afar, so we burned up downstairs and even after asking them to unlock it for us, we still had to purchase a fan for the downstairs bedroom. It was sweltering hot! The ceiling fan in the upstairs master made so much noise it was unusable, so again, we had to have a box fan. The windows are covered with sheer drapes so there is NO sleeping past sunrise on our vacation. The ice maker clogged up and spit water all over the floor constantly, and I slipped once or twice. There were so many "little" annoying issues that one has to wonder how long it's been since the house has been rented, OR how long it's been since the owners have even been there. The final touch was when the management company informed me that "this furniture is 40K, just so you know." Why would you put something like that in a rental property that you have to keep covered and don't want someone setting on? So, the front room looking at the view was virtually unusable.
The only real plus was that we finally got to use the boat, the spa and the pool and that the management company at least responded quickly when we had a problem, including showing up at 7:30am, sitting in the driveway on our last day for our 10am departure. They were even kind enough to meet us at the door as we were leaving. I've never had that happen before and really considered it to be a bit rude.
This property did look like the pictures! It was very clean. There is not one day in-between check-in's as listed. I don't think it matters. Andy and Fred were great, responsive. A few minor details. The boat cost is actually $200. The coffee maker was Keurig not Nespresso (I brought Nespresso pods but could have brought Keurig pods). The kitchen had salt, pepper, that was about it. A lot of nice plates and glasses. Could have used plastic glasses with the pool. The outside furniture has starting to age and a couple of chairs needed to be replaced. I made sure to let Andy know. The management company only knows what is wrong if you tell them, and I wanted to be helpful to the next guests. Overall a good trip.
