The property and location were great. Family of 12 comfortable accommodation's with private baths, even the 2 pullouts are basically private rooms with baths. Main living area handled the group fine, dining area was configurable for the group by putting the tables together. The down side was 2 bedrooms had no heat at all (55 degrees at night) split units in each room must be AC only, one room uncontrollable heat (near 80 at night) and two with scalding hot water. Hence the title summer might be better. Some of us like to sleep in colder temps, so we made it through. 65 degrees would’ve been much better.
We loved staying here. So much space and it was perfect for each couple to have their own privacy. Wonderful location and felt very safe the whole time. Check in and check out was very smooth and simple. Would highly recommend!
What a great house! This was a very comfortable space for an extended family of 12 to be together. The house was very clean and well equipped (just needs a larger frying pan!). There was room for family dinners and board games yet everyone also had their own space and bathroom. The location was ideal and we were able to easily walk to restaurants, shops, the mansions, Cliff Walk and a beach. We all agreed this was a house we would return to.
What a wonderful property! It was clean, spacious and well decorated. Parking was so easy and the location was perfect. Even with the amount of people this place can hold, once you were in your room it was very quiet. The host was responsive to any needs and made the check in/check out process very smooth. We are already making plans to come back! Thank you!
Great spot with enough room for extended family and near downtown also close to both venues we needed to be at for our sons Newport wedding ! All bedrooms have their own bathroom which was extremely convenient. A few more comfy chairs in main living room may have been helpful but otherwise parking accommodations and communication with host was perfect!
The air quality was so bad upon arrival we were unable to stay even one night! Requested a refund and air quality testing but getting the run around. Despite immediately canceling and asking management for a new venue did not obtain so had to go to a hotel. Thank goodness there was something available for our family of 8. . Ruined our vacation! Stay at your own risk! But what a great location - sorry we didn’t get to enjoy it as advertised! Enter at your own risk!⛔️
We had the pleasure of staying at the Breakhouse for a family and friends vacation. We wanted to all be together so the kids could hang and the adults could have some fun and this place was perfect for that!
Every room in the Breakhouse is huge and comfortable and very clean. Everything about the Breakhouse was convenient as there is a huge central living room with a kitchen attached and everyone had their own bedroom, bathroom and shower!
The kids had a blast as there are so many places to explore and a little game room they played in. The adults had a great time sitting on the couch and in the kitchen as we played cards and got to catch up on life.
The location was also incredible as we walked to dinner every night. We even took a stroll to first beach which is just a minute away.
Overall our stay was perfect and just what we needed. If you are looking for a large gathering with a big group and don't want to over spend on Newport hotels, then this is the perfect place.

Family weekend
We were very underwhelmed by this property. While location was great, the house was extremely dirty with spiders everywhere and bugs on windowsills. The house looked like it was slapped on a face lift but mostly it was very old and dirty. We couldn’t even use the bathtubs because old dirt and hair came out of the jets. We also got locked out of the house as the battery stopped working on the front door. Make sure you stay in summer too as the heat in the house kept going down to 60 and it was freezing the whole time which was horrible for kids. Overall, very disappointed.

Unfortunate and overpriced
First, after the cancellation period ended, the management company sent me a document asking for a lot of personal information that was not part of the the rental agreement or in the house rules. VRBO had to get involved to tell them we are not required to provide that. Secondly, the space does not match the impression from in the photos. The kitchen was old and small and the dishwasher rack was broken. You wouldn't want to cook anything in there. The living area was two little rooms, with old, uncomfortable furniture in each. The room with the TV had two chairs, one of which was broken, and a small loveseat with cushions that you can feel the springs through. It's like someone took their old broken furniture and moved it into this property. There was no room for other seating even if we had tried to move chairs around. The only place to sit and eat together was a cheap plastic table and chairs off the kitchen, with awful fluorescent lighting. In other words, there was nowhere comfortable for our group to hang out together, so we just kind of uncomfortably existed there for two days wishing we were somewhere else. The management company has a long list of rules, but the owner needs to live up to its end of the bargain by either updating this space or representing it more accurately in the profile photos. And definitely charging less. Next time we'll get rooms at Hammett's Wharf -- that would have been much nicer, cleaner, better located, and less expensive!
