It was the perfect location for much needed down time. We really enjoyed the peace and quiet. The enclosed porch with comfy seating was great! The only negative thing to us was no cell phone service. Just because we have elderly folks that may need to reach us.
Loved the cabins location on the property and peacefulness of the area. Signal with low but still had enough signal to text if I left my cell phone in the bathroom. Owners were very helpful when we couldn’t find a can opener in the cabin.
We needed a couple of days away to celebrate our anniversary. We love floating kings river . We basically had the resort to ourselves because we were there on Sunday and Monday evening. Beautiful weather only 4 other people on the river and a cute little resort to boot . Friendly owners and they are quick to help you if needed because they live on property. We will be back with friends next time !
The rental was very quiet and nicely decorated. We wished that there was WiFi. Also, we were surprised to find out there is no cell phone signal. We recommend a whole house water filter. The smell of rotten eggs due to the sulfur in the water was disappointing.
Overall the experience was good. There were just a few things that would have been nice to know going in.

This place was the cutest. Extremely clean and furnished with everything you need. The location is beautiful for sure. We enjoyed our stay very much and will definitely be back!
Clean and quiet spot with great river access. The hosts were super friendly and accommodating. Be aware of little or no cell service, still perfect for a nice short get away! Will be back for sure!
We loved the “Barndo” It was cute, clean, comfortable and we had a VERY relaxing stay. It is far enough from town that it was very peaceful and a very beautiful setting. The river is right there though we didn’t spend time on the river. We visited other things in the area and generally had a great time.
My family and I really enjoyed our time at the Barndomenium! It was very clean and had everything we needed to relax after spending the day outside. We loved watching the hummingbirds from the screened-in porch.

Enjoyed the cabin, river close by and peaceful setting. Missed the internet and tv.
Overall fantastic property, very secluded, and right on the river. Couldn’t have asked for a better location or more relaxing place to getaway and relax on the King’s River. The barndo was adorable, clean, and very homey with an amazing screened in porch and everything you need for a fire outside. Our only wish was that there could have been a TV inside with some movies if desired after a long day on the river. We will definitely be recommending to friends and anyone traveling to Eureka Springs. Hope to return soon!
We had a great time, 4th of July was amazing. Great cabin, good hospitality would definitely recommend. The river is really close our dogs had fun too.
The Barndo was a really cute place to stay! Communication with The Roses was pretty easy, and they answered all of my questions in a timely fashion. The Barndo is located right off of Kings River, just a 2 minute walk from the front door. There is no reception whatsoever out there (I have Verizon), so let loved ones know where you’ll be before your trip. There is no WiFi in the buildings, which I think could be an upgrade overall. Having no service is a major downside to this place. This location is a good spot for star gazing and floating on the river, only about 20 minutes from Eureka Springs and 10 minutes from Berryville. Overall a great place to stay, and they allow pets!

It was a great little escape from town. It was very quite and peaceful. It looks like there will be a campsite and other small house rentals coming soon, so the peacefulness of the area may not last. But I'm glad we got to experience it before that! Nature put on a great show and the river was just a short walk away!
Location, location, location!
This beautiful little Barndo was perfect!! Beautiful rolling hills asa back drop and a beautiful creek, with hammocks for relaxing and enjoying nature, the whole property was GORGEOUS!! The hosts are so kind and helpful. This is wonderful family spot that you won't want to leave! I cannot wait to come back!!
